We have micro apartments in Seattle but they still cost over $1200 for like 300 square feet

There was once a time in America not long ago. You could buy a very affordable 400 to 900 soft home.
People from all kinds of incomes and job could buy homes. Nothing extravagant. But attractive and very livable.
We need to kick out the politicians and and old laws getting in the way of affordable homes built in appropriate areas.
My youngest started his adult life living in one of those houses you talked about--6 bedrroms, all rented to separate people. There was way too much drama for him! He still has a roommate in his new place, but at least he only has to deal with one. And the cost per person is about the same.
It's not always possible to get an apartment for someone who can't afford a deposit, first and last month's rent, a security deposit, or who doesn't have a good score. This is a good stepping stone for those who are on the brink of homelessness.

Most people don’t make more than $60k. People salaries can’t keep up with the high prices on houses.
That's why most things aren't for most people.
If salaries kept up with housing minimum wage would be 75,000$. The problem is the greed so the cost of house needs to come down. If we keep raising wages we will have hyperinflation
most people are 90% destined to be slaves they have no business owning or renting live in a van by the river is what the elites want. the only way to combat this is to walk your own way and ignore them DO not over pay for housing beyond budget ever if you can help it under pay no matter what. live in a van by the river is best today there is no point renting or buying right now.

@@michaelbrown5828 If you capitalize housing to its limit without allowing people to pay for it, you're literally going to destroy your economy, and we're already seeing that happenning: less money circulating, low birth rates, less working class people, pension funds getting hit hard, more social programs drying out state budget because people and companies aren't able to be self suficient, less economic stability with higher frequency stock market crashes, etc. In 30 years the first world economy is going to shrink to pre 2010 levels.

Hey Grant, I am currently living in a 350sqft micro apartment and it is not worth the $815 rent, to get the price that low a lot of corners have to be cut, complexes think they can shove a couple more apartments in because of the small areas but everything keeps breaking because of the overload on the building itself, please consider the full picture if you want to do this, take a lot of precautions
Im good with these “prison apartments” as long as there is good public transportation. Lived in Micro apartments in Japan and didn’t release how little space you truly need to live in

A studio appt in a C class neighbourhood, runs for $1200 a month, and we'd have to add another $600 on top of that for utilities, wifi and laundry - even in HOU, TX.
With these interest rates, the rental comps are 80% of the DSCR mortgage at an average. We need creative solutions for both side of the fence
Graham is totally out of touch with housing crisis reality on this one. We already have micro apartments = Tiny Studio apts in the cities and some burbs. They also rent for more than anyone's house mortgages did 10+ years ago.
he's a landlord though, in his mind he exists to prevent us from getting housing so we have to climb a ladder and prove ourselves worthy. It's all just a big ego trip, they're trying to create a game and they're getting stroppy because none of us want to play it. They're not forced to play it you see, they're the judges, looking down their sick, disgusting little noses at us. Landlords are so toxic.

It's impossible for everyone to own a house in high density places. If you're talking about the suburbs then sure. But Graham was talking about making those for like manhattan or something.

I would have back when I was 19.... well I basically did! Rent a place then rent all the rooms out to cover the rent
I don’t know why people single out Airbnb/STRs as the only source of a “bad tenant”. You can easily get stuck with a bad long term tenant and they have way more legal rights to stay in that property than a short term tenant. I think there just needs to be more of a vetting system in place for all tenants - and even landlords - because everyone should feel comfortable with the situation whether they are a renter or a landlord.

This concept has been done before in San Francisco look at the Chinatown District where they used to have like rooms for rent so like $800 a month or like $200 a week or something like that They are called SROs Especially in Chinatown and North Beach and Oakland Chinatown. They had a lot of zones but now it’s pretty much gone.
Many low-income renters with very tight budgets are disabled - a micro-apartment is likely NOT going to be suitable for many reasons.
For someone young, fit, and unattached, a 300sq foot crash pad might be great...
but then, they probably have better opportunities to make additional money and can afford more than those truly in need of low-income housing.

When I was in my early 20's I had the best studio apartment ever! It was an old building with tall ceilings, tall windows with a ton of light but just a tiny kitchen and a partial wall dividing the living room and sleeping area...which led to the bathroom with a wonderful clawfoot tub. The setting was fantastic...high on a hill over st. paul. Stepping out the door to see the Grand St. Paul cathedral across the street was breathtaking! Look to the right was the gold covered capital all while being on prestigious Summit avenue. I was able to walk to work, and pretty much anywhere downtown. I was young, going to school and loved it. 1/2 the neighbors were young, the other half were elderly, but I think everybody appreciated being there. It is a shame that society thinks everything has to be bigger and bigger. People have forgotten how to live and be happy, far below their means. That place was rather small...but it was light, bright and perfect for me at that time...and now over 30 years later I live far away but...I still have fond memories of that cute little apartment even though MN has gone to the dogs.
I hope you are able to find a way to recreate this...but not like the tiny home phase that just gave a small box at the same price of a normal house.
Currently living in LA in a 350 square foot studio for $2000! Its laughable lol but the cheapest in the area.
I've done this for 30 years and now have paid off property and retired. In my years of doing this, I've rarely had an issue.

Bubble popping. That's more likely to happen. I think it might take a few more years. It doesn't happen quickly except in rare cases like 2008.

If there’s a concern for safety of other tenant’s, you can still run a background check on people without doing a credit check. The credit check isn’t going to disclose a potential tenant’s criminal history or any violent behavior. Also make sure to check the sex offender registry.

$800/month for that size is a very unfair value. Granted, that is set by demand for the area I would presume. I'd personally never do pad split. If I'm paying a mortgage price in rent I wouldn't want to be crammed in like sardines.

