We always need a tool in our back pocket to help us remember to SLOW DOWN when we start to negotiate a contract. Things get moving real fast so ask your agent for a "settlement statement" or a "HUD". This will give you the numbers as a seller you will need to see what your walk away numbers will be. As a buyer, it will help as well but remember if getting a loan you will still need to get your lender fees. The point here is, it allows you to pause while more data is gathered allowing you to see real numbers and be sure the contract is as you want it to be. Nothing worse than surprises right before the closing.
