unit owner po ako ng shore.nangyari na sakin two contract pa nag.. last November 2021 nagbakasyun ako sa manila to visit my units dahlia walling tenants at Hindi ko na Pina renew.so vacant na and units ng dumating ako kinuha ko ang keys sa agent ko.then sinabihan ko sya na kung meron bago tenants ako piprma ng contract dahil meron ako hinala na MARK UP last 2 years contract..sge sir, sabi nya after a month wala tenant..so, umuwi ako sa bacolod.pagdating ko sa bacolod kinagabihan dami daw nag view at gusto mag rent,,meron pala copy ng key ang agent hind ko alam.meron na daw kumuha at that day nagbigay na ng 20k 2+2 deposit nya na daw money ko sa acct ko..hind ko tinangap ang pera dahil sinbi ko sakanya ako ang magsign with tenants,,hind nya sinned ang gusto ko para magka MARK UP SIA! CANCELLED KO CONTRACT! so unit ko is vacant from last year 2021 up to now September 2022 mas ginusto ko VACANT ang unit ko,kesa sya makinabang or sila..share ko sa mga units owner ang experience sa shore.wag naten sila hayaan sila makinabang sa unit naten pinaghirapan...

Kahit saang developer nmn po eh ang unit owner has all the rigth about its unit po.. Kayo po ang bahala kung anong gusto nyong gawin sa unit either gamitin nyo as home, ipa rent or airbnb.. pwede nyo po gawin.. Pero just abide lang sa rules ng condo po dahil may mga house rules po ang mga condo admin po..

Hi, As per "Rent Control Act of 2009" all payments by tenants must be given to the unit owners. But the rental environment now in the Philippines... most investors are OFWs or far from manila or just too busy to handle thier rentals that they engage property management company to handle rentals for them. It is the owners decision po if they will allow the company to collect payments for them po.. but because there's a lot of agents-cheating going on around the MOA condo area its better to find a tenant that will pay the rent direct to owners bank account po. And find an agent that will help to implemant all of owners requirements and rules po.
Rental po ang topic, walang bentahan po.. ibang subject po iyon... Sa example po sa video.. parehong kumuha ung unit owner at tenant ng kanya kanyang agent po at sa usapan nila sa example eh 1mo agents fee sa mga agents nila po to compensate sa services nila.. Once na turn over na sa inyo, kayo napo ang in charge sa unit ninyo.. you can manage your own po no issue po dun.. Its the option of the owner kung gusto nya ipa manage sa smdc leasing, or other agent or Property management company.. wala pong pakialam si smdc kung anong option po ang gusto ni owner..

what if i have 5 door room at gusto ko sarili ko e manage ang rent. pinagbabawal ba yun ng management ng smdc? dapat ba sila magpapatakbo?
