My 8th deal just closed today. All of my deals other than my first which was a FSBO, and one JV deal, they have all been from SMS. I’ve been blasting out 20k messages per month for the last 5 months. Doing all that and trying to keep up with all the leads myself is exhausting! Between being tired of texting and the new one to one consent law that was supposed to go into effect, I decided it was time to find another lead source. After a lot of research and watching many of your videos, I decided to try I speed to lead. I signed up for the annual coupon club yesterday and got $900 in free credits. I think it’s going to completely change everything for me! I think I will be able to do 2-3x as many deals, and only spend a fraction of the time!

For me, the biggest thing was how much mental energy it required to get to a decent conversation with the Cold Called leads, or.. I should say "leads". For those who still argue that Cold Calling in Real Estate is a good for a long term business... keep cold calling. Great editing work Jordan.
But when cold calling you can pick your a specific market. There might not be 160 coupon club leads in the area you're working. Cold calling is better long term. Plus half of the coupon club leads were generated with a cold call
You can pick your specific market with PPL too. In fact, it gives you more power because you can choose which leads to purchase and which ones you want to avoid. We have cold called for a decade, we have done PPL for 4 years. Respectfully, I disagree that cold calling is better. The management, quality assurance and training required to maintain consistent results with cold calling in comparison to PPL where I can just focus on being good at closing and wholesaling tactics.
@ I signed up for ispeedtolead after watching your videos. They only had 30 coupon club leads in the Denver metro area. Only 18 were good leads. Maybe PPL would be good if you’re doing virtual wholesale but it doesn’t work in Denver.
If you want leads in a specific market, you can do fixed price mode. Or, you could utilize the other resources like LeadZolo or PropertyLeads for Denver. JW Epstein is in Amarillo, Texas and crushing it with PPL. If he can do it there, it can be done in Denver.
Again, I disagree with proof. Fresh, exclusive leads we close at a rate of 1 out of 7-10 not 1 out of 25. Now, I do not limit myself to 1 market so I never pay $200 a lead. I am closer to $50-$75 for an exclusive lead. I, also, only pay $9 for coupon club leads because I am grandfathered in.
I did both since 2021 until the end of 2024. I just stopped cold calling. Energy suck for us to continue to cold call when we have PPL at our fingertips.

Is the metric for closing on PPL, 1 out of every 25 LEADS OR 1 out of every 25 OFFERS? I think that distinction makes a difference because if you haven't developed your skillset enough to get the seller on the phone and guide the call to make a good offer, then it's going to take you much longer. Do you agree?

The business has grown but that isn't the best part. It's more about the simplicity it has brought to our business. Prior to PPL, we had to try and be great at marketing and wholesaling. Now we can just focus on being great at what we do. So, since the change our processes have become astronomically better. I now know at any point in time, I can buy leads and close a deal. That was never the case because we had to mine for those leads before we could close.

Doing the wholesale trench work basically. Recently I’ve been considering using some of my savings to buy PPL. Your videos have helped a lot man, very grateful for you.
Not gonna name names, but as someone still in the learning phase, (implementing stage starting next week!) I heard from other youtubers not to do PPL and they are either gatekeeping it, or theyre just stupid. Thanks for putting us on that! Once I do my first deal cold calling 😢 im switching over to PPL
If you can watch hundreds of videos of them doing their technique live, successfully...listen to them....if you can't, my word is backed by my actions and proof.
I'm listening to them in the sense of what lists I should be pulling, but I'm definitely following the closures formula on these deals and gonna dispo through investorlift. Its free until I can upgrade so why not get familiar with it? I want to do this the right way. The hardest part for me was trying to make lowball offers and take advantage of sellers. I don't want to do that
