So grateful to see your videos. We are in AZ. How do you fire a realtor if we didn't sign a contract with her? However, a person that we know brought her the day that we signed the contract on a built. We were told that if we didn't have an agent, nobody would get the commission. We regret our ignorance at the beginning of the process. If wouldn't know I would hire an agent that will help us and look for our best interest. In our case, she hasn't really done anything but waits for the commission.

There should be state and federal laws to protect buyers if the builder delays the closing date. I don’t know why such laws doesn’t already exist? You can’t penalize the buyer, but the builder can extend however long they want. Yes, it sucks, but isn’t that why we have laws? Same thing with earnest money. The buyer should be able to back out of a contract with their earnest money if the builder decides to raise the price months down the road for whatever reason. The contract is the contract, and builders have way too much leeway.
Agree, the f...ing system we live in sucks, it was made to keep us poor and struggle to get even our basics in life. We accept so much crap ,everyone knows it's not fair but still nothing is done.

I got my contract last month, it’s been a few weeks now and the house has gone up close to 8K lol it’s stupi* crazy market right now. One thing I definitely didn’t like is how much the price goes up when you start to get everything premium, my house in all the premium/ upgraded features were close to 60K lol I guess that’s something that I was disappointed but it’s the way they get you haha

The starting price of the model we choose is now $26,000 more in 5 months & projected to increase 4x's by closing.

Our local builder will be "pricing out" our new home construction soon, on 2 acres. I plan to have my attorney look over the contract(s) to ensure it will be standard in the industry in my area. Should I have an attorney to close as well? I'm hoping since it's been a year since this video has been uploaded, that labor shortages and the delays that existed then, may be somewhat less now...but a good question to ask my builder. Thanks ever so much for your expertise. In these days a buyer should utilize all the protection available. Thanks!

Not the state fair!! 😂 At what point does the underwriting happen with the loan on a new construction home? Is that once you get your ‘closing date’ from the builder and reach out to lenders to shop their rates/ pick a lender to lock in with? Or is that right after signing the builder’s contract?
Research reviews of your builder first, Charlotte has big companies that are shoddy builders. If you don’t want a money pit home, check out your builder first. Once you choose your builder I would hire a structural engineer to inspect your home during several steps during the construction process. 😊
Someone I know had to go to a hotel for 2 months because she sold her house but her new construction wasn’t ready. All her things had to go to storage! I’m not ready for that! Maybe a pre-owned house is better in these times 🤷🏾♀️
Where is this build? But regardless of where it is, make sure you have a realtor and get both a pre drywall inspection and an inspection once it’s done. Have a realtor that is familiar with and an expert in new construction. Not all realtors are created equal.

We'll have about $300k cash to put toward that new house mortgage when we sell our current house here in NC- but what if we can't sell it prior to closing? Do the developers or lenders ever give buyers wiggle room for closing date as part of their "incentives?"
Hi as far as lenders, I understand shopping for lenders but they check your credit and your credit does take a hit, only if they do a soft pull but they need to see the whole credit package. What can you do? Thanks
I have a contract with a builder that is building apartments for Air-b-n-b vacation rentals. This is a large development with many apartments for sale and I bought one apartment as an investment. The problem is my apartment was not completed by the closing date. Now the builder changed the closing date twice from the original date. The latest closing date is more than one year from the original closing date and I don't think it will be ready at the new date. My question is can I terminate the contract for this reason and get the deposit refunded?

We live outside of our home purchasing area. Is it okay to ask to see the inspection reports at the close of each completion ( i.e. electrical, drywall HVAC)?

I am having severe delays because of plumbing. I am waiting patiently though as my rate is locked in.
Be patient but definitely follow up and see when the delay is suppose to be resolved.

When should I expect to get a closing date from the attorney? The cabinets and exterior siding have been installed but I haven’t heard anything yet.
I would reach out to them. Every builder has their own processes but to be on the safe side, I say reach out.

On new construction, when can the appraisal take place. Must the new construction be done completely?
It doesnt have to be done completely but sometimes when it's not done completely you may not get the number you're expecting.
