First time watching your videos, find it pretty interesting, and I want to add some facts about the company I've been following and now I decided to buy. In the last report I saw what I saw before, the company has the problem about ONE tenant which is Prospect Medical Holdings, now this tenant has problems since around 3 years ago, they even had problems to serve their patients, and they did not pay the rents properly lately, that why the stock has been punished, but if you see the rest of the activities they are not bad at all. They have rental contracts of most of tenant for more than 5 years, loans are most of then fixed so rates are not hard affecting them. I see a good opportunity here not saying all is perfect but is not that bad imo, is truth debt is kind of high, but the make enough money to cover it and dividends might get lower in incoming years but not cut at all. So I just bought 25% of my portfolio. If you want to make money sometimes we have to take risks but really well mesure risk like this I think is worth to take it. Like Buffet says if you find something you like and thing is going to perform right, just buy hard. Thanks for the video.

I added it to my watchlist, it is at 8.79, 80 % is owned by insiders. if i see an insider buy I may see that as a good sign. interesting discussion. We may see some volatility because there is a lot of fear in the markets right now. a big bank in California and another bank just went under and the fear pulled MPW 8.25% on Friday the 10 of March 23

Here's a boost to FGs generally and to MPW. I like to look to find companies that outperform the S&P over what I consider to be a normal holding period - 3 years. One of the great things about FG is that you can set the period to 3, and move the slider over consecutive 3 year periods. Such that you can quickly get a visual between years 2017, 2018, 2019 (for instance) and compare it to the S&P 500. I use a great many tools and I can tell you this is rare. If you buy and hold MPW for three year periods you would have done historically very well, over nearly every single 3 year period.

In updated FG article there is a debt maturity schedule which is wrong. (i believe provided by MPW itself) For 2023 there is 480M total, yet in 10-K it ammounts to 1,2B , even if we consider only unsecured notes its 480M vs 722M.

I am studying this stock for a fews months and I also have watched your previous videos of it as well as other analysts… I think it is a good investment already when the value was of 12 to 13 dollars…my only doubt is how low it’ll sink to try to buy on its lowest or close before my reserve ends 😅 (I know nobody know the answer😂)
If you think 10% dividend was ok for you, buy time to time little portions. Worth keeping in the long run anyway. If the position grows too large with the purchases, the most expensive shares must be sold at a profit in the event of a gain.
Stumbled upon this reit after it crashed (that is, the share price). Bought it at 7.45 for the first time. Very (and I mean Very) comfortable holding it from here on. I am bullish on hospital reits in general because of the age demographics situation but am particularly bullish on this reit.

I like this video. Your analysis is somewhat more quantitative than mine but the recommendation is the same. Lots of upside potential and not a lot of downside potential. Great opportunity for capital gains and though I don't think they can sustain the dividend at the same level I don't think they will reduce it to the point where the yield is not attractive.
Unfortunately the share price dropped faster, not sure what happened, there must be something we do not know. Anyway, I really donot know what happened, theoretically health care is relatively safe, as long as tenente pay their rental, the risk is minimum.
What isn't discussed here is the maturing debt risk and probably why MPW price continues to crater, now below 2010 price. The debt coming due in 2023-24 (extremely low interest rate) will see at a minimum, a significant increase in the rate but what could be worse is the debt may not be rolled over if issuers believe the underlying assets are worth less now then before. Liquidity problems could cause asset sales below below original acquisition cost, maybe significantly lower in current environment. That would would shrink revenue and result in lower profits. Picture isn't clear even for long term holders.
This vid is exactly what I needed, with its details n facts. questions: Sometimes in this vid you mention PE of 12, n I'm thinking P/FFO matters more for a REIT, n on screen it does show P/FFO. Is PE used interchangeably with P/FFO, or was that you making a mistake? Have you heard of how some accounting methods have this REIT at 30% higher income than it should? I think that was FWD revenue or earnings, I forget. There's an article on probably Seeking Alpha that explains this. Before, and especially after doing that, please answer: What % of your portfolio would you dedicate for this REIT? When would you buy...now, wait for a drop, or what? Please reply here with answers and or do a vid n mention it to me here. THANKS
There's plenty of margin of safety I think even if that accounting methods were true at the end. That's up to you which amount to invest in MPW, depending on your goals, risk tolerance, personality, needs... But just don't invest as a general rule more than you can afford to lose in anything. I buy when I think it's quite undervalued once per month or so, or just every day it falls quite a lot, like for MPW more than 5 % for example in a single day. Hope it helps.
@@airplayrule I did, and: 1. Everybody is innocent until proven guilty, and meanwhile they sue MPT-if they do it-and the jugdement comes, it could take several months. Meanwhile, you have amazing returns in dividend and price appreciation. 2. All Viceroy shows isn't very good evidence, more like accusations and assumptions with little to no conclusive proof. 3. The guys at Viceroy talk like spoiled brats or even bullies. Just look at their Twitter. Not very reliable or serious. 4. Viceroy is short MPW. They have personal interests in that. 5. Even if what they say would be true, or at least part of it, MPW stock is priced now for bankcruptcy, which I highly really doubt it would happen, and also there's plenty of margin of safety as in tangible book value as well to end up receiving something. In your updated report in section where you calculate MPW cash needs for 2023, you state that dividend for 2023 is only 0.83 per share, where did you get this number, should it not be 1.18 instead?
Our thinking went like this : We wanted a conservative way to estimate how much is MPW able to pay out to the shareholders. If we used FFO, it is $1.50. If we used an estimate of $0.29 per share x 4 = $1.16 If we used AFFO, we faced several problems. One, the calculation is not standard across companies. Two, management only provided the $1.29 AFFO figure after an analyst asked for it, but stopped there and did not provide AFFO estimates to the other range of FFO like $1.65 of the high range. Plus, all these figures add back depreciation. Since we felt the figures did not seem conservative enough, we chose the smallest figure, which is net income, a figure that is derived by using total revenue - expenses . Since we used the "net income figure", we kept the use consistent and made reference to the "$0.83 of net income attributable to common stockholders". rather than confuse that with the use of "$1.16 in dividends payable" or "$1.50 of FFO" or "1.29 of AFFO". To clarify we are simply offering what we felt was a worst-case scenario or at least a bad case scenario.