Honestly if the market is demanding housing that looks like prisons, that is what should be built. Get rid of the zoning and building restrictions, and roll back half of these codes that have nothing to do with safety. You will get affordable housing at no cost to the taxpayer.

I used to live in a micro-apartment but it was like $550/month I think back in 2014. I couldn't stomach paying $800+/month for that same apartment now.

It seems to me that some municipalities want to see an increase in mass transit usage, which would increase mass transit revenues thereby enabling more investment to further enhance mass transit systems.
_BUT_ they also maintain requirements for providing residential parking spaces.

For most people there is not much benefit to putting a property in a trust. You will pay yearly for the trust to maintain it so it is an added cost. You do get the privicy since a trust is not public record so if thats the main reason then go for it. It bypasses probate which is nice i guess not something i would really care about. The "tax benefits" are basically it is not counted as part estate for estate taxes but you have to have over $13.6M estate if single or $27.2M estate if married to even incur estate tax. If it's an investment property then you can get charged the income at the beneficiary's tax rate. Other than that there isn't much benefit so if the yearly cost is worth it to you then do it.
There doesn’t have to be a yearly cost for a trust. A trust is just a contract between people.
@@j10001 true I was more refering to using a company like the one that graham is promoting that also does the document storage and filings and that kind of stuff. Some are one time fees to do it or could do it yourself as well

My husband and I bought a house in 2021 great interest rate. We rented out basement for a friend than we sold it to move out state because of his job. And now we have roommates because we can’t afford to buy a house again
I'm glad I grew up when I did. When I moved to FL in 2000 I rented a 1 bedroom on Siesta Key, FL on the water (pool side view, not ocean side) for $425

The solution to lower apartment and housing cost is for the city and state governments to lower property taxes and levies. Property taxes get higher the more apartments you cram on a property which is past on to the renter since the land lord has to pay higher property taxes now. Property taxes should be flat and not increase the nicer you make your yard or increase the more buildings or units you have on your property.

I think the first step is to allow people to build a livable detached space in their backyard. I'd be more inclined to let someone stay on my property if they were in a separate living space.

That is a lie I am in a padspilt they want to know income so you have to get letter from your job they do a soft credit check and you do have a deposit to get into the room... they suck and barely fix anything when its broken... also house mates break rules all the time and will retaliate if you report them..... padsplit does nothing...LOL
I noticed how you are only fighting for the side of landlords when you say that what if they are bad tenants, but I can't tell you how many times I've rented a place or heard of people renting a place and the landlords are terrible. There is no way to vet the landlords besides online reviews and most of the time the reviews are by the people who work for the landlords company/ friends so they are just a blatant lie. I'm not saying you are wrong for looking at it that way but you need to look at both perspectives

It seems like there's a big trust issue for landlords and tenants. I get the premise of renting out individual rooms but I don't believe most people would be willing to risk the potential conflicts with that many roommates. I'd be willing to rent with one other stranger if interviewed them first and felt like they were trustworthy and there were noteworthy benefits but if it costs about the same to be in a cheap studio, that would be my person choice.

IMO the issue is we don’t capitalize on the perks of density. More public transit, more multi purpose zoning like a business/apartments and so on. One of my favorite aspects to living over seas was not having to pay for insurance or worry about gas and so on. It was pennys to travel.
I own a flat in London and the leasehold (contract) specifically states that I am not entitled to parking. It's different to housing in the US for sure, but I think due to the huge number of residents and density, they have had to do things like this -- not allow every resident access to parking. I believe I am able to purchase a parking spot from someone else separately if I wish, but I cannot get parking with ownership of my existing property, nor can I even get parking via the city council I live in, with ownership, which that itself is pretty interesting. I never had a car there and probably wouldn't as the property is in central London but I think for properties that are in city centres, they could easily do away with parking requirements, or drastically reduce parking spaces, and preferably increase green space, which is severely lacking in most cities anyway.
I’m pretty sure Japan has something like that. The single unit complexes, but they’re more so like “capsules”

A studio apt with no roommates is all a young person needs.
Problem is often that cheap housing attracts people that made poor life decisions. Then you end up living closely with people doing drugs and not taking their trash out.

This is just a 2024 version of the sleeping rooms that were popular with bachelors back in the day. Those rooming houses were everywhere. The rooms above YMCA buildings were probably the most notable. Anyway, here they come again acting like they're inventing something.

A small studio apartment is next to impossible to find for less than $1000 in Canada. Unless you want to live far in the country side where there are next to no services or jobs. Or you want to live in a moldy dump.
I have a few rental properties. Can you do a show talking about how to prevent squatters from invading properties that are in between tenants? I am especially worried about squatters who show up with a fake lease and claim that some person I don't know, other than me, the owner, signed the lease on my behalf and uses that lease to keep the sheriff from removing them as tresspassers. How do you protect yourself from a squatter showing up with a fake lease with a signature from an unknown person signing on your behalf?
I was able to have a 2BR apartment for $800 just a handful of years ago (now spending around $2k for 1BR -_- )
The government has no incentive to make housing cheaper because it taxes housing every year based on the property value with property taxes. Property taxes is huge barrier in creating affordable housing for the bottom 80% of the population.
I gotta get out of Taxachusetts.

I also want to be able to build lots of apartments. Parking should not be much of an issue, just build more of those multi-floor garages to "swallow" some of those cars. But still there is always walk, bike, public transportation that can reduce cars...

Not necessarily. I lived in a micro apartment that had a bedroom. I think it's about size. They're usually like 400-450 square feet or less.

It's all due to government intervention. i.e zoning, permitting, reuired green spaces, parking etc.
Only 8-12% of America makes over 100k a year. That means both people have to make 50 to just afford the average house. I feel like we are a few more layoffs from a flooded housing market
