    Anti flipping tax. Is it go by the date you bought the Pre Sale or go by the possession date ?

    听说客户买楼花后,开发商会给一定折扣,同时房产经纪也会回馈一定数额给客户,是真的吗?

      @@April_CAN @ 謝謝你問這個問題。 首先,兩者都不是常態。 開發商都是看市場才有可能給promo 給買家。市場好的時候根本一點都不會給。 經紀方面,「回饋」 也不是常態。 這是現在的經紀為了搶生意而減佣給客戶的。慢慢令客戶覺得這是應有的回饋或常態。 但我們的理念不是這樣, 佣金我認為是每一個專業經紀應有的酬勞。而很多經紀亦同樣不會作任何回饋。當然每個經紀做生意的手法也不同我們也不會做評語。 有興趣了解請觀看我們這條影片謝謝你 😊🙏ruclips.net/video/dHd-H8dapIQ/видео.htmlsi=3ic7vWb1O1HCTb_p

      @@jmrealestategroupvancouver Bank pre-approval 通常可唔可以lock埋個 mortgage rate for 36 to 48 months? 如果2021年lock咗個好低嘅rate, 樓花係2025底年先收,可唔可以仲用番鎖定個低利率?

    买楼花只要持有楼花时间超过两年就不用交flipping tax. 因为持有时间从进入楼花合同开始计算。

    樓花,多倫多朋友買左鎮屋,剛剛收屋,使用費建築商收$7000一個月,仲要加mortgage$5000 一個月,死吾死,大家買樓花真的要小心

      If you purchased or were assigned a presale contract and then purchase the completed property, the date you purchased or were assigned the presale contract is also considered to be the date you purchased the completed property.
