I bought a house on jacaranda avenue Logan central last year for 400k and got it valued for 650k last week, don’t let these videos scare you off! If that’s all you can afford just go for it
Forestdale is a suburb in Logan which is like a hidden gem. Character homes, large properties, good roads and parks and very active community.
sounds like a nice neck of the woods!
The Coomera Connector arriving directly to Loganholme and possibly Brisbane in the future might change values around.... Logan is way underraded with its central position especially suburbs next to the highway and soon to be highways. Loganholme and Edens Landing being my favorite two at the moment.
Good point. The connector should be finishing stage 1 early 2025, so will be interesting to see how it affects accessibility and demand for housing.
Edens Landing
@@jasonpeisley6031 Changed it 👍🏼
Holmview is great as well.
It’s definitely worth looking more closely at Beenleigh. The community as a whole has had a massive shift and is a reasonably nice place to live. We purchased a property 12 years ago and it has increased by $300k in that time and has been an excellent rental return during that time.
It's true, location matters. We purchased a property in 2019 in Holland Park West that we thought would be our "forever home" but under circumstances we couldn't control, we ended up selling it in 2021 at the beginning of the boom and made a $255k profit in 2 years. We were very fortunate in a sense we could sell and make a good profit in a short time. We purchased elsewhere in 2021 and used the profit from the previous sell to purchase the new home (which we love even more). Crazy times.
Great video! Logan has lots of upside so it’s a shame it gets tarnished with the ‘bogan’ brush due to the bodgy suburbs. Rochedale South especially one of the best and has been ranked as a top suburb for investment and living in a few articles and real estate websites I have seen.
Lots of southerners (NSW, VIC) also buying in these Logan suburbs due to affordability and moving up without much knowledge of them which hopefully over time will positively impact some of the overall demographic. I think you will see lots of the lower demographic from Logan make their way out to places like Yarrabilba etc. over a period of time.
Thanks for the informative video Luke! Smashing it.
Cheers Luke! I think you're right, that people may move further out to cheaper locations like Ripley ans Yarrabilba as these established suburbs increase in value and gentrify.
I think Logan will continue to grow and gentrify over time with the location benefits being a little underrated at the moment
Thank you so much for this video! So helpful! Do you think about a 322 townhouse in Shalier Park for mid 600. Is this a good investment ?
Hey I understand what your saying however what do you reckon about buying in woodridge/kingston area if that's what you can afford now due the rising interest rates then slowly building up and paying that property and using that as equity and buy a more expensive house in Cornubia for example?
I think you need to start where your finances allow! Put your strategy together and stick to your long-term goals
Worst is to do nothing
I think there are micro spots in woodridge with huge potential for longterm growth. If I could only afford say 400k, I'd target houses with more than 600sqm that back to Karawatha state forest within walking distance to the woodridge train station and multi-cultural sunday market. That market is the best thai food, best burmese food, and best African kababs in South East Queensland, and best selection of asian vegetables (better than Sunnybank). It's not a great suburb in terms of income earners. Maybe, its just my bias for liking a forest view, being next to a train station and being able to walk to great street food, but I think the value for money on these four streets: Patricia Ave, Poplar Ave, Progress Ave, and Pamela Cres, are extremely high. Karawatha forest, similar to Toohey is a rock climbing hot spot for bouldering as well. 20 years ago, people were avoiding houses in Moorooka for socio economic reasons, but now people pay a premium for those spots that back to Toohey forest, yet still have good public transport into the city. I wouldn't be surprised if we see something similar near Karawatha state forest. Cashflow is also quite good in this area with houses typically renting for 400pw eventhough your mortgate payments
will be very low. In the past 12 months Woodridge prices are up 32%.
Most of Brisbane is up 20 to 30% which is massive. I am have to agree that there are some great pockets of opportunity in and around the Karawatha forest. All comes down to the individual street and house
@roberto lang no mate you need to go into inner Brisbane for that, or perhaps Darra and similar suburbs.
Hi Luke, thanks for the video, is there supply risk in a suburb like Loganholme ( new housing estates etc)?
Some subdivisions but no large scale land developments
Help helpful, thank you
You're welcome!
thoughts on Bethania aside from flooding in some low-lying areas? I understand there is plenty of developable land in the suburb, but with the majority of that land being at flood risk, do you think there's any risk of large subdivisions? thanks mate!!
the new developable land in this area is only on 300-450m2 blocks and not in mass like other new build areas (e.g. ripley, park ridge etc where you can subdivide entire suburb into 1000s of lots). So not really a concern
@@lukewiles1 awesome mate!!! Defiantly gonna keep it on my shortlist, seems to be a reasonably priced, reasonable quality suburb!!
Add a big arrow when doing these shows, makes it easyer for ppl with bad eye sight.
Question mate. I’m myself moving from Auckland to QLD next month. We want to buy a place around Southport or similar area but need a rental for 6 months to a year. I have found a place in Logan reserve that I can have a new build but was worried about safely as my partner is home a lot by herself while I’m away, what is Logan reserve like in general? Any insight cheers
I’m from Auckland and invested and live in Meadowbrook from the Gold Coast.
Logan reserve isn’t that bad but lots are built very close together.Reminds me of Howick and Albany a little.
Also been here 20years and had property on GC but definitely greater investment value in Logan if you can afford.
There are some areas that are bad no different to Aucks
I lived in Marsden until I was 10 and my parents moved to the US. Someday I'll move back home
Great video!!! Logan all the way!!!
