Hi, awesome content! We didn't know the implication of CGT and upgraded to bigger home and converted our unit into investment a bit more than a year ago. We lived there for about 7 years before doing so. How can we avoid cgt? Also, can we order a valuation now? 😢 we are in Metro Melbourne
How about if my relative stays in my rental property and they not paying me rent. Can I show as a loss in my tax return like loss of rent ? How does it work with holiday home if we sell one holiday home ?

if you can prove it then you should be fine. Eg. Electricity, internet bills and water rates proving that you used the property and its in your name for the 2-3 months then its hard for the ATO to argue that it isnt true.
Hi great video. Quick question We bought the house and got the investment loan for 7months just to be approved for the home loan, all the bills still under my name and same address. After 7 months, we changed to home loan residence. Is it still counted for the primary resident exemption? Thank you
Evidence is key here. Make sure to keep electricity, internet bill and telephone bills to show you lived in it. Change your address on your license and electoral roll too!

@@Homesick2010 if you only own that one property in QLD, you should be able to use the 6 year exemption rule to claim the full exemption

The ATO disallows the claim. You cant claim tax deductions on a property that doesnt intend to make income.
