They only pre-qualified me for 70,000. I think I'm go to opt out. I'm in Ohio where the housing market is cheaper, however, 70k is not enough to get me away from the city of Cleveland, I hate it here. Thank you for the information.

My client got approved for HP in the rent range here in the Chicagoland area at $1250, and I’m really finding it challenging to find her a decent place at that price point.
This is my challenge. My client was approved for 155K and the homes that they are finding do not approve with Divvy.. either a mobile home or sold as is. And it becomes frustrating.

I was excited about Divvy until I saw how it’s additionally 25% of savings pushed on renter to give to Divvy to put aside for them. In FL it would come to 3k payment a month for average size home as rents are ridiculously high now.
I understand that. The 25% savings option does make the monthly rent amount higher. For some, they like that they like the forced savings option, so when it's time to buy, the funds are there for them. My sister is in FL and she is having an awful time finding a rental. This market is crazy!

Yet the system is made to take almost half if your earnings these days just for the roof over the head! My husband and I are trying now to rent in FL and it’s close to impossible 🥴 They want the tech salaries according to rent. Everyone’s fed up with this never ending pandemic, especially in blue states they made it awful for people, so many are just trying to escape to Florida. It drives market so high. Renters are getting the worst. Looks like CA regime. Making people homeless. I hope Florida rents start sliding down. This so not ok!

I have a low Fico because I don’t have any credit except for student loans. Therefore my score is low because I don’t have any revolving credit. However Divvy pre approved me based on my income and ability to pay plus available funds in the bank.
Hey Debrashaun, no they don't work hand in hand with the process for first-timers. But you could use them as a back up option if you are having a difficult time in this market.
So the problem i have with divvy is every home i find rent is 1 thousand dollars and over..by the time you add up the monthly payment.plus the money they put aside for you that's added to your rent payment..you'll be paying close to 2000 dollars a month for a home..i cant find any homes in the 1400 dollar a month range unless its a 2 bedroom..
So... very good points. In my opinion, for me to find someone a nice house through a lease-purchase program, they need to be able to pay upper $2000+ per month. One may be approved for less, but finding a decent home that the program will buy in this market is the challenge. The area also plays a factor. To your point, Divvy does add a forced savings so the rent will be higher. It's not for everyone but is a viable lease purchase option.

This video was awesome but made me sad. I really want to move to Georgia but it seems like I won't be even able to get a rent to own. I pay less than 900.00 for a two bedroom 1and a half bath townhome in Michigan. I feel like my dream of moving to Georgia is never gonna come true. How do you potentially go about speaking with someone over the phone? I was denied cause they couldn't verify 6 months of employment history. I've been working consistently for the past 7 or 8 years with no gap. I have two bank accounts that I have 1 job direct deposit into and my 2nd job deposits into the other one. I was pre-approved then denied I guess for that reason. Would like some contact info to talk to a person.

Thanks so much for watch & glad you found it informative. Yes but Divvy doesn't buy homes that need a lot of work and generally, that is what a 203k loan is for. I guess if you wanted to do some renovations when it came to buy that would be a reason to get that type of loan.
@@tamarahackworth5568 The biggest difference to me is that the renter gets the key right away and any repairs being done, are done while they are in the house. That is different from HPA's process as you know. @dawnswann45 can share more.
I don’t know who worked on my policy, they did the figures wrong, I have the credentials but something ain’t right, whoever did my paperwork didn’t take time to look at the dates and amounts on my paycheck, I hated I gave all my information!!! Smh
They ask minimum $2000 in bank for approval but I encourage clients to have a minimum of $5000. They require down payment the day after you've found a home & it's under contract. You'd also need to account for prorated rent and next full month of rent.

Thanks for watching Donique! Yes, you can use any lender you like to get approved for a mortgage. If you opt in for Divvy to monitor your credit, they will inform you when you’re ready to get approval.
If credit score is that high, you can also opt in for an initial 1% down payment vs. 2%. Overall monthly rent would be slightly higher BC of less money being put down on the front end though. Would also highly recommend looking into traditional financing, with rates as low as they are... Feel free to reach out if you have additional questions.
Credit Unions are known for lower interest rates but like banks they can be stricter to qualify with. Ex: Requires a higher credit score or has a higher DTI than a mortgage lender. If you're going to check with a credit union, also check with a mortgage lender and compare.
So to be clear, it’s best to buy back the home within 18months? 2nd how much does the cost of the home go up yearly? Also you mentioned something that I was concerned about, I noticed with other family members Thats gone through the process years back, with the other lease to own companies, I know a few of them but I’m embarrassed to say that they end up taking advantage of people. The amount that they end up charging for the home is insane when it’s time to purchase. Which goes back to my questions in the beginning.

I have been studying Debbie for the last 2 years and I would like to purchase a home through Debbie because our landlord just sold the house the rent has been $1,100 for 6 years the new owners bought it four months later and immediately raised the rent the third day they owned it to 1200
But that’s only $100 more it’ll cost you more to move. If it continues to increase each year that would be a problem but it sounds like it’s cheaper to stay where you are
Okay. I didn't hear the amount that you have to have in your bank account at 10:35. How much do you have to already have in your bank account for them to approve your application?
$2000 for full approval but I always encourage clients to have all funds needed which is $5-10K depending on purchase price - only because you'll have to pay down payment the day after you get a home under contract. Hope this helps

This is a huge investment. No bank wants to finance anyone who doesn’t pay their bills. Start taking care of your collections asap and don’t add more.

I feel if you have the down payment saved, you should not have to pay extra every month especially when rent is higher than the actual mortgage.

You'll need 2%+ of the purchase price. Area will depend on your final monthly budget. Some areas have higher rent rates than others.

Thanks so much for watch & glad you found it informative. Yes but Divvy doesn't buy homes that need a lot of work and generally, that is what a 203k loan is for. I guess if you wanted to do some renovations when it came to buy that would be a reason to get that type of loan.

They ask minimum $2000 in bank for approval but I encourage clients to have a minimum of $5000. They require down payment the day after you've found a home & it's under contract. You'd also need to account for prorated rent and next full month of rent.

If credit score is that high, you can also opt in for an initial 1% down payment vs. 2%. Overall monthly rent would be slightly higher BC of less money being put down on the front end though. Credit Unions are known for lower interest rates but like banks they can be stricter to qualify with. Ex: Requires a higher credit score or has a higher DTI than a mortgage lender. If you're going to check with a credit union, also check with a mortgage lender and compare.

Also you mentioned something that I was concerned about, I noticed with other family members Thats gone through the process years back, with the other lease to own companies, I know a few of them but I’m embarrassed to say that they end up taking advantage of people. The amount that they end up charging for the home is insane when it’s time to purchase. Which goes back to my questions in the beginning.

I have been studying Debbie for the last 2 years and I would like to purchase a home through Debbie because our landlord just sold the house the rent has been $1,100 for 6 years the new owners bought it four months later and immediately raised the rent the third day they owned it to 1200
But that’s only $100 more it’ll cost you more to move. If it continues to increase each year that would be a problem but it sounds like it’s cheaper to stay where you are

Okay. I didn't hear the amount that you have to have in your bank account at 10:35. How much do you have to already have in your bank account for them to approve your application?
$2000 for full approval but I always encourage clients to have all funds needed which is $5-10K depending on purchase price - only because you'll have to pay down payment the day after you get a home under contract. Hope this helps
