Several details for you to take note: (1) For Gated & Guarded (G&G) make sure to check the perimeter fencing around the whole housing area. The better ones would be brick wall or anti- climb fence (usually only available at more luxury housing area). Most of the time developers only provide cheaper fencing which is low, easy to cut open and easy to climb over. (2) Suggest to go for partially furnished landed house that at least have autogate, kitchen cabinets and grilles for all the doors and windows (切记每个铁花窗一定要有其中一个是可以开的, 以做逃生出口) as these 3 major items are costly and you cannot bring along when you moved out in the future. (3) And usually if the house is partially furnished, some basic ceiling fans and lightings are provided. You just need to buy and install own air-cord units ( these can be dismantled and take to new house in the future) (4) If you only want to choose one, install alarm system is more important than cctv. This is because when the house is broken into, the loud alarm noise will definitely scare away the burglars. On the other hand, cctv can't see the burglar face clearly as they have covered their face. The burglars will continue to break into the house even though they know there are Cctvs but the house doesn't have alarm. Our main goal is to deter burglars from breaking in, recording them does not help much. Alarm system will cost you a few thousand ringgit and you can't bring along when you moved out, but it is worth it. (5) Go for corner unit or semi-D. Experience more spacious living. Intermediate terrace houses mostly 20ft wide by 70ft long. It seems spacious because you look at empty units. Once you put in all the furnitures it won't be as spacious anymore. Unless you go for superlink terrace houses which are a bit wider probably 24ft wide. Still, you could have parking issues with nasty neighbours blocking your gate.

if u like nature, near to town, can try Puchong D' Island landed house. Low residency, surrounded by big lakes, 10mins drive to shops. very peaceful place. Rental is consider cheap also.

6 years ago I have 2 choices. 1000 sq ft condo in premium location or 4000 sq ft house far away from city. I ended up bought 1000sq condo because it end up personal preferences and location matters

Yes, i also agree. If you all prefer more chinese hawkers foods. Prefer you choose chinese area with more choices. Puchong also nearby Shah Alam. If you know the shortcut or kampung road through waze, than is convenience to connect Puchong & Shah Alam. I frequent use shortcut to Kota Kemuning. ✌️😘😜

介紹一個懶人找屋法，可以隨時在家先survey，運用科技和網路。i) 用Google Earth 看看地屋周圍環境，首先找有興趣的地點/地區，例如靠近學校的屋宛/花園/地區， ii) 用一些物業網站的 filter 功能，如 iproperty, propertyguru等, 搜索某個區/花園名字，根據租金budget，住宅大小（平方呎），屋子種類（terrace/link house, semi-d等）來過濾, 根據過濾結果，看那些 partial furnished, fully furnished 的屋子，一般上有照片可以先看看屋內的裝修和設計。用了i 即 ii, 就可以縮小選擇的範圍了，剩下的就聯絡屋主/經紀去看屋。 還有一個可行的方法，粉🦁可以推薦他們或朋友住得最滿意的屋宛/花園，運用i和ii 看看，或者約粉🦁到該屋區現場去survey, 這樣也可以縮小選擇範圍了。希望能幫到一些。😀

地屋好多野裝修...我果時睇地屋除左一般屋既野之外，仲有睇 - 屋入面有無4G覆蓋 (要高頻4G先有用，低頻800/850/900覆蓋都有機會係差，通話期間都會斷線)，屋有無fiber network coverage, 有coverage要再睇有無port 位，無port 位等幾年都唔會加port呢度(好重要，我另一間地屋，馬拉區入伙左4/5年都仲未有fiber....) , 開電話GPS睇水平面幾高，估有無機會水浸..
如果係gated guarded, 要睇管理費幾多等等..
入伙後，我拆左廳個躺門搬左做窗，大門拆左換左2個門大既安全門+智能鎖, 所有窗要加窗花，再自己裝cctv響門口位置等等等等...
最重要係住果度係leasehold定freehold...freehold真係買少見少，有都係位置唔靚。
我見你果度係清水屋黎，入伙後真係好多野攪，可以既話選啲己經有半裝修果啲，我自己買果度廚房己經全裝修好，果度都慳幾萬蚊馬幣。
係呀所以真係唔容易揀到😬😬👍👍🦁🦁

装修也需要一笔钱和时间。最好完完全全了解周边环境，邻居和上下班时间。屋子大打扫屋子也需要时间或者请钟点女佣

其實有gated 都未必不會入賊。如果地方太荒涼都有些安全問題。去附近的店鋪又遠，如果是馬來區，有時買d華人商品都有點麻煩，茶室又少。有時d舊區都ok的，未必一定要新區，舊區通常都不需要裝修廚房，其實可以再看看。記得要測試下路面繁忙時間，孩子去學校和放學需要的時間。

我建议狮爸狮妈要试下由花园出门囗到学校真正花了多少时间。跟番平时狮兄弟嘅返学放学时间嚟测试，睇下是咪真系冇咁塞车，大大节省咗个时间。因为我时常怀疑每次啲新楼盘说去地铁站只需几多分钟，去市中心又几多分钟，其实个"几多分钟"系指冇车嘅情况之下先至有可能到达，所以不可尽信。明明十分钟个路程，往往都会超出果个时间。