Hi Luke, I’m looking at a land and house package in park ridge tiller man estate for $750k
Do you think it dam good idea for investment long term and short time?
The area is not Logan City Council but City of Logan
Thanks for your ideas. Can you do one video for Ipswich?
+1 for Ipswich video!
It's on the to do list!
Hi Luke! Do you think there’s a chance that those notorious suburbs like Kingston and Woodridge, could be gentrified in coming years?
No, never. Lived in Woodbridge as a kid, it’s never changed and never will. It’s dodgy as hell, same for Longanlea, Marsden, Hillcrest, Waterford, Brownsplains etc.
Dont listen to chris, those suburbs are fine
Exactly i have lived in kingston for 25 years an never never had a problem he is talking crap kingston is a great suburb so are the others look at suburbs in sydney and melbournhave more problems
@@PeterShaw-lb9lt I'm thinking of buying into Kingston soon as my first home then holding....was comparing it versus a townhouse in richlands. I think a house with decent land is much better for the first pruchase
How about Tanah Marah ?
Thoughts on Bahrs Scrub near Beenleigh?
Is Upper mount gravetta is a good place to live in?
Upper mount gravatt is a great area, family friendly, close to Westfield and access to the city
Did you got to John Paul College Luke? Thanks for this video.
Sure did !
Hi, is Loganholme a better suburb than Springwood? I’m new in Brisbane and I want to buy a house but I’m not that familiar with the suburbs in Logan. Please let me know ❤
Loganholme is slightly lower in socio-economics than springwood. This is reflected in the prices between the 2 suburbs
If you're wanting to buy a house to live in, in a nice quiet suburb with good schools, a tight-knit community then Loganholme is perfect IMO. I lived in Atlantic Drive for 10 years and only sold and moved because the larger blocks (2000 to 4000sqm) are being carved up into miserable, tiny blocks, some of which is housing commission. On the other side of the motorway however Loganholme is awesome with many, many long term residents, stong community feel. My only real complaint is that we live in a culinary wasteland but of well, you can hone your BBQ'ing skills in your lovely, large back yard... of course a lot depends on what you're looking for and I'm talking from the viewpoint of a long term resident rather than an investor.
Bro I have a land in Logan village, keep it or sell!?
Tough questions. I wouldn't want land in a new housing estate but lots of people think you can make money from it...!
How is the station road in loganlea? Will it have good rental income in long term as it's close to station?
Longlea is a lower socio economic area so would be more of a cashflow play for me
Great
Have had $300k capital growth in less than 18 months on our property we bought in Springwood last year, don't sleep on buying just outside of Brisbane
Congrats on the springwood investment property! Glad to hear it's tracking well 👏
Hillcrest is a gem
Its got the lowest crime in Logan (there's alot south).
What is your thoughts on Hillcrest?
Cashflow type suburb in my opinion
Is hillcrest good?
It's a cashflow area and lower socio-economic
How about Jimboomba suburb ❤
it feels gross hearing someone talk about my home and community so distantly so weird
Never been to Brisbane , NSW for me....great video though m8
Left NSW when I was 14. Never looked back. Would NEVER want to move back to NSW.
@@stealthwarrior5768 ah well good for you....I reckon that the illawarra is the place for me....each to their own I reckon.....cheers 🙂🙂
@THE AUSTRALIANS that's fine. I just hate it when people who have never visited Qld bag the place. I'm an urban planner and spend my days hearing people bag each other's suburbs when they are glueless.
@@stealthwarrior5768 I reckon that's the human condition to call other people's stuff...well it is for some people, thanks m8🙂
Logan state country code please number
Thoughts on Greenbank?
Too much house and land developers
@@lukewiles1 Thanks. What about loganlea
@@BSingh-on4qr low socio-economic area
@@lukewiles1 Sorry and one more question. Thoughts on Lawnton? 250m^2 brand new house and land 4 bed 2 bath
Logan has changed a lot over the last decade or so.
👍
My gerbil was stabbed in Logan
Dude.. why have to continuously called the SHIRE "the council" How can one take you seriously? The Council are a group of people.
They call it “Boganholme” for a reason.
I've never heard it be called "BoganHolme", and I live in Logan, I only ever hear the whole Logan be a all Bogan not a suburb, maybe Boganlea, but that's all
but yeah u look like someone whos from daisy hill
Some of those areas may not be land locked. However, this has not impacted supply, despite the fact there is more land available. The fact is that there is still a supply problem in these areas. Developers are not developing and builder's are not building. Construction and development costs have gone through the roof, development and approval red tape is very show and complicated, people don't want to pay a year or 2 rent while waiting for land to be developed and approvals to be rubber stamped. Building companies are going bust and consumers are just not building, and preferring to steer away from building. So there is still a very big problem of under supply in these so-called non land locked areas also. Demand is well and truly out stripping supply in these areas just as it is in the land locked areas.

What's your thoughts on Hillcrest Luke?
Established suburb with property that has value add opportunity and cashflow potential
@@lukewiles1 thanks Luke. Liked your analysis of South Brisbane... especially Eagleby 😋. Kicking myself I missed out of taigum or bracken ridge
I have just recently purchased in a great area of Slacks Creek. Slacks Creek is a huge area with some great pockets . So handy to everything. Not to mention how well market is going in that area.
How about Regents Park...thoughts? As OO, I noticed there's a good pocket of high OO 80%+
