Moving to Nevada was one of the best choices I’ve ever made. Half of my family started moving here over a decade ago. I didn’t understand why then. Now I get it. Yes, it gets hot, but it’s still a beautiful state.

I have read bad news about all the states mentioned. The property tax is making a lot of people move out, or losing their homes because of it. Do your research. They may have no taxes, but the property taxes are terrible!!

For example, depending on what county you live in, if your house was assessed at $300k, your property tax can vary between $3500 - $10k a year. The lower number is you either live in a bad area or in the middle of nowhere and property taxes hardly go down in these parts. One Californian bought a house in the next county for $700k. The following year his tax bill was $27k because he built a small screened patio in the back and the appraiser included the new patio into the new assessment. It's been in the market for over a year. The property value has gone down a lot around here and nobody's buying.
@@amikagahbo2487 We have family in TN. My husband is 5th generation rancher and his great X2 grandparents bought the land in the 1800s that we're living in which is over 2,000 acres. It's getting close to us selling it because all of these Californians think that homes that were selling for $60-$80/sq ft just 5-6 years ago needed to be bought at $300 -$1,000/sf ft. They don't get it. Then they gave over $2B of school funding in under 18 months to a school district in 2 counties over and the school doesn't even grade children anymore. Children are graduating high school and hardly knows how to read or add. And they wonder why their property taxes went up significantly. And the school districts are foreclosing on homes that are late or haven't paid their property taxes because they want their money. You can't make this up. And that's why we don't want people with that kind of mindset where we are.
Well, we now own property in two counties in Virginia which are "two counties" apart. In one the RE tax if less than $1 per $100 market value. In the other it's almost $3 per $100.

1) Phoenix is NOT cheap. 2) half of AZ gets snow, even outlying PHX areas 3) its only dry heat in May and June, the rest of the summer is hot and sticky 4) air quality in PHX is atrocious 5) crime is bad in PHX 6) Rent in PHX is awful 7) its NOT summer all year in AZ. Not even close. Right now in PHX we are under a freeze warning for the 4th straight night.
Was born and raised in the woodlands and it’s insane how much the Houston area has exploded since I was a kid. I moved to Utah to start my business but will be expanding back to Texas in the very near future as there is just so much opportunity there especially in Houston.
Montana was beautiful, the people there were nice and it snowed 6 months straight with an extra snowstorm in may. We found out what cold is while living in Montana.
I moved to rural Arkansas in 2022 and Far Eastern Tennessee in 2016. I was chasing motorcycle roads and I’m still happy in Arkansas. I’m right between Ar 7 and Ar 27, within 40 mi of Mount Magazine Petit Jean and the Ouishita State parks. Life is good. I found a 2 bed home in 1100 sqft on 3 acres for $280k with a huge garage and a pool. Arkansas taxes out of city limits are super reasonable. I could live in Vermont though. My dad was stationed in Portsmouth, NH and Bangor, ME when he was in the service. New England was a killer place to spend five years when I was 11. Very pretty place.
Relocated from CA to WY in 2024. Yeah, the locals don't like us but no state income tax, .6% property tax, 4% sales tax, low crime, and very few drug addict zombies. It can be windy and cold, so indoor hobbies are a must in the winter. We are enjoying the simpler life.

Uh, correction on the average cost of a home in AZ is not in the $300’s. It is more like $500,000! You can’t touch a home in Gilbert AZ for less than $475k. Terrible traffic!
Another great video. I will be "looking" to move out of Southern Oregon in the next couple of years. I have a job where I can work remote, and I am semi retired. My key factors are: decent healthcare (as you get older this becomes more of a priority), low taxes, moderate winters (I lived in Alaska for almost two decades and I'm tired of long /cold winters), and low insurance costs. My main reasons for moving from Oregon are: crime (homelessness and drug usage are getting worse every year), insurance (This may be national, but insurance is getting ridiculous, and even unavailable in my area due to "wildfire risks"). I have been looking into both North Carolina and Tennessee. I am huge into RV'ing as well so property taxes on RV's must be low. Thank you for your information.

Yeah, try finding all of those places to go hiking or camping without a crowd there now. Expect crowded conditions now in all of those remote places you want to play at. Or be prepared to pay a hefty price to be able to do so if you want to play in Montana.

I always enjoy the scenery in your videos. Love the breathtaking landscapes of Wyoming, though the cold and exertion of wilderness life is not for me. Lived 3 years in a small town in rural Washington, have fond memories of friends yet despite the beauty of forests and sea, felt trapped and restless. Prefer mountainous desert or beaches. Nevada and Florida are the only states on this list where I'd live; it snowed in FL this winter but that's rare. Wary of east coast humidity although now I'm leaning more toward FL...never been there so it would be new and different...likely more adventure for me in Florida. If expense finally drives me out of SoCal, I might flee to St. Augustine, FL.
Montana is expensive without the job market to support its prices, a lot people move from Washington state to MT, but move back because the jobs they can find in Washington are just better paying even if the costs between the two states are similar. Idaho is the same, although not as expensive as MT. The best way to do it is with a remote tech job, but those are drying up as many bigcorps enforce RTO. Surprised you didn't mention UT.
Hot Damn!!! Average home price in Vermont is $385k??? We bought our house 25 years ago for $30k. Ran the mortgage up to $65k as we did work on the house, then paid it all off. It's now 100% ours and the tax appraisal is only $112k.
High taxes, though, but no sales tax. On the upside, because of those taxes, Oregon takes care of its people who need help. Weed is legal, and doctor-assisted euthanasia for terminal disease is available for those who don't want to suffer needlessly. People like to bash Portland, but it's a great city to visit. A beautiful state, reminds me of Virginia, only the mountains are much higher.
I love Oregon! My favorite state along with Washington. We are so lucky to live here. No hurricanes, crazy massive flooding, or tornados... Well we do get baby tornados once in a while and fires in rural areas. We have mild weather.

