RERA is toothless tiger, I’ve invested my hard earned money in a famous group “Adhiraj Samyama, Kharghar “ from 2016 and paid 80% of the money. But from last 3 years work is stalled and RERA has been giving extension after extension without checking on ground situation.
Maha Rera is working on behalf of Builders, particularly in metro cities like Mumbai, Pune, Nashik and Sambhaji Nagar etc. I think notices are Only for showoff. Customers should come together and file cases in consumer courts against irresponsible builders and Maha- Rera should make parties in this legal fighting.

Rera is a joke. Builder has facility to extend project completion date as they want. Project started in 2009 can extend completion date till 2024. Generaly in 10 year the buildings needs inspection for repair but Rera has no issues 15 years construction duration. All flat owners combined also cannot do anything against the builders becauee they have a legal department dedicated to handle such thjngs and maximum Rera can do is ask builder to start the rent which would be few thousand and it will be in form of credit note. Which builder will discount at the time of possession. So go for ready flats avoid under construction projects. Against the credit note builder will add some additional charges and level it up. If Rera wants to be helpful, it should take the project in its custody and start the peoject immediately with some reliable company like L&T etc. There should not be more than 2 years extension period beyond what was promised initially by builder.

Many times it is beyond control of the builder also to complete the project like bureaucracy and khabugiri and babugiri in BMC. They do not issue cc or oc without taking bribes which most of the builders do ot like to give them. In that case the buyers only the suferers
For updating details quarterly on rera sites CA certificate is required for which CAs also charge about 25000-30000 fees. Why builder unnecessarily pay for the same on quarterly basis

jai shree ram, i had booked flat at Highland spring in thane during property expo in 2019, builder that time assured possession in june 2020. After making initial payment and time of regjstration OF agreement i was told that possession date is Dec 22 and not june 20. after that every six months builder used to extend the date by six months. finally possession was given in may 24 that too without completing amenities i.e lift were not installed, electric meter was installed after possession is taken, parking was not provided to individual flat owners, Most important thing is before giving possession builder had forced the individual flat owners to signed undertaking as per specimen provided by builder at flat owners cost of Rs 1500 which says flat owners can not asked for compenstion for delayed possession. also can not asked for details of expenditure of maintenance charges collected by builder for two years etc. actually REREA SHOULD NOT have GIVEN EXTENTION FOR PROJECT WITHOUT HEARING THE FLAT OWNERS. REREA IS WORKING FOE BUILDERS LOBBY AND NOT FOR FLAT OWNERS. purpose of RERA FOR WHICH IT IS SET UP ITSELF IS DEFEATED. RERA IS toothless agency, for what purpose it is set up god only knows.
