Yes, Farm Credit is making a nice return on their investment with no risk. The collateral is a nice solid building and some land. 9% interest is not what most businesses can afford.
Mortgage rates are high, and from what I've read, land loans tend to have higher interest rates and higher down payment requirements. Her credit is probably stellar, or else it would probably have been worse. Now doesn't seem like the greatest time to be buying property; especially if we go into a recession. Land prices are extraordinarily high right now, and while one could potentially refinance a loan if interest rates tank, keep in mind that if interest rates are tanking, then land prices are probably dropping too, and the bank may require you put more cash down or have more collateral on your now underwater loan. I've been considering looking for a slightly more rural house with a larger yard and the right geography for potentially planting a food forest. With how high interest rates are, and the risk of resetting my taxes at inflated home prices, now just seems like a terrible time. Even if the housing market crashes and takes my house value with it, I still think I'd be better off waiting for interest rates to drop before trying to sell my house... or maybe I'll just rent it. Not to want to profit off the misery of others, but renting was great during the last recession.
i think she didn't know to search for state-based first time home buyer loans or they didn't apply to her. i am using my local bank and a state-based program and getting 6% for $700k plus down payment assistance. farm credit east did me no such kindness and was unwilling to work on a farm homestead sale with the FSA. farm credit east is just a name. they're not all about farmers.
As a native NYer I have vacationed in the Adirondack’s every year since I was 5. It wasn’t until I was an adult that I discovered Saratoga and now I make a trip there every summer. If you’re still trying to figure out what to grow on your land, there is a group of chestnut growers called “Bread Tree” in New York They will help you plant and raise a few acres of chestnut trees. Something to look into. Good luck and keep going!

In 2019 I bought a little over 5 acres with a house in the Pennsylvania mountains,my land is on top of the mountain and it's flat,with farms all around me! My property was a bank foreclosure and you need cash to buy them. You can get great deals with bank foreclosures! I mainly bought my property to retire on! Happy New Year

Congrats on your farm/ land. When we got our land in Maine, it was hard to get a loan for raw land. Ended up having to put 35% down to get it. That's not counting building our cabin.

Large properties aren't for everyone. I'm a woodworker and log cabin/ timberframe builder, so I bought a larger property. Isolated land with streams, large timber, plenty of stone, and abundant wildlife was reasonable. I paid $707 an acre for my properties, and one place has 1.5 million feet of timber.

I’m in the fingerlakes NY region with a little over 100 wooded acres, I’m looking to put it to work for me as a return on investment or sell a portion. AirBB cabins is my original focus and planning. All the things you mentioned aside from a building are significant cost to consider before a build, Well, Electric, Septic etc. use to be $10K each, but those cost have inflated too close to $15K each. In future if you get a loan, get one with the longest term possible. Also make sure there are no prepayment penalties, the reason is your required monthly payments will be smaller which is important if something happens some month like a water heater goes out or a car problem. You can always pay off the loan sooner but you then have a safety if something goes wrong.
I have an Amish crew building a Barndominium on my 60+ Acres in WNY as you speak, hope to be moving in this summer. I paid less than $1000/acre, but I did buy the land in 2003. Feel a bit sorry for people trying to buy land these days, prices are crazy.

Acreage will determine if you are eligible for farm tax in your state. VT is 20 acres + 2 acres homestead OR $x (can't remember) income on schedule F federal income tax if smaller acreage . In MA, it's only 5 acres + x homestead, but there is no income option for a smaller lot. For the state, private and federal opportunities to put the land in a forever-farm or conservation status for a cash payout acreage matters. As it does for NRCS and other federal and state support programs. There are a lot of reasons, not just production, to consider acreage.

