    The building and construction industry in Victoria is in chaos, builders collapsed left owner in limbo, huge cost increase in labor and materials, big builds putting pressure on resources. Homes used to take 6-12 months may take 5-6 years to complete in this day and age. Owners are still paying Land Tax as a vacant land cannot be lived in as PPR.

    This sounds like a step in the right direction, addressing land banking & treating vacant housing like a stock investment that serve no real contribution to the communities & people with jobs who are struggling to afford a rental. Let's see how effective it is & decide what to do after that to increase compliance if needed etc.

    Empty gesture

      totally agree its an empty gesture. This would not have happened unless Labor overspent on their credit card. What happens if you are trying to sell your house and it doesn't sell quickly and goes over the 6 months. No-one wants to buy a house out in woop woop. Who wants to buy a house away from infrastructure and employment. What about someone that has bought land but cannot afford to build immediately.

    Rubbish policy.Really makes me not want to invest in building any new rental housing in Victoria.I will build on my current vacant block of land & live in luxury but I will have to sell 3 cheap rentals in Victoria at $325pw rent to do it.Those 3 rentals I had plans to knockdown & rebuild into 9 residences but I guess with a possible 3 to 9 vacant property & land taxes hanging over my head that plan is history.

    Completely agree with this policy. Hopefully the tax gained will then be used for construction of new Government or Social Housing. More Government housing is required but has some money dedicated to it. The real issue is Social Housing and developing more rental availability for those working, can't afford to buy but also earn enough not to be eligible for Govt Housing. Tax needs to be made COMPULSORY however.

      Unfortunately the money is going to pay off debt and will not be used for anything except to pay off the credit card and huge interest repayments that Labor maxed out. If the tax was used for for construction of new Government or Social Housing I would not have an issue with the extra tax on a 2nd property.

    How do you prove a house has been left vacant?

    • @traceyholt8223
      @traceyholt8223 10 месяцев назад

      Census records are one way. People owning more than one property - Govt has data on this - crosschecked with ATO to see if other properties are being rented.

    Labor does not want to fix the Rental Crisis. The reason for this is because all the Labor MPS own multiple rental properties. Rent Freezes are the answer fixing the Rental Crisis.

    • @traceyholt8223
      @traceyholt8223 10 месяцев назад +2

      Rent freezes are NOT the answer, as it will force Landlords to sell as the rent isn't meeting the expenses of higher interest rates/mortgages. MORE available houses for those on a low income (Govt housing) but also those who are working and there aren't enough houses to rent (Social Housing) are required. This tax will help force vacant homes to either be rented or placed on the market and for vacant land to be built on. Both will add more rentals to the market.
