Who the hell could place a “Dislike” on this perfectly produced, lecture.? was it the jelous Kaplan or Barbri or Pieper??? How could you dislike such a great video, what r u afraid of competitor? this man is doing a great job, Haters please skip this video.
The answer, as Cole .Beene has shown is that the lecture was disliked by persons who were looking for something else. it is quite an amazingly well done lecture. I suppose if I am looking for a cat, I might tell a dog salesman that his dog is lousy.
Michael, you are the most brilliant Legal scholar I've ever encountered. Thank you for breaking Property into a manageable format. It now appears manageable.
You are the best explainer ever! As a foreign-trained llm I had only 6 weeks of real property in law school. No wonder I had no idea how to put all these pieces together. Thank you so much for uploading this video! At least now I get the analysis and just have to practice and to memorize. All your videos are extremely helpful and I love that you explain so energetically, sometimes almost scream at the camera. Your videos are a 100% better than some other bar preps professors’ boring explanations. God bless you for your effort in making and uploading all these videos!
I just dont understand how you can break something down in 5 minutes that confused me for 4 months my first year. You need to be the dean or curriculum specialist for every non t-14 school out here. seriously. Fangirling over here
Literally I have spent years trying to get this straight, this video clip is pure gold as well as the rest of the channel's content, thank you so much for your work to help us to improve our studying!
Michael, your presentations are absolutely the best I’ve ever heard. I graduated a few years back and came across Studicata; just like discovering a treasure. Wish Id had this in law school.
Totally agree. Took 4 months of property, listened to four different profs teach this, never understood this. You have a gift. Seriously. God bless you.
I watched your videos on Civil Procedure and just had my final for it today. Thank you for always being so clear! I'm definitely going to watch all your Property videos for that course next semester. I heard it's killer.
Great work! Love the content and the teacher does a great job, but their app and website seem to always malfunction. I’m currently a paying customer..but here I am on the free videos.
I salute you, Michael for creating this phenomenal style class. This is a full loaded video with explosive knowledge that researchers seekers cannot miss out… This is an excellent and comprehensive information to enlighten us to take and pass real estate exam...
This is the part that I always get stuck on. Lol, for some reason, I just can’t REMEMBER this. Omg! Playback speed of 0.5x really helps me to understand this.
After satisfying remainder… When uncertainty of person or uncertainty of whether condition happening (meaning conditions exists that must be satisfied to get conveyance BEFORE the natural termination of prior estate) -> Contingent remainder If no uncertainty exists who or when the conveyance is happening and its conveyance depends on condition (AFTER receiving conveyance) -> vested remainder subject to divestment If no uncertainty exists who or when the conveyance is happening & if at the time of conveyance, the percentage of receiving estate is subject to change -> vested remainder subject to open
This is AMAZING!! Thank you so much for posting this! I have struggled with understanding these concepts for months and you were able to explain everything in one hour!! This flow chart is incredible for visual learners like me.
First and foremost just want to say you're the man. Big fan, love your videos. With that being said, is there anyway you could make a video about strategy for the "PT" portion of the bar exam? This would be very helpful. Thanks.
Sure! If you enroll in our Free Bar Review program (www.studicata.com/bar-review-pricing), there's a 53-minute video in Orientation titled: "How to Prepare for the MPT" - you might find this module helpful. 👍
If you head over to studicata.com/leap and scroll down to the "What's Included" section, you can see a detailed breakdown of every module currently available in each subject of our LEAP membership platform.
According to common law if I hold the *deed* of a property for which I have paid in full yet still paying taxes on, I am only a renter. Unless I hold lodial title of it I am a renter.
Yo Mike I have themis - I’m sitting in FL, I did well in my property courses but for some reason now - the material isn’t sticking and so I came to this video and thank u bc I felt I finally learned something. Maybe I need to learn basic property law before worrying about “oh this is the FL distinction or the FL rule. Can I hire you to tutor me because I’m freaking out with no time and 500 subjects to learn with little organizational skills - like outlining or knowing how to structure the day. I just follow what the themis schedule said but I clearly need to talk this out and so are you tutoring new students for July or am I too late? I even wrote out the chart - TWICE but I’m scared bc we’re moving subject to subject and I’m falling behind
I’m lost in “the right of entry” from 28:00-32:00. The transferor has the right of entry even though it’s fee simple subject to condition!? How is that?
If I understand your question correctly, I think the answer is that the transferor's right of entry cannot vest until the condition subsequent fails. In present estates and future interests, "right of entry" is a legal term of art-it does not literally mean that the transferor has the right to enter the land whenever he pleases (for his nonpossessory future interest to become possessory, he needs the condition subsequent to fail).
Why is it contingent to Bobby to turn 25 year old so if Bobby is living ascertainable person shdnt it be vested conditions subsequent?? At 56;55 min example can some one explain?! Is it because he needs to be 25 Thts why?? I am a bit confused
Yep! they dont get shit because there is no future interest conveyed by the FSA.. A has the option to convey the prop to his/her heirs bc A has FSA, but in that hypo the heirs dont have anything.
I think the lecturer misstated the difference between fee simple on condition subsequent and fee simple determinable. Although my knowledge is limited, I’ve never seen anyone make the distinction based on condition and duration. My professor and most commercial study aids state the 2 interests are very similar, other than the way the present interest terminates. With few simple determinables, the termination is automatic. Whereas with condition subséquents the grantor must actually make a claim for re-entry. Probably worth checking with your professors to see if they recognize this lecturer’s distinction
Michael is right here. Also know that modernly, courts frown on possibility of reverts, b/c it' so draconian. In fact, in California it's illegal; and a fee simple subject to a condition subsequent MUST have that language in the contract so purchasers are aware. Otherwise, it will not operate.
Hello Michael You are the best. I have memorized all of the subjects of law through your videos and I would like to apply for and take the bar exam. However, I don't know how to go about it. Is there a way that I could get some consultation from you? Please advise Jim Kabir
What if amy dies and bobby is her only survivor, but she froze her eggs with some stipulated set of requirements which would initiate their fertilization at an indefinite date?
Awesome... absolutely Awesome. Would you be open to talking with me concerning vesting my interest, pertaining to the warranties established in the mandatory Act titled Settled Land Act 1925... whereby I am scheduling a chamber's hearing to have my legal right established, to a residue estate held in trust via reversion, subject to the strict land settlement by means of initially removing all rights duties and powers, real, personal & mixed to the status of tenant for life.
