    Hi Tahir,
    I am of Indian origin and have been living in the United States for the past 25 years. I grew up in Qatar during the 80s and 90s, so I am quite familiar with the Middle East to some extent. I have a few questions in mind:
    1. I would love to move to Dubai, but at 59 years old, I am struggling to find a job there.
    2. I do not have millions of dollars to invest, but I would like to live in Dubai.
    3. I currently have mortgages in the USA, with one house for rental and another where we live.
    4. My Social Security income would allow me to live very well in India and lead a luxurious life. In Dubai, I could have a moderate lifestyle with around 18K AED (combined pension of my wife and me), especially if I have to rent or buy a property. However, if I own a house, 18K AED would be sufficient for a comfortable living. This is not as great as living in India with a 5 lakh per month income.
    5. Medicare is provided in the USA, but in India, I would need to arrange my own healthcare insurance. I am unsure how it would work in Dubai.
    6. Living in the USA solely on Social Security income is not feasible.
    However, with my 25+ years of experience in the United States and 7 years in other parts of the world, I would be willing to move to Dubai if given an opportunity because of several reasons:
    1. It is closer to India, and I miss Indian food. In Dubai, I can get a meal at an Indian restaurant for a maximum of $7. In America, Indian food is often Americanized.
    2. I would love to start something on my own in Dubai compared to the real estate rental prices in the USA. Although Dubai is expensive for retail space, I believe it is workable and not as strict as the rules for retail rental in the USA.
    My concerns are:
    1. Dubai has introduced VAT and a 9% GST. What guarantee is there that property or income taxes won’t be introduced in the next 20 years?
    2. What if the government changes the rules and our investments are affected? Is there a guaranteed written statement from the UAE government saying that they will not impose property or income taxes? What if the government decides to introduce taxes on property or income in the future?
    When I retire, I would like to stay in Dubai and spend my time traveling to India and the United States to see my children. This is why I am considering Dubai. Moreover, India still has a long way to go in terms of infrastructure, cleanliness, government policies, and future development. As we get older, finding a maid or caretaker in the USA is difficult because our children are grown and gone. In the Middle East, we can bring a maid from India to help with household chores and cooking, which will be hard to manage when we are 75 or older.
    Another question I have is about healthcare for retired Americans who have Medicare in the USA. What will the healthcare insurance cost be in Dubai for us? Is it affordable?
    These are questions many Americans might have. Some Americans consider moving to other parts of the world because they cannot afford to retire in the United States on Social Security alone, especially if they do not have additional savings in their 401k or other investments. This is why some people move to South America, Thailand, Indonesia, etc.
    These are some considerations Americans or myself have to take into account. If you have time, I would appreciate your response.
    Already, the cost of living and rentals in Dubai are very high. How do you think it would work for retirees who would like to retire in Dubai and make it their home?
    Thank you.

    Hey Tahir! I'm pursuing my graduation, what should I do to enter in real estate in Dubai?

    • @tahirmajithia
      @tahirmajithia  7 месяцев назад +1

      You just need to search a company which is hiring and just start working. It’s not a salaried job usually only on commission basis so make sure you have enough savings for 3-6 months atleast before your start

    There’s no real estate tax but the DLD is equivalent to 3-5 years worth of real estate taxes in USA

    • @tahirmajithia
      @tahirmajithia  7 месяцев назад

      It’s only 4% DLD fees which you pay while buying the property which is one time so are you saying taxes in USA are less than that ??

    • @retinadoc
      @retinadoc 7 месяцев назад

      @@tahirmajithia as an example a 3500 square foot house in NJ may have $5000 to $18,000 yearly in taxes based on where you live. So DLD on a $1 million property in UAE is $40,000 all paid at once. Investors should consider this expense. Also bank loan rules in UAE are not friendly to borrowers. For example there is no penalty on early payment and retirement of a loan in USA

    • @tahirmajithia
      @tahirmajithia  7 месяцев назад

      @@retinadoc so you’re saying there is no stamp duty in the US when you purchase a property?

    • @retinadoc
      @retinadoc 7 месяцев назад

      @@tahirmajithia it’s minimal to file paperwork for registering the property with the township; few hundred dollars. As a Muslim the real deal in off plan is essentially the interest free loan to purchase a property outright over several years. And the court system in Dubai is fantastic. I sold a property in Dubai sitting at home in USA and gave power of attorney to my realtor through FaceTime with Dubai courts!

    I don’t like it when she just talks about positive points of investing. Has she invested there? Being so far is major reason US hasn’t invested there plus we have had great options here. But now that prices are high, one has to look outside.
