    the honest discussion with you builder at the start is definitely key to all the rest of the process. it's when the walls go up and design changes start to asked that it gets pricey🙃😅

    Don’t sweat the $/m2, I found it much better to think about your project goals realistically and have these design discussions early on with your design team and you will end up at the right price for you.

    am a young quantity surveyor student, is the $/m2 rate more common in the industry or the detail rate like we learn at school? Do you even go into the detail rate?

      Hey Peng, I know some builders that go into that detail but thats mainly for super tricky or architectural bullds. If your building a normal 3 - 4 bedroom home its pretty easy to get a handle on materials and labour

    Is the average builder rate $2k per square meter for a master builder ?

      5k per sqm seems to be the going rate for architects, that’s not including another $100k for foundations, water and power connections,, design fees etc

      @@user-wr6fk1jr9f Probably Both but More increase cost of resources. Across the board, from residential to large Commerical we are seeing huge demand which is putting a huge strain on supply and invitiable increasing cost of goods. Regarding labour costs I feel like Builders in Wellington held their rates pretty stable for a number of Years after the 2008 crash, and its only in the last year or two we have seen a significant increase, some of this is probably catch up from where it should have been a few years ago.
