This kinda finishing is really HIGH CLASS.. Usually no problem renting it to expats. 1) I wonder how do they maintain the furniture, fittings etc after renting it out for like 5 years? Wouldn't it cost A LOT to furnish back to the original look.. 2) Makes me think does the rental able to cover all those expenses...worth renting it out then after a few years owner might need to fork out 50-100k to furnish again? Hmmm.. I will only invest in this if i can afford to Pay CASH for it... (Haha, let me day dream a bit)

Great video. I stay next door at the Grand Millennium hotel when I visit KL. I wish I could stay a month! That’s a good price. I agree - socking that all the units are the same. Wouldn’t be suitable to rent to families w children. And the furniture is nice - but suited for old people - I’d like something more modern. For those who haven’t visited - if you walk thru the mall there is a covered walkway, like HK, that goes all the way to Petronas Towers. 5 or 10 minutes. Don’t have to take a taxi (traffic in Bukit Bintang is bad - even late at night). Or the metro.
Looks exactly like a hotel. Beautiful building materials but soft furnishings are ehh... too executive and formal. Side note, the kl skyline looks awesome against the blue sky

By this i mean the maintanence fees, etc As the rental yield looks at less than 2% if we start deducting the maintanence cost of owning such a property...or am i missing something😅😅
Went for a viewing last week, the rental price is still the same (5K for higher levels & 4 - 4.5 for mid to lower level). Corner unit is better (the kitchen have a view outside), but yeah the turn off points for me are the round dining table, manual toilet (with that price i was expecting full automated Japanese style toilet), plug points (UK style - other condos already use international plug point), the shoe racks and no parking spot. The Pavi Ceylon Hill have a bit more leeway with the IDs (but none of them have in built oven and tiny kitchen, dont these people cook?)
Would b nice if u had mentioned d number of rooms as well as d monthly service charge pqf. This info is important if I want to compute my net rental income.
The staging.... disappointing to say the least; better bed sheets and accessories{in the master bedroom at least} here and there would have been appreciated and therefore hide the more than 3 things to not like with the residence/aprtment . But overall good video....very informative.
The difference lies in the location. This has the surrounding infrastructures to support the value such as the stretch of 5 star hotels, luxury retails, public transportation, and population. However, these supports the value.. but built quality wise I do agree it's almost the same:)
It's RM 2800 psf and the maintenance fees is around RM 1 per square feet. I'm not sure as those buildings are not completed yet. Maybe I'll visit them once they're ready. Thanks for watching yea!!

It's up to personal preference. But personally Pavilion products has higher brand value in my opinion because it's associated with luxury. So this attracts investors that buy this as a collection rather than practicality.

The common areas and unit shown are indeed luxurious but the view outside the unit is terrible. The Exchange 106 structure must be one of the most horrible looking buildings ever constructed and is an eyesore and blight on the KL skyline. The ''architects'' who did it should be ashamed of themselves.

That's the point I'm trying to bring to you guys. You guys should know about the noise and sound level as well at a particular location. If you want everything polished, might as well just look at their promotional video where everything is superb, elegant and well done=) *where the reality is just different.
