Landscape & Wildlife
This region of Wyoming features a mix of striking geological formations and open pastureland. It’s ideal for grazing due to flourishing grasslands and seasonal stream beds that meander through the Carbon County basin. Approximately 0.25 miles of Monument Creek flows on the property.

As an ex wyomingite ..I have spent many days in that area of this offering and can honestly tell you , run don’t look back unless you like 40 mph wind non stop , snow drifted so high you can bust thru only every other 40 feet , no water and what water you can find is so alkaline it’s pure white ..snakes, snakes and more snakes ...it’s an hour drive at 80 mph to the closest store ...good luck 😂

LOL. I love it when ppl cut to the chase. My Sister & BIL lived outside Big Piney in the mid 80’s when he worked on a gas refractory plant. They had to drive 1-1/2+ hours to the supermarket. The local store was 2-3x’s the price. I think they called it The Ice Box of the west. An unnaturally hypothermic, rugged place to live. ✌🏻

I saw a few of these comments mentioning the wind and remoteness and harshness of the location. I tend towards discounting the negative comments, except around property in areas I'm not familiar with. In those areas, I tend to give the benefit of the doubt to those claiming localship experience.
I recently considered purchasing a lot in a community in Crystal, NV... until I found out it was going to be off-grid. One hour to Vegas... not bad for the price asked. Except I know the area, one half hour to Death Valley and they want to do off-grid? I had to let people know... strong winds, no water, dust and dust and dust and oven hot heat six months of the year. On grid, maybe okay; there's an escape from the elements inside. Off-grid? No escape at all; buyers are going to be victims of elements I am very familiar with...
Snakes, scorpions, heat, heat, heat, no water, high winds and all they bring is dust and some kind of 18th century off-grid life. Half an hour from a place called Death Valley... Open your windows and you'll be dusting every surface every day. Close your windows and you'll bake in your own home.
Land sellers and property developers sometimes just don't think these things thru. And sometimes it's because they get away with a profit because some dupe who doesn't have experience of the area romanticizes one thing or another and jumps in. Nobody who doesn't live in Wyoming will spend more than one winter in remote Wyoming; just like nobody who doesn't live in southern Nevada will spend more than one summer living off-grid in southern Nevada.
When all the people who can move out actually do... who are your neighbors going to be? They're going to be the desperate people who can't move. What might desperate people do when we aren't home? What might they do when we are home?
Nope for me, same as Crystal. If in 2023, after 300 years of everyone settling down in all the decent places, it's still remote... there's always a really good reason for that. And that reason is always hardship and climate and all levels of bullshit conditions. Unless I expected to sell for a dollar, I wouldn't buy it for zero...

It's not a year round creek, It's spring fed so a well shouldn't be a problem. Very cool history about this property though: The San Pedro mountains is where "Pedro the mountain mummy" was found.
Remember whenever you’re looking at property do you have access to the property? Do you have the mineral rights to the property? If not they can come right on your property and drill and leave a hell of a mess and there’s nothing you can do about it nothing you can do about it! Next point do you have water rights you may not even be able to drill a well on your own property. Are there leans back taxes toxic substances dumped? Do your due diligence

@@anybodyoutthere3208 I think the best thing you do hire a lawyer I think also they can do a search of the deed and see whatever is on the record at the courthouse as far as liens. I heard of a troubling thing where they sold the property a week before the lien went on it. But you really want to make sure that you have water rights and that you have mineral rights and you have access otherwise it’s a worthless piece of stuff that you’re just basically paying taxes on
Deed research, don't assume you have access to water, minerals, right of way access to the property and nowadays wind rights or solar power rights. I've heard of oil companies walking away where direction wells are being drilled and land owners want proof the oil is under their property. They have a right to drill for oil under your property with the mineral rights but apparently not to get to the pockets under your neighbors property with directional drilling.

Grew up on a ranch down the road from this listing. Lived there for 45 years.
149,997.00 for the same parcel that I looked at 12 yrs ago when it was listed for 40,000.00 by a local realtor. I have a few friends out there on property they purchased when prices were realistic. This is a sad day when outside non-local, absentee brokers purchase at fair market value and list at 300% mark up!! So sad!

Hmm. Get ready for the wind. I'm a truck driver who use to drive up and down that area of Wyoming(Medicine Bow etc). It is awful;let me tell you. This was years ago when I was a rookie. Trucking companies know they can get away with having rookies drive Wyoming. That place is extremely awful for living conditions. Anyone reading this; I'm telling you don't do it. I feel like it's my duty to let you know lol😂