I have been researching places safe from natural disasters for several years. Bad news. Mother Nature can "clean every square inch of her house". Water front is not desirable. In the area I am from, there are areas that are safe that I am aware of. However, there is no state or large area within a state that is completely safe. Zillow has started listing houses for sale with risks from natural disasters. Check it out. However, they do not list scary things in the woods, unnatural deaths, etc. . .
I have been to Montana many times. It's crazy that there are only 7 cities with 30,000 people or more: Billings, Missouri, Great Falls, Bozeman, Helena, Butte, and Kalispell. And none of them are that close to each other.
You forgot fargo north dakota,rents are around 200 per month with section 8 great food low crime rate and just a little colder then most states but a beautiful place to live your life out.
I will never leave my state. One reason is because the weather is perfect for me but on your videos, you gripe about places that are too cold, or too much humidity or too hot or too overcast so where is the ideal weather for you? Hawaii? None of the states you mentioned have weather where I would want to live in.
Don't be tempted by the Texas average. Most of the population is in East Texas along Interstate 35 plus Houston and El Paso. Abd Texas is a large state. Also, no income just means higher property taxes.

@@wallofgrace Yup as it has become a rich person's hang out. We have the same problem in North Idaho and Northeastern Washington. Once word gets out that you live in a great place then they come in and build expensive homes and drive up home prices for the locals...
@ I totally agree. It’s gotten bad. I use to live in MT up to 2014. Had to move to OR to care for my elderly parents for the next ten plus years. My friends and my family there have told me how bad it has gotten. I would love to move back, but there is no way I can afford it now.
If I was to ever leave Texas....I think it would be for Tennessee. More specifically eastern Tennessee/Knoxville area. But no, I'm not leaving. LOL

I always enjoy the scenery in your videos. Love the breathtaking landscapes of Wyoming, though the cold and exertion of wilderness life is not for me. Lived 3 years in a small town in rural Washington, have fond memories of friends yet despite the beauty of forests and sea, felt trapped and restless. Prefer mountainous desert or beaches. Nevada and Florida are the only states on this list where I'd live; it snowed in FL this winter but that's rare. Wary of east coast humidity although now I'm leaning more toward FL...never been there so it would be new and different...likely more adventure for me in Florida. If expense finally drives me out of SoCal, I might flee to St. Augustine, FL.
Montana is expensive without the job market to support its prices, a lot people move from Washington state to MT, but move back because the jobs they can find in Washington are just better paying even if the costs between the two states are similar. Idaho is the same, although not as expensive as MT. The best way to do it is with a remote tech job, but those are drying up as many bigcorps enforce RTO. Surprised you didn't mention UT.

Hot Damn!!! Average home price in Vermont is $385k??? We bought our house 25 years ago for $30k. Ran the mortgage up to $65k as we did work on the house, then paid it all off. It's now 100% ours and the tax appraisal is only $112k.

High taxes, though, but no sales tax. On the upside, because of those taxes, Oregon takes care of its people who need help. Weed is legal, and doctor-assisted euthanasia for terminal disease is available for those who don't want to suffer needlessly. People like to bash Portland, but it's a great city to visit. A beautiful state, reminds me of Virginia, only the mountains are much higher.
I love Oregon! My favorite state along with Washington. We are so lucky to live here. No hurricanes, crazy massive flooding, or tornados... Well we do get baby tornados once in a while and fires in rural areas. We have mild weather.

I’m still trying to figure out where the best place to live is, if you like the outdoors, sunshine, with the best overall weather, that doesn’t have local government issues or crime, and cost of living isn’t outrageous. I need to get out of the Midwest.

I have been researching places safe from natural disasters for several years. Bad news. Mother Nature can "clean every square inch of her house". Water front is not desirable. In the area I am from, there are areas that are safe that I am aware of. However, there is no state or large area within a state that is completely safe. Zillow has started listing houses for sale with risks from natural disasters. Check it out. However, they do not list scary things in the woods, unnatural deaths, etc. . .

I have been to Montana many times. It's crazy that there are only 7 cities with 30,000 people or more: Billings, Missouri, Great Falls, Bozeman, Helena, Butte, and Kalispell. And none of them are that close to each other.

You forgot fargo north dakota,rents are around 200 per month with section 8 great food low crime rate and just a little colder then most states but a beautiful place to live your life out.

I will never leave my state. One reason is because the weather is perfect for me but on your videos, you gripe about places that are too cold, or too much humidity or too hot or too overcast so where is the ideal weather for you? Hawaii? None of the states you mentioned have weather where I would want to live in.

Don't be tempted by the Texas average. Most of the population is in East Texas along Interstate 35 plus Houston and El Paso. Abd Texas is a large state. Also, no income just means higher property taxes.
