  • Today, we look at 2 REITs that could triple in 2025. These two real estate investment trusts are heavily discounted and have strong catalysts for upside. They are very risky but could be some of the best REITs to buy for 2025 for more aggressive investors. I include a few such speculative investments in my REIT portfolio.       MAA, EPR, WPC, BNL, BYG.L, O are still reasonably valued and can all easily grow 20-30% in valuation without having a big downside risk

    Hey Jussi, do you think Hurricane Helene storming through the South-east will be an issue for AHH since they are so strongly located in that region being hit(Georgia, Virginia and North Carolina)? How does commercial real estate fare during natural disasters?

    BRNK volume is 927(!) shares a day according to yahoo. It would be impossible to sell position with such low trading volume even for a retailer investor.

      I just checked multiple sources and the average daily volume is literally hundreds of thousands of shares

    You should have looked at shares outstanding, because issuing shares to pay off debt even when price is low might be whats going on.

      If this is about braninck, they voted to issue shares at last shareholder meeting. Not sure what outcome was, but I sold at forehand.

    A few weeks ago Uniti Group secured a 20-year contract to support the expansion of AI-optimized data centers in Alabama, that's really positive. I have shares in Uniti and BRNK and I am holding for a few years at least.

    Thoughts on debt for UNIT? Negative equity position hamper shareholder return?

      The equity is positive. Balance sheet figures cannot be relied on due to non cash depreciation in the case of REITs

    The US OTC symbol for Branicks is DDCCF, Fidelity charged $50 for the trade

    The thing to remember as UNITI transitions from a REIT to C corp is that that dividend is toast. You mentioned that it will allow them to “retain” their cash flow. The translation is that the dividend gets axed. I have been in and out of this over the years and also when it was a division of the old windstream. I have somehow managed to make a pretty good return on this on several occasions (more by luck than skill) I bought 4000 shares under 2 bucks and another 2500 shared at about 2.30. Not adding any more here, but watching it climb. I’m greedy, but not that greedy. It hits 10 bucks and I’m out the door. This is a lottery ticket, not an “investment”

      I agree with you keith. I used to follow UNIT but got tired of its gyrations and adversarial relationship with Windstream.

      @@davidwysocki1004 indeed! I used to hop in and out and make a few bucks out of the volatility. But I think this is my last roll of the dice with these guys. With any “luck” I will cash out with a nice gain and walk away. At least for the foreseeable future

      That is a good thing in the case of UNIT. when you trade at 5x due to overleverage, you should fix that first to maximize value for shareholders. If you double that, it is a 100% return.

      @@askjussi just sheer luck 🍀 hadn’t really been following it since the last time I had sold out of it. Saw it was trading down because of the merger. Watched it dip below 2 bucks like it was going out of business. Figured I would hop in since I had some free cash 💰 Honestly, was not expecting this to run up so much. Might take a little off the table and leave the rest since it would be free money. But I’m letting it ride at the moment. Blue tiger lives 🥳🥳🥳🥳

      @@askjussi if I am not wrong, the worst case real book value is 800M, which is the actual 1400M minus 600M of subtracting 20% for the unsold real state portfolio (20% is the current discount to book of the last sold properties). That gives us a potential 5x revalorization from current levels at liquidation.
      In normal conditions, this company would generate FFO of 40M (nice that they are so transparent about the maintenance CAPEX!) which would also align with a book value of 800M quite realistically.
      Warehouses in Germany are more valuable assets than overseas, as the terrain and infrastructure access for them is much more scarce than in the US. Germany is also a logistics hub for the whole continent. I have to say that they have quite some exposure to automotive export activity (>10%), which is currently seeing heavy deinvesting.
      Offices don't seem to be anything special, both for good or bad.
      Being the main risk covenant violation due to excessive LTV, I don't see worse times ahead to deleverage than H1 2024 and the first six months of the year they managed OK.

      @@askjussi ok, there is a caveat to my previous case. Actually they mainly liquidated logistics real estate in H1 2024 and even increased the office portfolio. The vacancy rate in the office portfolio also jumped from 8.6% to 9.7% since the end of 2023.
      Probably the discount to book value should be increased further than 20%.

    you need to do more follow-ups on prior REITs you shill (not just the ones that doubled or tripled and you 'magically' sold the TOP) ... review AHH again please
