We also considered the same, based on our observations. Not sure why people are blindly investing in properties without even seeing the flats. I asked one of the salesperson from GERA if they can show any flats, to which they bluntly replied 'We need not create any sample units until the flats are selling before launch"

Great detail. The only thing you missed was over selling and hidden clauses in agreement. Many of the buyers feel that, agreement should be shared even before the project plan

True, i dropped buying 2 bhk duplex for same reason, less carpet, very high prices 78 lac, very congested. But i ended up buy studio bacz new i heard commercial zone by gera raheja and panchsil are coming in area.
Also buyer 3 bhk in Godrej boulevard instead of Gera 950 carpet at 75 lac

This project is like Chal was Epic .
Honest review ! I totally agree with almost all the points, the only points that you missed were about the duplex space which gives additional space for construction and Gera is providing kinda semi furnished flats, I would say it's not 3 bhk but 2.5bhk at additional cost, and efforts.
Kohinoor Kaliedo and VJ Enchante connect on a private road where the radius from this project becomes a diameter. But we never know if there comes a good commercial project that pops up in the vicinity and shower some rain of appreciation for all.
I have a text written about semi furnished flat and ya right missed for .5 need to bare minimum 3lakhs

No point on giving phase 1 details now, those are already in line for possession. I was expecting details for phase 2 which is more relevant now.
Phase 1 is part of phase 2 so i think you need to understand overall project before looking for phase 2, have added pricing and carpets sizes of phase 2 you can see an image of it in this video, phase 2 rera is not in place so cant disclose anything for now.
@@rhkvlogsofficial Yes but I think most of the problems mentioned in phase 1 apart from congestion in common areas should not be there in phase 2 considering bigger carpet area. Correct me if i am wrong.
Carpet area are bigger but units are more starts from 2bhk grand/royal, 3bhk prime/grand, 3.5bhk royal/supreme and 4bhk supreme

Bhai ji, humne leliya hai, hume toh access hi nahi hai actual flat pe. Bahot ladai ke baad hume sample flat dekhne mila hai. Aap ne ek third room joh ban sakta hai usko aapne miss kiya hai which was sold as a USP..
Free me to nahi hai yeh jo paisa aap ne diya usme nahi hai, ek minimum amount to dena padega uske liye to already price is on higher side so again you will pay for that extra room

Gera does not have good reputation when it comes to flat deliveries I heard....
Flats are so small that brand ambassador Amitabh will not even fit inside it..

You should have come up with Phase 2 review rather than phase 1 as phase 1 is already in line for possession and there is a huge difference in number units/sizes/unit and floor plan for phase 2 towers as compared to phase 1
