These relocation laws are ridiculous and should be illegal! When you rent a home, you know upfront that you do not own it and only have a right to use it for the term of the lease. Why then should the landlord have to pay you to relocate when the lease is up? It shouldn't matter what the reason is, if the landlord wants you gone and the lease it up, you should have to move at your own expense. That is what renting is, or at least what it used to be. Also ridiculous are rent control laws that limit rental increases to low amounts like 5% per year. There is an insurance crisis in California! The insurance on just ONE of my homes went up $400 per month this year. The property taxes and HOA dues on that home also went up a combined $300 per month. That is an increase in costs to me of $700 per month for ONE home, but yet I am only allowed to raise the rent by about $200 per month. How am I supposed to survive as a landlord if I can't raise the rent enough to cover my increase in expenses? It seems that the lines between renting and owning have become too blurred in recent years. Renters expect to be able to live in a home as long as they want with only small increases in rent. I'm sorry, but if you want that kind of stability, you BUY a home, NOT rent one. This is why I have converted all of my long-term rentals to AirBnbs. A lot less hassle for a lot more money! I think more landlords will be getting out of the long-term rental business in the near future, which is only going to contribute to the shortage of rental homes and drive the cost of rents up higher.
The relocation fees were initially designed to discourage landlords from forcing existing tenants to vacate so the landlord could up the rent on a new incoming tenant.

Dennis, you might want to check a typo on your sample lease. It says in number 29, Tampering or disconnecting smoke or carbon DIoxide detector is non curable. It should say carbon MONoxide. But who knows, the blue states may be requiring CO2 detectors in the near future 🙄
