But if it is after 2017, It will be really hard to get approval if you don't have 25 feet of road at least.

6 metres road unless prescribed otherwise, meaning if BDA has prescribed 30 feet road, the instructions of BDA will be applicable. You should have clearly mentioned whether BDA requirement is 30 ft road.

All construction companies are selling plots without layout approval from BDA. These are unauthorised plots. As per BDA no approval for building construction will given on such plots. You are uploading videos of unauthorised plots, layout of which are not approved from BDA

Sir, If you met the Road requirements, which is currently 30 feet at least. Then you can construct your house but the problem is the FAR (Floor Area Ratio) Let's suppose you have 30 feet of Road so the FAR for a 1200 sqft plot will be 2400 sqft. So practically after leaving 5 feet each side you as per BDA (or Municipalities) requirements, You can construct 2 floor with 1100 sqft each. But if your road width is less than 30 feet, The far will be 2100 sqft, That means you can build 2 storey house with only 950 sqft each if you build legally but if you wish not to leave 5 feet then you can build 1050 sqft only. So this is the only problem you will face, If you share plot.

If the parking is completely open like stilts floor in apartment then it won't come under FAR. Confirm with the architect.
