  • In this edition of BC Renovation Magazine we take a before and after look at one of our older projects. We bought this home as an abandoned bank foreclosure. The previous owner just up and left one day and stopped paying the lot rent and mortgage. The bank foreclosed and it became a court ordered sale.
    There was a small addition on the home that we removed. We built a new addition and covered deck. The original unit was 840 sq. ft. We added 360 sq. ft. to bring the total floor space up to 1,200 sq. ft. plus the covered deck.
    This video is a bit different format than what we usually do. This is a slideshow. It is said that a picture says a thousand words, so you won't hear me talking on this video. :-)

    Our hope at BC Renovation Magazine is to inspire you in the renovation of your home, and that you might find something useful in our videos. We really enjoy transforming these properties into comfortable homes. It is an incredible amount of work to do a home like this but hard work and perseverance pays off. The reward of handing over the keys to an excited new homeowner at the end is a good feeling.
    We do one of these mobile homes a year, among other projects. It is kind of a labor of love for us. It is kind of sad when we buy one of these distressed properties. These were homes for people that lived lives in them that for whatever reason life did not go their way. We often see things that tug at the heart a bit. In this home there were marks on a wall that had recorded the height of the children (and the family dog) as they grew over the years. Often we find old photos of a better life left behind.
    Our joy comes in breathing new life into these homes that many would just discard, and giving them a fresh start. We try to make each one unique with its own character, just as the people that buy and live in them are unique and have their own character.

      Wow I wish u could help.me with mine I am on SSDI in Florida my floor is bubling up in the kitchen I can barely move around in it. It's from 85 but believe and just a one bedroom n looks hideous inside but I am unable to do my h doue to my back and feet n I don't have the money to pay anyone n lol live in a 55+ place in n central Florida. The house is beautiful u just transformed

      Everyone should live in a trailer once it makes you appreciate other houses. Interesting that the bathroom was so big in the before and the toilet and tub probably cost more than the trailer.

      The story goes that the woman that lived here suffered from some disabilities. That original ensuite bath addition was done for her to help her be more comfortable with her daily living needs.

    I love all the light colors, and modern lighting they put in mobile homes now. The open concepts r so much better, and it makes the home look larger. Modern appliances , etc.

      Thanks for your comment. :-) Yes, I do most of the work myself. When I need an extra hand (muscle) I have some friends I can call on. My wife is a big help to me on these projects as well. She does a lot of the interior painting and helps to choose colors, buys the appliances, etc. The only trades we hired on this project was the electrician, the guy that installed the HVAC system and the guys that installed the eaves troughs. Other than that it was just me. some friends and my family.

    Wow I teared up watching this. I know that sounds ridiculous but that home is beautiful. It’s so refreshing watching videos of people renovating stuff and seeing what it looked like before. We are starting to remodel an old A framed house and we are drawing up plans and looking at how we want everything right now and doing tons of research but I know everything is going to get a lot harder in a few months time. We are doing all the work our selves. And money is always an issue so we are going to do little by little. I’m going to make a channel and document everything so everyone wish me luck.

      @@BCRenovationMagazine Although it is not my home I am renovating, your work is incredibly motivating. Most people (including me) tend to say "it's just a mobile home / rental." But you show that it can be so much more. I basically rebuilt my entire house, but it took me four years, and I was so worn out from it that it has taken me a decade to be ready to tackle a big project again!

I think some folks watch these HGTV home improvement shows on TV and think that these projects get done in a few one hour episodes. :-) The reality is that it is hours and hours of work.

    I just had to say i've always wanted to build big houses out of old trailers. You stack them and place them how ever you want. Then box it in and side it like you did on this video. Goals 💯 not to mention work like this is a great way to recycle them. Love the video sorry i had to share that lol god bless

    I’m now building an attached garage and laundry room onto my doublewide. I dug deep footings around the perimeter as well as in the center, added block which was poured solid with hold downs turning it into a permanent structure. Was engineered and approved by our local building Dept. Let me know if anyone is interested in a video of the build. The garage build is now on RUclips under John VH 2019.

      Thank you, G.T. G 1. :-) Eight or so years ago this park was a mess. The ownership was poor, management was almost non-existent. Then it was bought by owners that put time, money and effort into it and started a re-development plan. It has taken 7 years but this park is being transformed into one of the most desirable parks in the area. There is still work to be done, but the park has come a long way. The park is in a good metropolitan area that is thriving. There is new construction everywhere. We, and a few others like the guy that has brought the new home in across the street from our current project, have been working with the park owners in this re-development plan. It is exciting to be a small cog in the big wheel of bringing this park back to life, just as we brought this home back to life. Another fellow just completed a project very similar to this one to a 1991 home. He works much like me. He worked away at it for over a year. He just sold his for $263,000. Good, solid, un-renovated homes in this park are selling regularly in the $150,000 range, and selling quickly. There is nothing in there for under $100,000. Eight to ten years ago you could have bought just about anything in there for less than $50,000.

