Hi, I see a few issues. 1. Your model assumes in the refinance process there is growth - this has been true with current market conditions which will not continue to the same levels. Should factor this in to not be surprised in next rounds of refinancing. 2. Your estimated cash flow doesn't consider a protective amount "emergency" should you have time period where you cannot rent out the unit or have a tenant that doesn't pay. Protect yourself for this in your estimate.
Congratulations you pulled out your money ! , Before the purchase you don't have option to get the inspector and verify if the house has all got permits for duplex ? Will you not be able to sue the previous owner for selling the house which had no permits for duplex ?
Yes you can always check with city - and I did too but it’s very confusing on this, city did say it’s duplex and 3rd unit in the basement is non conforming. Your right I have to check with my awyer see what I can do about this
@@AdityaKumarSoma when city said its a duplex already and now they say they cannot it's really tough to do business. I think you should sue the city inspector too.
