Without giving you financial advice, I'll instead ask: do you think the world will continue to want to move to Thailand? What are the economic trends you see? How much bargaining power do you think a buyer would have if he knows a condo is empty?

They use an automatic converter so the Thai baht will be deposited into their bank account, but there will be no involvement from a bank on my end. From what i understand the seller could just deny you after 30 years. Right now, only some new condos accept Bitcoin as payment and the developer will waive the FETF/payment slip requirement.

There is no capital gains tax in Thailand, but she will need to report it as part of her annual income and pay tax there.
