    Thanks Mark. The question I have is that there is no margin of safety for any of the above. These are excellent Reits and not sure if the market breaks the P/FFO may come down which provides a value opportunity to buy below 15. I will put these on my watchlist

      You can check out Canadian REITs. A lot of them have payouts under 60% for AFFO.

    I added a REIT to my IRA for the diversification plus monthly income. But not these. I chose $O Realty Income. I believe it's the best of the best. Dividend aristocrat, great growing yield & stable. Yes, it's a bit more expensive, but I'm ok paying more for quality & piece of mind. Thoughts/comments?

      Realty Income is the gold standard and almost always trades at a premium to its peers. Anytime that dividend yield crosses 5% is usually a buy signal for me

      Fundrise seems like a solid platform. Very hands off type of investing, so you invest in the "experts" but they also take a sizable fee for that expertise. I do not have any money in Fundrise right now, but something I could potentially add in the future.

      Check out VNQ. I believe all 3 of these REITs are included in that Vanguard Real Estate ETF

      If you like Fidelity take a look at FREL. It’s down right now and the dividend is above 4%. It’s undervalued right now.

      O isn’t an ETF. It’s its own company. ETFs hold O as part of the index.
