    You are very humble to say you have not helped the buyer of your previous house, even if the situation would have been complex many people wouldn't have let go of 50k by understanding the other person's financial condition.
    In some way it is as if you are paying the interests on their short term 1 year loan, so hats off to this generosity and kind gesture.

    Very informative video.
    I’m curious doesn’t buyer/seller contract in Canada have a clause where the buyer can back out if the house doesn’t appraise to the value? Max they lose their escrow. I believe USA has that clause. Generally inspection is also part of this unless the buyer waived both - appraised value and inspection. In your example seems like both your buyer and you as a buyer waived it otherwise there is no legal action. But again not too familiar with the Canadian housing law.

      All these conditions are valid only for the time mentioned in the contract and generally max 5 days to a week..these conditions r not valid once that time frame is over..

    As far as solution is concerned, its a good path or formula to get rid of tension of legal formalities. But in my view if any loss is there is deal both parties should contribute to loss. As you said loss was around 50k and you reduced price by 50k. It amounts that your buyer has not contributed to loss. It should be somewhere 50:50 ration of 60:40 ration. Though it is my thought process may be I am wrong.

      We started the negotiations with 10 k but had to give out 50 k else it was the deal breaker

    Great solution Shilpa! The first thought that came to my mind was to split the cost of private lending between you and your buyer. Would this have been a deal breaker?

      We didn’t have the choice of breaking the cost as he was not able to afford anything related to private landing..so yeah, it was a deal breaker..we started with 10 k though

    Brilliant approach as majority of time Lawyers and Real Estate Agents will cause more harm than remedy in these scenarios I never trust any agents or lawyers trust yourself and the other party legal owner ….I believe this was possible because of your husband behind the scenes he is brain child behind this solution. 😅

    I thought Private lender cost now 10% (50k expenses for 200k ) looks too much Can you Give Break Down ?

      With processing fee,
      Lawyer fee, documentation and paperwork, it definitely costs more than 10 k and it was back in august and also depends upon individual profile of the mortgagee

      Yes, both have to do IELTS as on your PR profile your spouse points will also add up. Which, eventually help you for better chance.

      Finally it did after long. My cast is off so yay! Shilpa, I don’t know how but you feel like a tribe, like I know you. It’s possibly because you keep it so real and beautiful, it’s a rarity in todays day and age. So keep on it girl, I occasionally scroll down on comments and it’s heart breaking to see people commenting on physical appearance, it’s the essence that counts, and your essence does linger far and ahead. When one is pretty, it’s pretty inside out and you are one of those.
