I used to live in that area. Cold winters but fresh air from the mountains. The public baths are historical, thermal waters good for you. Near Lucca, very nice town, and the beach in Viareggio, a very nice place indeed. I used to go to Massaciucoli llake for the birds and quiet bucolic wooden paths amidst tall water canes. You gotta love Tuscany. Giaccomo Puccini was born in Lucca, I visited his last home by the lake. Vincerooooo, vinceeeeerooooo!!!

Hi mate. Just a bit of advice. My dad was a plumber and brother still is, so i've a very good idea of "plumbing" costs. I can assure you that to re-do the bathroom, incl new suite and tiles, + the plumber's labour/time, would cost you between 7-10k, and i'm basing this on labour costs in Abruzzo, which would be lower than in Toscana. Anyway, thanks & cheers!
Meh… assuming the water and waste water is solid, the fixtures are like $1000 for sink, toilet, bidet installed. Shower maybe $1000 for new pan and glass enclosure. Some tile money…. I don’t know. I said €5000…. You think €7000…. Seems pretty close. 🤷🏼♂️

Just wanted to try something new. Can’t get around to all of Italy, too expensive. Still doing 2 live tours a week on average.
There are some neat homes out there that should be brought forward.
And I’m still not a big fan of using listings to show properties. I just don’t think you get the full story, but that’s why I’m keeping these short and trying to explain the area as well as show the property. So far it’s been pretty well received.

This is not even close to Bagni di Lucca. Hence the price tag. 😮
It’s 37 mins driving between Bagni di Lucca and Collodi. This house is half way between them. It’s like 20 mins away…. In my book that’s pretty close.
Of course in Texas where I used to live your mailbox might have been 20 mins away! 🤠
