This book drove me nuts. I will accept that it may be due to my impatience stemming from being more advanced in personal finance. It was nearly an hour of listening before we got to any actionable information. This whole section of the book can be summed up like so:
1. I did well investing in cheap rental properties.
2. Read Dave Ramsey's Total Money Makeover, then come back.

A goal I set for myself this year was to hit 50k cash by June. I didn't quite make it 😕 😔. Currently at $37,674.67. The next goal is to hit 100k.
So cool and you are very close! You should get started now before you get the $50k. That way when you have the $50k, you will have the business built, deals coming your way, financing companies ready, and be ready to jump on a property. 👍
@Dustin Heiner | Master Passive Income that makes sense. Right now I'm nerding out on as much information as possible. I won't invest in anything I don't fully understand. So while I save money, I want to be able to see a deal and know it makes the most sense. Not only that, I really think the market will be affected when people have to start paying student loans. I want to have cash to take advantage of that moment.

Dave Ramsey says pay cash for real estate (After being out of consumer debt). What is your response to that and why?
Dave Ramsey has really good stuff and help a lot of people. 75% of the people should do exactly what Dave says. The other 25% who can be financially wise, can use money for investing. It takes a lot of time to buy real estate with cash from you working a job and saving money. If you know how to buy real estate with a loan and make money in passive income, then it could be a good way to make money to buy more real estate and get financial freedom.

It is totally possible to invest in real estate with no money. In fact many of my real estate wealth builders members buy properties with no money down all the time. It is tough though to do it without any education, experience, or people who will lend you money. First 30 mins I can’t believe you bought properties for 10k and getting 500 for rent ! Where I am I’d have to buy at least 250000 to get rent for $500 ! Just missed 2008 !

Dustin where are you seeing properties where the cash price is under 10k!? Is this all in the Midwest basically for fixer uppers?
Great question Chris! Mid west is terrific. Those properties I was buying at the last crash of 2009 and 2010. Banks where basically giving them away. Now, the are selling for $60k. Great info. One correction. God does not need or want 10% of your wages. He doesn't use money. What he wants and requires is your obedience. Read and obey the word of God. Don't give PEOPLE money, claiming it's for God, who is in the Heavens.
You are correct in that he does not need or use money, for sure. And totally right that he wants our obedience. 7 “Suppose one of you has a servant plowing or looking after the sheep. Will he say to the servant when he comes in from the field, ‘Come along now and sit down to eat’? 8 Won’t he rather say, ‘Prepare my supper, get yourself ready and wait on me while I eat and drink; after that you may eat and drink’? 9 Will he thank the servant because he did what he was told to do? 10 So you also, when you have done everything you were told to do, should say, ‘We are unworthy servants; we have only done our duty.’” Luke 17
With that, does God not give us all things? Does He also only want us to serve Him only? You can only serve one master, either God or money. God requires 100% of our worship and has us give so we are not controlled by our money or have any love for money. God wants us to give so that we give away what can possibly take Gods' place. And with Him giving things, He requires us to use it for His glory, not for our own. 2“So when you give to the poor, do not sound a trumpet before you, as the hypocrites do in the synagogues and on the streets, so that they will be praised by people. Truly I say to you, they have their reward in full. 3But when you [b]give to the poor, do not let your left hand know what your right hand is doing, 4so that your charitable giving will be in secret; and your Father who sees what is done in secret will reward you. Matthew 6 So you are to give and you give to the glory of the Lord.
