Your opinion: 1300 vs The Highlands as far as bang for the buck on price of lots , HOA dues, etc. Thanks Frank from Florida. Will be in Morganton May 13-20.
1300 and Highlands are going to be pretty similar in lot prices, sizes, as well as HOA dues. Both of these neighborhoods run pretty close for me, so it’s hard to pick a favorite. You would end up having to take a look at individual available lots to really be able to compare apples to apples per lot. Feel free to reach out. Thanks for watching!

Why are property tax so much higher in Union and Gilmer than Cherokee? Blows my mind.
Are you talking about Cherokee County GA or NC? Cherokee County GA taxes are higher than in Gilmer and Union counties. Union county taxes are pretty low in comparison to other counties in GA.

This might require a conversation over the phone. When I compare a $500k house in Cherokee Co GA to a $500k house in Union Co GA, I show the taxes are 1/2 in Union that they are in Cherokee. Generally speaking the very northern counties have lower taxes than ones closer to Atlanta and the surrounding area.
@@higherelevationsrealestate I shall call when I get to a point. Part of this may be the fact that I am exempt with regards to school tax. After age 60 you don’t pay school tax in Cherokee
Ah, now it makes sense. I'm not sure how Cherokee County compares when being exempt, but yes the exemptions in North GA will have a much lower impact due to the taxes already being lower.
Can I get a home running on Fiber optic alone?
I’d love to find a place I can have my home, low to no HOA and optional fiber optic!

Does the Arbor and surrounding community allow for s-t rentals or are these strictly owner residence only?
All of these communities are located in Union County, which currently has a moratorium on STRs. Once it's lifted, there will be a limit on the number of licenses allowed and very strict policies. I would have to check the covenants in The Arbor to see if STRs are allowed in the neighborhood.