If I was in the US, I would be doing the same as you, also encouraging others to do the same. Like you say, better to have loads of small farms run by families than the land taken over by corporations. Love the Barn you have, so well built by the Amish. Hey Alex. You can solve your parking problem. You have a long driveway from the farm stand to the main building. Use your existing driveway as the turnaround for the cars. Group 5 parking spaces near the farm stand. All of the parking spaces are located directly adjacent to the driveway. Then, go back the driveway toward the main building and skip about 100 feet. Place another group of parking spaces along the driveway. Keep doing this until you reach the main building. Have another group of parking spaces at the main building along with the required ADA space. Before you know it, you will have the 25 required parking spaces. You do not need to pave over an acre of the farmland. Be creative with the parking layout!!! Locate the parking spaces adjacent to and along the main driveway.

Back when I bought my home in 2012 it was 92k! ! It needed some new things, septic line needed repaired, new well, some floors were sagging and needed raised. New basement windows, new hot water tank, new sump pump, new doors, restoration and weatherproofing on the windows. I even put in a 2nd heat source pellet stove which worked great for the central staircase. When I do get around to selling it, it should sell for at least twice what I paid. It was a pretty good advantage growing up in the inner city knowing what was coming for suburbia to know the 20 mile radius was going to be the new suburbia eventually. Everyone wants a house out here now.

Assuming you haven't done this already, I would like to see a video series addressing the steps of starting a farm, and some basic direction on how to do them. I would love to do this (start a farm), but there is just too much I don't know and too much risk given where I am at knowledge and situation wise. Here is a list of some questions. This is not an exhaustive list, it is not in order, and it probably doesn't all need answered Picking a region where you want to live. Locating land of interest. Financing (loans, grants, special programs) Picking products to sell. Building Growing Doing market research. How/where to sell Regulations Taxes I am thinking the first video would just be more of a list, basically "here are all the concerns, a rough order that you should address them in, and a few comments about each", and then you would follow up with additional videos discussing in more detail each point that you want to cover. I would be willing to work with you on this, if you are interested. I could come up with an outline, and a rough script for at least the first video. But (obviously, since I am asking for information) you would have to provide most of the in depth details and instructional content... If you are interested we would just need to work out some way to collaborate off-line.

I did the math...$160,000 less $48,000 (30%) leaves a principal of $112,000 @ 9% for 10 years. Mortgage calculator says that pays off at $1418.77 per month...but you are only paying $950. What am I missing? ps...love your channel.

Also, we understand this is your personal experience. Farming in America is a much more complicated issue than 60 year olds are retiring and tired hence they are selling out. As part of a sixth generation farm family, there is much to consider regarding political issues, imports and exports, cost of production, cost of seed, cost of equipment, the farm market in general on a local, state, national and international level, and state and national regulations regarding farm and ranch production that impact a families' ability to maintain that farm/ranch and sustain the family, plus the issue of climate change (controlled by the government or not) has had a massive impact on farming and ranching nationally and internationally. Like any industry, there are cycles. Applause to you for your endeavor and willingness to be a small farmer and benefit your community. Hope to see it first hand soon.

Hopefully you tested for PFAS on your property and farm. It is already too late for many American farms bc it is everywhere.. PFAS will become a major factor in real estate prices in the coming years. This forever chemical is produced by chemical waste & sewage companies to use as fertilizer. We are not to far south in the Northern part of Hudson Valley and it is a major concern bc land with PFAS is essentially worthless.

Personal preference: Can you please stop saying age 60 and over are tired? This may be true for some farmers who've done hard work their whole lives. But some of us, who are near 60, dream about doing something like this after years of desk jobs and other less strenuous work....and we have the energy and enthusiasm to give it a try. I know I'm being nit picky, but if you could just say farmers are retiring, without mentioning age or fatigue, that would be much appreciated. I think you'll understand when you get to my age. I bought my 80 wooded acres in WI 2 months after I bought my house. Paid $105k for it (got a steal). Stock market was down so I didn't want to pull too much out of brokerage or IRA. Put $50k down and hope to pay off a huge chunk of it this year. Traditional mortgage. Going to log it in 3 years and estimated to get $10k to $12k for the wood.

