VICI is a core part of my portfolio. Love the fact that these properties cannot be replicated elsewhere, and the very long leasing terms.
Very high barrier to entry in that space. VICI is sitting in a great spot.

You missed the best REIT out there, Reality Income. 🤑
Do not invest in residential REITs. We are basically funding Blackrock, Vanguard, and other Wall Street firms to buy residential properties. This is part of the reason why the middle class is finding it difficult to find a house at a reasonable cost. You cannot compete against a corporation that has targeted a neighborhood for rental income. However, we can dry up a source of capital used by Wall Street by not investing in residential REITs
Most of the residential REITS, including the ones featured here, own apartment buildings - not houses. The only publicly traded ones I know of that invest in houses are AMH and INVH

If you’re about to retire, it makes sense. For someone that’s young and has a long time horizon, REITs aren’t beneficial.

I've been thinking about whether to increase AMT or add CCI for weeks!
I agree with the first two but i'm not crazy about avalon bay.

@@MarkRoussinCPA I think it would be ADC. I believe that apartment rents are going to start dropping. Like yourself, I hold a lot of REITs . I don't think avalon bay is a bad company I just think there are better out there

I don't get Avalon Bay. Low dividend growth rate and not a high dividend reit - too many other options out there.

I just augmented my ROTH modeled after Adam Galas' Zeus Growth portfolio by adding SPGP, OMFL, DBMF & KMLM, but I'm still about 33% REITs inc Preferreds.

I do like CCI as well, both solid REITs.
