    I have transitioned from the 80% to the 15% and I'm looking to scale as quickly as possible to the 5%. It's not a matter of "if". It's a matter of when.

    This video is awesome! I didn’t know I could do that with my business account to lower my personal income. Of course I reached out to my CPA to talk about this option. It pays that he’s also my uncle and godfather lol. I bought my first rental in December. It’s a single family. My goal is one property a year. I’m going for a multifamily next! 😎

      Just from the videos I’ve watched. It’s a common thing for property management company’s to have really thin margins. I’m no expert but that’s just what I’ve garnered thru the several hours and hours of lectures and videos I’ve watched from Ken M.

    Love all your videos! I am a beginner investor I have been a real estate agent for 13 years but my husband and I bought our first duplex last year.
    We are about to close on our second duplex and are loving it!
    We want to hear more about property management tips! We are also interested in renovation tips that save money in the long run for long-term rentals. What sort of changes do you make to your rentals to make them hold up to tenants. I also love hearing about tax strategies; And general market updates in the real estate space as well as macro! Keep all the videos coming thank you!

    What's annoying is this guy tells us the issues and forgets not anyone that wants to be in the 5% can easily go and get loans and financing to buy rental properties or businesses with ease. I've tried a lot of things and get minimal results not enough to replace the income from a job. What he doesn't mention here is the funds in a business account have to stay their or you get taxed like crazy. You can only take out so much as an income from the business account. Its only worth getting a business account once your business gives you a livable salary with extra left in the business account otherwise you'll need to pay bills and have funds tied up in the business account you cant use or you'll pay high taxes. If you cant take at least 30k a year out of the business account as a salary then its not worth getting the business account. Until then put it in your regular checking account and have it all for your bills with no extra taxes. Put some aside each month to help pay taxes at the end of the year. Their are deductions you can get running a small business without a business account being used.
