    Wah, coming to kl pavillion during peak CNY & Coronavirus from all those china tourist- siao leh! Super dedicated sean tan oi! Another great video. Really enjoyed touring the high profile condo similar Rosmah’s handbag scandal! Tq.
    2) the furnishing is amazing! Very atas! Just like my Prima apartment (kidding)- i wish!! 3) i need to work harder to live there. I also imagine residents there Are stressed out people with big expenses to pay lah. I dont envy them ! Thank you for sharing this to normal working class ppl like me @iherng!

    This kinda finishing is really HIGH CLASS.. Usually no problem renting it to expats.
    1) I wonder how do they maintain the furniture, fittings etc after renting it out for like 5 years? Wouldn't it cost A LOT to furnish back to the original look..
    2) Makes me think does the rental able to cover all those expenses...worth renting it out then after a few years owner might need to fork out 50-100k to furnish again?
    Hmmm.. I will only invest in this if i can afford to Pay CASH for it... (Haha, let me day dream a bit)

    I knw thr is 1 more expensive building near this called 8 Conlay. Its located at Jalan Conlay which requires few minutes driving distance to Pavilion. Its selling price is around RM 3350 pps. The most expensive in KL currently.

    Great video. I stay next door at the Grand Millennium hotel when I visit KL. I wish I could stay a month! That’s a good price.
    I agree - socking that all the units are the same. Wouldn’t be suitable to rent to families w children. And the furniture is nice - but suited for old people - I’d like something more modern.
    For those who haven’t visited - if you walk thru the mall there is a covered walkway, like HK, that goes all the way to Petronas Towers. 5 or 10 minutes. Don’t have to take a taxi (traffic in Bukit Bintang is bad - even late at night). Or the metro.

    Looks exactly like a hotel. Beautiful building materials but soft furnishings are ehh... too executive and formal. Side note, the kl skyline looks awesome against the blue sky

      Investors of this level are no longer buying for investment or ownstay, but more of collection or brand already. This will only be catered for the top 5% of our Malaysia population unfortunately.

    Hi Sean. Keep up the good work. I went to see the property because of your video but the price is pretty shocking. However, the realtor did tell me about Pavilion Residence. A lot cheaper but older, and leasehold. Also bigger. 1500 Sq ft. Can you give me your opinion on it?

    Hi...i love you videos. They have taught me alot and started me on real estate investing.
    What would be the overhead costs to maintain such a property? By this i mean the maintanence fees, etc
    As the rental yield looks at less than 2% if we start deducting the maintanence cost of owning such a property...or am i missing something😅😅

    Went for a viewing last week, the rental price is still the same (5K for higher levels & 4 - 4.5 for mid to lower level). Corner unit is better (the kitchen have a view outside), but yeah the turn off points for me are the round dining table, manual toilet (with that price i was expecting full automated Japanese style toilet), plug points (UK style - other condos already use international plug point), the shoe racks and no parking spot. The Pavi Ceylon Hill have a bit more leeway with the IDs (but none of them have in built oven and tiny kitchen, dont these people cook?)

    The staging.... disappointing to say the least; better bed sheets and accessories{in the master bedroom at least} here and there would have been appreciated and therefore hide the more than 3 things to not like with the residence/aprtment . But overall good video....very informative.

    The Astaka in johor is still the best luxury condo in Malaysia and you can't beat the quality and price

      The difference lies in the location. This has the surrounding infrastructures to support the value such as the stretch of 5 star hotels, luxury retails, public transportation, and population. However, these supports the value.. but built quality wise I do agree it's almost the same:)

    How much is the unit? And building mgmt per mth?? How is this compared to the upcoming Agile..near Pav&TrX

      It's RM 2800 psf and the maintenance fees is around RM 1 per square feet. I'm not sure as those buildings are not completed yet. Maybe I'll visit them once they're ready.

      It's up to personal preference. But personally Pavilion products has higher brand value in my opinion because it's associated with luxury. So this attracts investors that buy this as a collection rather than practicality.

    The common areas and unit shown are indeed luxurious but the view outside the unit is terrible. The Exchange 106 structure must be one of the most horrible looking buildings ever constructed and is an eyesore and blight on the KL skyline. The ''architects'' who did it should be ashamed of themselves.

    Do not record urself talking when it’s super noisy, seriously it’s annoying.. instead just record, add some quite sounds, and add audio (urself taking in ur quite room) … Audio quality is very important:)

      That's the point I'm trying to bring to you guys. You guys should know about the noise and sound level as well at a particular location. If you want everything polished, might as well just look at their promotional video where everything is superb, elegant and well done=) *where the reality is just different.
      I really appreciate your suggestion Arslan. I really do but this has been a debate with myself on what I want to showcase to the audience. Will it be pretty pictures and perfectly shot scenes?? Or the real deal they're gonna get when they invest?

      And I don't mean it in a snobbish way. For RM 5k, you get to live in a RM 2.8 mil residence. This would be a classic example where people should rent whey they want to stay and invest in properties to rent out.

    interior design not really extraordinaries . design wise look very common and the unit doesnt even connected with the device control like google or Alexa device. whereby HK and Sg u can see the property unit nowadays control by google device. This fella just talk shit and dont know nothing.