Yes, Farm Credit is making a nice return on their investment with no risk. The collateral is a nice solid building and some land. 9% interest is not what most businesses can afford.
Mortgage rates are high, and from what I've read, land loans tend to have higher interest rates and higher down payment requirements. Her credit is probably stellar, or else it would probably have been worse. Now doesn't seem like the greatest time to be buying property; especially if we go into a recession. Land prices are extraordinarily high right now, and while one could potentially refinance a loan if interest rates tank, keep in mind that if interest rates are tanking, then land prices are probably dropping too, and the bank may require you put more cash down or have more collateral on your now underwater loan.
I've been considering looking for a slightly more rural house with a larger yard and the right geography for potentially planting a food forest. With how high interest rates are, and the risk of resetting my taxes at inflated home prices, now just seems like a terrible time. Even if the housing market crashes and takes my house value with it, I still think I'd be better off waiting for interest rates to drop before trying to sell my house... or maybe I'll just rent it. Not to want to profit off the misery of others, but renting was great during the last recession.

As a native NYer I have vacationed in the Adirondack’s every year since I was 5. It wasn’t until I was an adult that I discovered Saratoga and now I make a trip there every summer. We have almost 10 acres 25 min north of Saratoga, you also need to go to Lake George near Glens Falls. The family and I love the area up there.
@ I have been all over the Lake George area. Warrensburg, Stoney Creek, Queensbury, North Creek, etc. just for some reason we always drove past Saratoga. Until about 20 years ago. Now it’s been a stop every summer and most winters since.

They will help you plant and raise a few acres of chestnut trees.

In 2019 I bought a little over 5 acres with a house in the Pennsylvania mountains,my land is on top of the mountain and it's flat,with farms all around me! My property was a bank foreclosure and you need cash to buy them. You can get great deals with bank foreclosures! I mainly bought my property to retire on! Happy New Year

We used Farm Credit back in the late 90s to buy our land. They were great.

Congrats on your farm/ land. When we got our land in Maine, it was hard to get a loan for raw land. Ended up having to put 35% down to get it. That's not counting building our cabin.

Large properties aren't for everyone. I'm a woodworker and log cabin/ timberframe builder, so I bought a larger property. Isolated land with streams, large timber, plenty of stone, and abundant wildlife was reasonable. I paid $707 an acre for my properties, and one place has 1.5 million feet of timber.

In future if you get a loan, get one with the longest term possible. Also make sure there are no prepayment penalties, the reason is your required monthly payments will be smaller which is important if something happens some month like a water heater goes out or a car problem. You can always pay off the loan sooner but you then have a safety if something goes wrong.
I have an Amish crew building a Barndominium on my 60+ Acres in WNY as you speak, hope to be moving in this summer. I paid less than $1000/acre, but I did buy the land in 2003. Feel a bit sorry for people trying to buy land these days, prices are crazy.

Acreage will determine if you are eligible for farm tax in your state. VT is 20 acres + 2 acres homestead OR $x (can't remember) income on schedule F federal income tax if smaller acreage .
In MA, it's only 5 acres + x homestead, but there is no income option for a smaller lot.
For the state, private and federal opportunities to put the land in a forever-farm or conservation status for a cash payout acreage matters.
As it does for NRCS and other federal and state support programs.
There are a lot of reasons, not just production, to consider acreage.

If I was in the US, I would be doing the same as you, also encouraging others to do the same. Like you say, better to have loads of small farms run by families than the land taken over by corporations. Love the Barn you have, so well built by the Amish. Hey Alex. You can solve your parking problem. You have a long driveway from the farm stand to the main building. Use your existing driveway as the turnaround for the cars. Group 5 parking spaces near the farm stand. All of the parking spaces are located directly adjacent to the driveway. Then, go back the driveway toward the main building and skip about 100 feet. Place another group of parking spaces along the driveway. Keep doing this until you reach the main building. Have another group of parking spaces at the main building along with the required ADA space. Before you know it, you will have the 25 required parking spaces. You do not need to pave over an acre of the farmland. Be creative with the parking layout!!! Locate the parking spaces adjacent to and along the main driveway.

