However, if I can’t own landed property, I may not be able to move there as I’m not one for condo living, or leasing a property. I like a lot of space in my home. Please let me know when you can. That way, I can do a quick conversion to CAD. Does the initial deposit have to be in our native bank, or could I deposit the equivalent THB into a Thai bank? The latter would be more convenient for me. How many days are Canadians allowed to stay in Thailand on a tourist visa? Am I able to open a Thia bank account on just a tourist visa, or do I need an extension on the tourist visa? Thank you for your kind help!!

Without giving you financial advice, I'll instead ask: do you think the world will continue to want to move to Thailand? What are the economic trends you see? How much bargaining power do you think a buyer would have if he knows a condo is empty?

I was thinking of buying a property with Bitcoin as I see real estate companies who accept it. They use an automatic converter so the Thai baht will be deposited into their bank account, but there will be no involvement from a bank on my end. Do you think this would pose an issue regarding the FETF/payment slip? Or would that typically be provided to me from the receiver of the payment? Very helpful channel BTW.

Great videon! Do you know if its possible to write in the first 30y lease contract that the seller will guarantee the buyer that they will renew it after the 30y ,2x30y times more? From what i understand the seller could just deny you after 30 years. Thats sounds a bit risky then if only 30y are safe, should be a option to have that in writeing from the seller that they will guarantee full period of 90y.
My understanding is that it is not actually correct to say that 49 out of 100 condos can be foreign owned. The actual law is that 49% of the FLOOR SPACE can be foreign owned.

There is no capital gains tax in Thailand, but she will need to report it as part of her annual income and pay tax there.

Right now, only some new condos accept Bitcoin as payment and the developer will waive the FETF/payment slip requirement.
