    1) When a fix term tenancy (for example: a 1-year lease) expires, the tenancy will AUTOMATICALLY become a MONTH-TO-MONTH tenancy, UNLESS THE LANDLORD AND THE TENANT ENTER INTO A NEW TENANCY IN WRITING. SO, IN YOUR CASE, PLEASE DO NOT SIGN ANYTHING.
    2) Make sure you give written notice to your landlord to terminate your current lease, if you want to move out. You said your lease requires a 2-month notice. You better give more than a 2-month written notice so your landlord would have no excuse that you do not give proper notice.
    3) As you have registered your name for utilities (hydro, water etc.), you are the tenant of the apartment/house and are responsible for payments. Other occupants in the house are your sub-tenants. You are subletting rooms to them. (You can dig out some information about this).
    4) In Ontario any apartments/houses with 4 or more rooms renting out are considered as ROOMING HOUSE that requires a Rooming House Licence issued by the City.

      I just checked the zoning map. It permits lodging house class 2 - meaning the building is permitted to rent a unit to 3 or more unrelated people🥲 Thanks for letting me know about rooming house though!

      @@BecomingAnnette If it is a Rooming House, it should have a Rooming House licence issued by the City. To get a Room House Licence, the house/apartment needs to meet the requirements by the Health, Fire, and Building department of the City. The landlord needs to renew the licence and pay the licence fees.
      If you confirm it is a Rooming House/Apartment, then if you wish you may want to ask the landlord/agent to show you the licence. Or are they operating an UN-LICENCED rooming house?
      Well, it is always good to learn something new, if you have time.
      As you also need to plan your future in this county, please do not spend too much time in this small matter, but make plan how to reach your goal. Again, good luck.

    你解释的好清楚,加拿大租務方面已经非常偏向租客,守住几個要點揾樓,睇下四年之前起的樓,現時租房行情再決定同住更間出租公司談價錢。

    Sublet就係咁,唔方便⋯ 去找其他地方啦。所以我一畢業只買不租。幾辛苦都自己供。收入80%用嚟住,得好少用都要咁。自己地方自己話事。

    你所租住的樓是何年建成的很重要,因為於2018年11月15日之后建成的公寓,甚至加建房,不受租金涨幅规定限制

    In Ontario, the landlord must provide the tenant not less than 90 days’ notice for any proposed rent increase, served to the tenant on the prescribed Ontario N1 form. The landlord must provide the entire form to the tenant. On p.2, the law and tenant’s rights are explained to the tenant.
    Most professional property management companies actually are quite careful not to violate residential tenant’s rights.
    Rent discounts had been a popular practice in the past with private landlords (but rarely if ever offered by corporate landlords), mostly to “reward” tenants who made rent payments on time every month of the lease term. I am not aware that it is still in practice.

      @@BecomingAnnette The Residential Tenancies Act was previously known as the Tenant Protection Act, so that gives you some ideas that the Act is biased toward the protection of the tenants. The landlord and the tenant cannot contract out of the Residential Tenancies Act, meaning that any terms and conditions that contradict the RTA are unenforceable, even though both parties agree to them. In other words, the Ontario government dictates what the landlord and the tenant can agree to. The parties are free to agree to terms and conditions that are silent in the Act.
      However, housemate matching is a slightly different matter. You are the head tenant, and the agreement should between you and the landlord. I am not certain if your housemates are sub-tenants, or what kind of tenancy status they possess, and what type of tripartite agreement exists among you, them and the landlord.

      @@BecomingAnnette If you decide to terminate your month to month tenancy, you must also provide the landlord a written Ontario Notice to End the Tenancy (I think it is the N8 form). The written notice must be served on the landlord no less than 60 days prior to the vacation of the premises. All times are counted in days. So it is NOT two months. February is a short month, so act accordingly.

    我寧願搬去啲包水電
    至少個account不會入我名先 綁少樣野落自己度 方便之後脫身
    住址證明就用銀行嗰張已經得
    錢銀嘢不太建議
    其中一個人墊底 不然走數好麻煩
    應該要大家一齊先出哂錢
    才下訂單 交貨好啲
    水電筆數係之後先知 麻煩d
    所以我就覺得合租都係
    水電全包會方便啲
    同埋我覺得你個問題 唔係有冇agent
    你應該要搵過善良啲agent
    帶眼識人

    Find an agent to rent a place, landlord pay for the commission, and you could avoid a lot of problems

    I'm in London and $1500 to rent one room is simply outrageous. There are lots of options if you are willing to pay that much. Your landlord is trying to rip you off.

    Utility bills should not be under your name, should be under the landlord (owner). Find another place.

      If you rent the whole unit, then it will be another case, utility bill may be under your name. You can control the payment by yourself.

    Poor girl. If u want to continue your tenancy, simply wait for renewal notice from management company , then submit a dispute to tribunal. Who is the legal tenant in this contract ? The new tenancy is an update of the original in substance. No one should be rendered homeless in the eye of the law. Please look up stipulation of FIX TERM tenancy in the residential tenancy Act. Landlords cannot just serve you notice to quit for such a short term tenancy per se. if the fix term tenancy is not compliant with the law, the new tenancy should automatically converted to month to month contract. It is a basic residential tenancy concept under Common Law system. Resolution of the tribunal is final.

      You are in a very good position to learn about residential tenancy act , Ontario. There is mass information available on-line . The tenant info brochure is particularly useful. Never sign on any new contract ! You will automatically renewed on month to month tenancy under the original terms. The tribunal will determine the fair market rent and you decide next step from there. From a legal point of view, any exemption on the standard contract will be construed against the party who incorporates the clause . Good luck . All the best .

    Me Hates Greedy landlord. Living with landlord is more troublesome too. You could be over charged utilities . And noise complain,. Or personal items get stolen. I am sorry what you have experienced and hope you can find another place to move soon. .

      @@BecomingAnnette Situation is a lot worst in the US now. Housing price keep rising. In Bay area. Renting a room is no less than $1k and purchasing a property is impossible here. Properties in my district is US$1.5 million+++ and still can be sold within a week over asking price.
      Household income with less than US$115k is consider low income.
      And we have been having high inflation and high crime rate like burglary, home invasion, etc, so many car catalytic converters are being stolen nationwide.