Back when I bought my home in 2012 it was 92k! ! It needed some new things, septic line needed repaired, new well, some floors were sagging and needed raised. New basement windows, new hot water tank, new sump pump, new doors, restoration and weatherproofing on the windows. I even put in a 2nd heat source pellet stove which worked great for the central staircase. When I do get around to selling it, it should sell for at least twice what I paid. It was a pretty good advantage growing up in the inner city knowing what was coming for suburbia to know the 20 mile radius was going to be the new suburbia eventually. Everyone wants a house out here now.

Assuming you haven't done this already, I would like to see a video series addressing the steps of starting a farm, and some basic direction on how to do them. I would love to do this (start a farm), but there is just too much I don't know and too much risk given where I am at knowledge and situation wise. Here is a list of some questions. This is not an exhaustive list, it is not in order, and it probably doesn't all need answered
Picking a region where you want to live.
Locating land of interest.
Financing (loans, grants, special programs)
Picking products to sell.
Building
Growing
Doing market research.
How/where to sell
Regulations
Taxes
I am thinking the first video would just be more of a list, basically "here are all the concerns, a rough order that you should address them in, and a few comments about each", and then you would follow up with additional videos discussing in more detail each point that you want to cover.
I would be willing to work with you on this, if you are interested. I could come up with an outline, and a rough script for at least the first video. But (obviously, since I am asking for information) you would have to provide most of the in depth details and instructional content... If you are interested we would just need to work out some way to collaborate off-line.
You're an inspiration. I'm impressed that you're doing this in Saratoga County. It's beautiful country. (How far are you from the Saratoga Battlefield?) It would be a shame to see it covered in housing developments and corporate office parks. I embrace your vision of the future. Good luck!

I did the math...$160,000 less $48,000 (30%) leaves a principal of $112,000 @ 9% for 10 years. Mortgage calculator says that pays off at $1418.77 per month...but you are only paying $950. What am I missing? ps...love your channel.

Also, we understand this is your personal experience. Farming in America is a much more complicated issue than 60 year olds are retiring and tired hence they are selling out. As part of a sixth generation farm family, there is much to consider regarding political issues, imports and exports, cost of production, cost of seed, cost of equipment, the farm market in general on a local, state, national and international level, and state and national regulations regarding farm and ranch production that impact a families' ability to maintain that farm/ranch and sustain the family, plus the issue of climate change (controlled by the government or not) has had a massive impact on farming and ranching nationally and internationally. Like any industry, there are cycles. Applause to you for your endeavor and willingness to be a small farmer and benefit your community. Hope to see it first hand soon.

Hopefully you tested for PFAS on your property and farm. It is already too late for many American farms bc it is everywhere.. PFAS will become a major factor in real estate prices in the coming years. This forever chemical is produced by chemical waste & sewage companies to use as fertilizer. We are not to far south in the Northern part of Hudson Valley and it is a major concern bc land with PFAS is essentially worthless.

Personal preference: Can you please stop saying age 60 and over are tired? This may be true for some farmers who've done hard work their whole lives. But some of us, who are near 60, dream about doing something like this after years of desk jobs and other less strenuous work....and we have the energy and enthusiasm to give it a try. I know I'm being nit picky, but if you could just say farmers are retiring, without mentioning age or fatigue, that would be much appreciated. I think you'll understand when you get to my age. I bought my 80 wooded acres in WI 2 months after I bought my house. Paid $105k for it (got a steal). Stock market was down so I didn't want to pull too much out of brokerage or IRA. Put $50k down and hope to pay off a huge chunk of it this year. Traditional mortgage. Going to log it in 3 years and estimated to get $10k to $12k for the wood.
