  • In this video I walk you through an inspection of a fixer-upper home. Hopefully this helps anyone looking to get into this type of investing. This shows you an example of a POV inspection of a home that has countless defects. This video will give you a feel of what you can expect during a walk-through of a rehab listed home.  I break down the expenses into 10 categories. I give the estimated cost of repair for each one and walk through the process with you.  Below in the description, I list the list if defects with their cost so you can see how to write out an expense sheet. I also provides a list of definitions you need to know in order to succeed.

    Important Definitions:
    After Repair Value: After-repair value (ARV) is an estimate of a property's value after renovations and repairs have been completed. It's a common metric used by real estate investors and house flippers to determine if a property is a good investment
    Expense Sheet: Contains categorized and itemized list of expenses that are needed to repair the home
    Listing Price: Also known as the asking price, is the price a seller advertises for a property when they put it on the market:
