我有個朋友呢就買咗曼徹斯特一房單位,房屋售價約160千英鎊。地租(Grand Rent)約每年385英鎊。 該樓宇地契年期約為240年。
在簽訂正式買賣合約交樓時,樓宇發展商提出叫我朋友繳納約10,000英鎊的額外費用,作為以後不需要每年再繳交地租(peppercorn rent)的條件。 有網友說,加10,000英鎊後,可以使日後賣出單位比較容易。
我想請問在英國買住宅單位,繳交這類的peppercorn rent option費用是否正常及合理?及對買入樓宇方有利?
