Yes you’re right. Affordable housing in planning development has a very specific meaning. There’s actually a few different types. Developing isn’t a charity, what do you want them to do, please build but don’t make a profit from it? You might want to encourage more people to want to live vertically. You can build as many flats as you want, but if people don’t want to buy them and want to keep buying housing in lovely green areas, then it won’t help affordability.
Why are all these 'new builds' so uninspiring? It doesn't have to be that way... it's the 'norm' because the developer is only interested, in making 'quick money'. Not producing homes and neighbourhoods people are excited to live in. If this were the priority... spacious, ergonomic homes, rather than a series of rabbit hutches. It’s the same here in the USA, in Florida they are doing sooo much building that some of them look like shacks or army barracks, but they are not inexpensive. Also we DONT have the roads to support the increase in traffic. I think the developers want to make money too along with the cities gaining more money for real estate taxes.
Exactly. The same thing is happening in Florida , my state in the US. We used to have so many roads you would drive along that were green . Now they are building in every available space there is. Some land used to be state owned land to preserve nature areas. Housing is so unaffordable here, especially for young people. Plus insurance and taxes are skyrocketing, especially for people moving to buy a new or DIFFERENT house,. It doesn’t even have to be new. Taxes go way up!

There is a beautiful new development near the coastline, it includes social housing, properties are on the market from £600K-£1M+ and they're not selling. Our area appears to have reached a peak with the overflow from London.

There are vast areas of green land near cities that can be built on. We will still have plenty of countryside left, and perhaps helping people get a home is more important than rich landowners keeping their land for themselves.
You will see. Eventually it will all be taken up. That is what is happening here in Florida. Our town is overbuilt now. Building hasn’t ceased for the last several years. Every time I turn around, I’m like , When did that go Up?! The roads can’t sustain the traffic. So much more crowded than it used to be.
We need more houses to be built if we want housing prices to come down. For too long, the government and various nimby laws have stopped the development of social housing to create artificial scarcity and, therefore, create the property bubble. Rich people love seeing their house prices rise and rents rise in a strangled market. They dont care that it is creating more inequality and discontent.
They're building houses that £660K-£1M+ it looks like the private buyers are paying for the building of any social housing on the development. House builders are not going to take a lower cut just because the local council says it has to include 35% of social housing.
Here in the US, there is so much building of housing but the prices remain so high, it’s NOT affordable. Young people live with their parents because they can’t afford a home of their own. It’s about profit I believe, for contractors and the cities taxes. Here in my town in Florida, they are taking away sooo much of our green land along the roads we would drive on. Now every inch is being used for building.
We cannot feed ourselves so we need more farmland. We need to build a new home every two minutes just to cope with new immigrants. Moving to Net Zero, that will mean replacing fossil-fueled power stations with, say, solar. A solar plant that would replace Drax power station would take up about four hundred hundred square miles! How many power stations do we have? In any case, we need to double that because transport will also be electric. Has anyone in government done the sums?
