    with all the new Taxation and possible rent control I invest else where now I have been a Landlord for over 30 years and I have never seen such changes as we are seeing now The golden days of BTL are ended now Capital Growth will stagnate in the coming years

      ......i agree we have been hit HARD, however I feel the negativity in our industry is actually opening up some opportunities.
      For example... More portfolio landlords are reducing their holdings... this can be an opportunity for active investors to pick up deals.
      I also feel the general negativity in the market place is putting off a LOT of newbies, whom... dare I say it... sometimes overpay for deals. Less competition means we can secure better deals.
      Lastly... I always suggest we NEVER buy for capital growth and I agree we may not see much of this in the short to medium term. But if you buy for capital growth and don't over leverage you can live a very comfortable lifestyle.
      With all of that said, I bow to your long term experience... You've been investing a lot longer than I have. 😊

      I feel the UK Govt don't want the PRS ?? who ever we have next Govt I think Rent Control will come and with PRA lending requirements its not going to be a good thing Govt Policy will see the end of our market

    I’m wondering if I should invest in a buy to let I’m just a little nervous and not sure if it’s right for me. I have about £900 surplus a month and thinking property would be better in the long term. 🤔

    number 10 "do something"...... usually fear. It took me a bit of time, to stop surfing the net and start the viewings. Even placed offers and had accepted but fell through. Pick up and carry on..... the right one is around the corner that will make financial sense.

    The covid pandemic has been terrible for people’s livelihoods and businesses lately. In my opinion it is going to accelerate and magnify the 18 year property cycle. Housing prices really do need to drop considerably because they are running far away from most people being able to afford them.
    I have really enjoyed the content Tony, the education you provide has made me realise it is not as easy as just buying houses. Understanding tax, section 24, job income, goals etc. has really made me re-think everything again.
    At this point, I really need to save and keep an eye on the market, then hopefully structure my next BTL’s into a limited company to be more tax efficient.

      Hi Kian, my suggestion is to push really hard at school... Knuckle down and get everything you possibly can out of that education.
      At the same time read all you can on property. Go buy some property books, but also read everything you can on personal development.
      No excuses... Read it all... Start this week with "The Slight Edge".

    Is it possible to get a buy to let without having to pay the full 25% deposit?
    Can you buy a property worth £100,000 for let's say '£92,000' and then use that extra £8,000 to add to your deposit?
    So instead of putting down £25,000 you can put down £17,000?
    How does this work?
    Do lenders accept this?

      Hi Emma. Ok... Just for the benefit of all... Deposits do need to be protected.
      Assuming you have no reason to withhold the deposit, I can't see any reason why you can't just return it to them? I use the DPS so when someone leaves, if everything's ok, I just click the "return deposit" button (and fill in some other details) and the money is sent back to the tenant. 😊

    How about if you have £7k but have got a proeptty that is around 55 plus reenjovation and to sell for 105k or so? But no where near enough for the bridging tho what else could I do?

      To be honest with you, there's only so much info I can put into a short video like this and I answer to your question... You could get started with little or even no money.... Our you could get started with lots of money.
      Do you think it might help people if I did a video on how to get started with xxx amount of money?
      If so...... How much money do you think I should base my video around?

      +Reuben... I have to say if you're starting out with that sized pot you have some real advantages. Have you enrolled for next week's free course - you're going to find that VERY helpful if that's the amount of funding you have.
      When you watch it - depending on where you're investing - just keep in mind you should be able to do DOUBLE the deals, by pulling your money out again quickly... That will make more sense when you do the course 😊

      @@YourFirstFourHouses true enough, I can't deal with people trashing property, not paying, void periods etc. It can work if you are very choosy about who you put in your properties, but again, the scruffiest person may treat it with respect while the posh looking person may treat it like crap.

      The govt are now consulting on moving stamp duty to the seller. So if you already paid it on purchase, you will now pay on selling.

      I may be delusional but if house prices crash the banks won't lend money for a mortgage, only when house prices stabilise will they. Because why would they give you £100k for a house that is declining in value and will soon only be £80k. If you can't pay the mortgage they've paid you £100k for a house that is now only worth £80k

      If you have a full time job, your second property will be easier as your work income plus potential rental income becomes your total income to borrow on.
      This increases your buying power moving onto your second and third property etc.
      Hope that helps.

    Hi Tony, great video, like your style. You pretty much condensed a 3 day basic training course into 7 minutes 24 seconds. Am just starting on my journey and 1 to 4 on your list are covered, 5 is where I'm at. 6 will be challenge as I'm an expat looking to do this from abroad but I have a telephone and visit frequently :-), 7 will be ongoing starting now, 8 yet to start, 9 is already engrained in fact I merged with 4, and 10, if I link to my first property investment purchase, it is etched on my plan for early next year.     Can someone please advise on what I should do with the property I own with my brother please ? Our parents bought us a flat about 10 years ago. We owe £177k to the bank and the property is worth about £320k. I suggested using the equity to get another property. He doesn’t want to do that as he wants to make me sell the property so he can take his £65-70k and Buy his own place. Should I ....
    1. Remortgage the flat and Buy him out?
    2. Do as he wishes and sell the flat and get a place of my own and wait for equity to build on my own place.
    3. Tell him to piss off and I’m not selling.
    I want the best possible outcome for us both. Please advise. Thanks
