    Nice to see you back with the A&E team. Tony did a great job of keeping the channel going whilst you had other commitments - which I can imagine must have been quite a huge workload for him. If I ever win the lottery, I hope to be able to purchase something there in Leamington, just to appoint A&E as my builder!

      Yes, we always factor in a contingency, as there's always something additional which pops up. Especially when working on a property of this age.

    Just love manual digging! Not.....lol.
    Feel your pain, just manually dug out around 12 ton and lots to go, oh the joys.

    Great work guys. will be good to see how you go with the main underpinning, a bit of hard digging for you!
    We call the excavation sequence "hit & miss" and typically the SE provides a Temporary Works Design/Method statement specifying how the excavation sequence should proceed, you may have the same.
    John previously you said you are going insulate the external walls with batten,vcl and insulated board. Can you explain why you choose that arrangement over lime/breathable products?
    I have a similar project and struggling with which method to use.

      We're using insulated plaster board to improve the energy efficiency of the property.
      The majority of the render on the front of the house is lime (there has been some patches done in cement render), hence the need for battern and a dpm.

    Two things that immediately spring to mind:
    1, I'm too old for digging holes 🤣
    2, that g-deck is so versatile why isn't everyone using it?