    *Renovating a mobile home that was in such sad shape, was an interesting choice to say the least. I live in New York, and I wouldn't bother here. Brand new mobile homes with 3 bdrms, 2 1/2 baths, can be purchased for under $100,000 USD. In my area, this flip wouldn't be cost efficient. It is clearly a well thought out, and executed renovation though. Well done.*

      Thank you, Christopher. This kind of thing is not for everyone, that's for sure. One of the biggest challenges here that people that would like to buy new have is finding a place to put it. There are very, very, few new mobile homes already on lots available to a buyer. We have many parks, with thousands of lots in them, but these lots are occupied by homes already. There are no new parks being developed. The trend in our city is densification. Multi story residential buildings (apartment condo). That type of housing is not for everyone and there are many buyers looking for a little place like the homes we renovate, with parking for two cars in front of your home, a little bit of yard for children, pets or gardening, and nobody on the other side of the wall. For the kind of money we sell these homes for you can only buy a studio apartment new, or a very rundown older condo in need of a reno. That is the appeal of these. We have a very unique housing market.

    Nicely done! One thought: I would have placed the accent tile ribbon just under the outlet level on kitchen backsplash....maybe one more run above...... to allow to continuous uninterrupted run.

    Fabulous job! The one down side to renovating an old manufactured home is insurance. In Florida anything before I believe, 1995 you can't get insurance...

      Hello Gloria. Thanks for your comment. We have insured some of our projects which were older (one was a 1982) without too much problem (here in Western Canada). It can be expensive, though. There are three major things here that affect insurance in mobile homes and how much it costs. Insurance companies don't like old furnaces, old hot water tanks and poly B plumbing. When we do these projects we go through the whole home and upgrade all plumbing and electrical to current, modern standards. We replace the heating and cooling systems with new, energy efficient equipment. For all intents and purposes the home is like new, and that makes the insurance companies happy. :-) Once the renovation is complete and the new owners take over insurance has not been an issue here.

      Something else that can be a problem in buying or owning an older mobile home is financing. Many financial institutions won't finance an older, un-renovated mobile home in our area. Our experience is that once the home has been gone through as we do them the bank is more co-operative in providing financing. They can see the value in a renovated home, but not in one that is in need of a renovation with the intent of doing so.

      It is kind of interesting how we got into this renovating of mobile homes. About 4 years ago my youngest daughter (in her 20's) and her husband were looking for housing. Housing in our area is very expensive and they were having a hard time finding something they could afford. That's when my daughter discovered mobile homes. They moved into one and really enjoyed the lifestyle verses living in an apartment or condo. Their place was OK but I thought I could buy one of these and fix it up really nice and provide a really nice home for young people that they could afford. That's how we got started with this. As it turns out, our typical buyers are seniors paying cash.

      @@BCRenovationMagazine I'm glad that one can get insurance there. When homes are redone and have the upgrades as in tie downs etc, I think they should be inspected, then given insurance accordingly.

    I'm curious about the numbers. How much did you pay for the mobile, how much did you spend on renovations? Did you do the work yourself or did you pay contractors? Did you selvage materials or were all materials new?

    It's crazy to think someone allowed this home to fall into such disrepair yet bought a portable bidet costing around $200 plus to put on their toilet!

      Frances, there is a rather sad story to this home. The woman that lived there was quite poor and physically disabled. She was unable to care for the home but I think that she did the best that she could under the circumstances.
      I was told that the ensuite bath was built for her by some people as a gift to her. The toilet and hydro massage tub were installed to help her cope with her physical challenges.
      I think she suffered a lot, and the inspirational writing on the bathroom wall is telling. I think every day was a challenge for her.

      Sharon, I don't divulge too much about my costs, but there has been some discussion way back in the comments where I did provide some hints. I have to be careful. You never know who is watching these videos.
      But, I can tell you that the people that we sold this home to got it for substantially less than a similarly appointed new mobile home would cost. It sold (three years ago) for $230,000.00. I made good money on it. A new home would have cost them close to $300,000.00 at the time.
      It is a lot of money, but for us, in our expensive housing market, this works very well.

      Kiki, yes, this was a considerable investment in time and money, but the end result was a home that cost much less than a comparable new one. We sold it and made money. The folks that bought it could sell it and make money. Housing is very expensive in our area and these are sought after as an affordable alternative.

    You’re really doing your community a great service. Nicely done. A question please, I realize you are in BC but here in Arizona I’ve heard that the building codes will not allow for a permanent attachment of additions to a manufactured/mobile home. I guess the idea there is it moves because it’s not considered a permanent structure. Is that something you deal with there in BC? If so, how do you get around it?

      Bryant, here in BC (at least where we are, which is semi arid desert) these homes and additions are not on permanent foundations.
      When we put an addition on like we did to this home the addition, deck and original unit must be separate structures. Each must stand alone structurally. The only connection between the components is the exterior and interior finishes.
