      Roseville is the way to go. Rocklin has pg&e and you can save hundreds a month on electricity along

      @@Truth24434yes & antelope. Smud is good & the electric bill becomes non-existent with a solar on the roof. I don’t like rocklin as there are more dogs in the park than children. This area is more family oriented.

    Recently moved to Folsom after 45 years in Fair Oaks. We considered EL Dorado Hills just a few miles east. We chose Folsom because it's in Sacramento County and electricity is provided by SMUD (gas is P.G.E.) El Dorado and Placer Counties have strictly P.G.E. and their rates are outrageous. I know for a fact that in both Counties it's common to have power bills at or over $1000
    a month. If you're moving to the Sacramento Area buy in Sacramento County and you won't enrich P.G.E.

      That is not completely true! Roseville (in Placer County) is on Roseville Electric!

      I live in Roseville. For electricity we do NOT have PGE. We have Roseville Electric. SMUD electric is approximately 1/2 the rate of PG&E. Roseville Electric is lower than SMUD. We do also have PG&E for gas. We moved from the east coast to Roseville for several reasons with one of these being that Roseville has its own, and relatively new, electrical utility with the best rates as compared to both PG&E and SMUD.

    Folsom wins for me 8 out of 10 times! Less traffic, nature trails, Folsom lake, SMUD versus only PG&E, all the shopping, and the old historic Folsom district is a fantastic spot for date night!

    My sister lives in Rocklin. I’ve learned to really appreciate the area. I live in South SF Bay Area. If my sisters place was where I live it would easily be 3X to 5X the price. My only complaint is summer heat. Overall seems like great place to live.

      The Bay Area is one of the most expensive places to live. Rocklin is a much better deal for sure.

      July and August do get hot. The other 10 months are close to perfect IMO.

    Wouldnt the shear amount of development in elk grove and folsom ranch cause the traffic to go up within 5 years on 50? Especially if they have all the shopping and entertainment planned. Thats why i moved to auburn. I dont go past the 65 . No traffic ever 😅 auburn wins hands down for me.it feels like many from the bay area are moving to Sacramento area.everything boils down to how much you can spend on your house. These are the cities people want to live in when i talk to them here in san jose when thinking of moving to the sac area. from the number 1 spot. Granite bay , El Dorado hills, placerville , auburn , folsom lake , Roseville, elk grove . Not many know about rocklin. Its not on their radar.lincoln is gaining traction especially for the 55 sec. Elk grove is for sure entry level accessibility price point for young people starting a family.

      Totally get what you mean! Traffic can be a nightmare, and it sounds like you found the perfect spot in Auburn! I’ve heard a lot of folks from the Bay Area are looking at the Sac area, so it’s gonna be interesting to see how it all shakes out!

    Mark did you see the old fry's electronics is being developed by LaterrA land development. They also bought the one in San Jose they're going to be multi business complexes and there's possibly a tech company going in at the 1 on Northgate boulevard. You also have the medical school going in at the old arco arena. I don't know if you've been here recently but the amount of people pouring in and through natomas is insane... They're also starting to put in new businesses on Northgate boulevard some of the old businesses are closed and they're being rehabbed.
    People don't realize it's a diamond in the rough because we're close to downtown close to golden One Centee. Raley field ...now you have the Giants the A's and the River Cats all in 1 place😊. Live ⚾️ there is so much to do over here.
    The river, the restaurants just a totally cool vibe.
    lots of places to ride your bike. you sit in a hub of all the freeways and medical centers.
    Starting to see traveling nurses pouring in here looking for places they can turn into Or build editions multiple units because they're renting to other traveling nurses. The house that sold for $720 in July was bought by a traveling nurse and I went and spoke to the new owner.
    she was fabulous she gave me some insider information about the traveling nurses coming in here and they like it here because they can go in any direction as a traveling nurse and hit any of the hospitals and care centers and they get paid a fortune through the traveling nurses programs. They're making out like bandit she's making a $100 an hour.
    Trying to figure out where all of these people are coming from we have lost count of the amount of people we see everyday over in this area.😊 It's completely underrated.

    How does west Roseville stack up with these 2? Lots of new development there with the plus of being close to all the Roseville amenities

      West Roseville's price point for a home is more affordable than Folsom and Rocklin. Also being close to Roseville shopping and so much future development planned for that area.....pretty solid outlook.

    Folsom paid this guy. He's talking like 50 isn't a parking lot during traffic hour. Shopping in rocklin is way better than folsom. Folsom has the palladio and town center. That's 10% of the shopping in rocklin roseville, which is basically the same place. Folsom is nice, i prefer rocklin. Been in sac for over 40 years.

      We moved to Roseville 5 years ago. Familiar with Natomas and Elk Grove. Roseville by far is the best IMO. We have Roseville Electric , the lowest electric rates compared to both PGE and SMUD. Excellent schools. Home insurance rates very reasonable especially when compared to numerous other places such as El Dorado Hills. Excellent and transparent city government. You can attend via zoom city meetings concerning your area including city planning for parks and schools. Plenty of good restaurants and things to do for kids and adults. Lots of great city parks. They are forward thinking and widening roads strategically to account for the phenomenal growth due to being a high demand area.

      See my comment about Natomas. Been here 35 years. Old natomas off Northgate has big yards . See my comments there's a lot going on over here that people don't know about that's being done some of it's already done and some of it's coming... Lots of new projects gonna be happening people just need to call the city in the county and they can tell you what's going on I tend to do a lot of research so I actually called land development companies that have bought places to find out what they're doing with it.     To comfortably afford a $500,000 house, you'll likely need an annual income between $125,000 to $160,000, As of Dec 24 the average annual salary in Rocklin is $47,235 that means that average person or couple would not be able to qualify. This is very bad. Also with the projected 5% growth that would knock pretty much everyone's income of the list by mid 2026😓...................There are currently no jobs in these areas for anyone to afford any of those home. Even a dual income is very hard to afford plus bills plus prop tax plus car payment ect going up every year. these homes will keep you working until your 100 years old to pay it off.

      Yeah i just sold my house in san jose and bought in auburn. All my neighbors are from the south bay. That's who's buying all these house.

    Do Arden-Arcade/carmichael, top schools. Close to everything, top neighborhoods but can butt up to not as nice neighborhoods.

    We have the best schools in Rocklin , and when getting my coffee I’m surrounded by wealth , no bums. And homeless get took to jail here. We love our town

      It’s a great place. We have thousands of Bumbs where I live in San Jose area. We pay exorbitant prices only due to tech geek stock options. It is refreshing to visit my sister in Rocklin. It reminds me of 1980’s CA when life was simpler and better

    PG&E vs SMUD is a HUGE thing to consider. PG&E is incredibly expensive. Also, Hwy 65 is hot garbage so living off of I80 (not “the” 80) is your best bet.

      Absolutely, PG&E can really hit the wallet hard! It's definitely worth considering energy costs when choosing where to live. And I totally agree about Hwy 65-traffic can be a real headache!

    Did you even mention that Hwy 80 goes to Tahoe, also? And it is an easier drive to Tahoe than Hwy 50 is. Stopped watching this after about 1/2 way through.

    Can you speak from investor point of view (looking at next 10 years) on which is more better between folsom ranch and whitney ranch.

      Folsom because it has the three things my investors look for short term rentals, long term rentals and appreciation. Rocklin is amazing for a primary but rentals it is further away from businesses and downtown.

    The whitney high you reference is in Southern California. The Whitney high in rocklin is far from a top program