Although would you maybe think that using the dividends payable at 1.16 would be more realistic ( 0.83 means significant dividend cut right?) and even more conservative (less earnings due to net income use, more expensive equity financing), because it paints a picture in which management has less money available for reducing debt if they wont cut, which will be crucial in 2025-26 with those big maturities. Also depreciation is noncash charge why not add it in this case? Thanks again you are the best.
Hey Chuck, hopefully my comments don't annoy you. I have a significant amount in MPW and believe strongly they are undervalued. I'd love to hear your insights on a few new changes. 1. Dividend is cut to $.08. This is more than maintainable and they will be able to use that extra $.07 on paying down debt or asset plays. what are your thoughts on this temporary dividend change? 2. I originally bought this stock for a value play but also for dividend. I have had to come to terms with this temporarily being a value play only. It is not a fundamental way to view a REIT, but they have gone through so many abnormal scenarios I think the temporary change is justified. Any thoughts are greatly appreciated. I plan to hold half my shares for many years but will sell the other half when shares normalize closer to $8-$10 range. Thanks.
I think MPW will eventually write the ship but it will take time. It is now a turnaround situation no longer meeting the criteria for which I originally purchased. However, I don't believe in throwing the baby out with the bathwater so I will continue to hold for now

Why is there an 18% short interest? Someone out there thinks it is going to zero.
This vid is exactly what I needed, with its details n facts. questions:
Sometimes in this vid you mention PE of 12, n I'm thinking P/FFO matters more for a REIT, n on screen it does show P/FFO. Is PE used interchangeably with P/FFO, or was that you making a mistake?
Have you heard of how some accounting methods have this REIT at 30% higher income than it should? I think that was FWD revenue or earnings, I forget. There's an article on probably Seeking Alpha that explains this.
Before, and especially after doing that, please answer:
What % of your portfolio would you dedicate for this REIT?
When would you buy...now, wait for a drop, or what?

There's plenty of margin of safety I think even if that accounting methods were true at the end.
That's up to you which amount to invest in MPW, depending on your goals, risk tolerance, personality, needs... But just don't invest as a general rule more than you can afford to lose in anything.
I buy when I think it's quite undervalued once per month or so, or just every day it falls quite a lot, like for MPW more than 5 % for example in a single day.

@@airplayrule I did, and:
1. Everybody is innocent until proven guilty, and meanwhile they sue MPT-if they do it-and the jugdement comes, it could take several months. Meanwhile, you have amazing returns in dividend and price appreciation.
2. All Viceroy shows isn't very good evidence, more like accusations and assumptions with little to no conclusive proof.
3. The guys at Viceroy talk like spoiled brats or even bullies. Just look at their Twitter. Not very reliable or serious.
4. Viceroy is short MPW. They have personal interests in that.
5. Even if what they say would be true, or at least part of it, MPW stock is priced now for bankcruptcy, which I highly really doubt it would happen, and also there's plenty of margin of safety as in tangible book value as well to end up receiving something.

In your updated report in section where you calculate MPW cash needs for 2023, you state that dividend for 2023 is only 0.83 per share, where did you get this number, should it not be 1.18 instead?
Our thinking went like this :
We wanted a conservative way to estimate how much is MPW able to pay out to the shareholders.
If we used FFO, it is $1.50.
If we used an estimate of $0.29 per share x 4 = $1.16
If we used AFFO, we faced several problems. One, the calculation is not standard across companies. Two, management only provided the $1.29 AFFO figure after an analyst asked for it, but stopped there and did not provide AFFO estimates to the other range of FFO like $1.65 of the high range.
Plus, all these figures add back depreciation.
Since we felt the figures did not seem conservative enough, we chose the smallest figure, which is net income, a figure that is derived by using total revenue - expenses . Since we used the "net income figure", we kept the use consistent and made reference to the "$0.83 of net income attributable to common stockholders". rather than confuse that with the use of "$1.16 in dividends payable" or "$1.50 of FFO" or "1.29 of AFFO". To clarify we are simply offering what we felt was a worst-case scenario or at least a bad case scenario.
Thank you for the clarification. Although would you maybe think that using the dividends payable at 1.16 would be more realistic ( 0.83 means significant dividend cut right?) and even more conservative (less earnings due to net income use, more expensive equity financing), because it paints a picture in which management has less money available for reducing debt if they wont cut, which will be crucial in 2025-26 with those big maturities.
Also depreciation is noncash charge why not add it in this case?

Hey Chuck, hopefully my comments don't annoy you. I have a significant amount in MPW and believe strongly they are undervalued. I'd love to hear your insights on a few new changes.
1. Dividend is cut to $.08. This is more than maintainable and they will be able to use that extra $.07 on paying down debt or asset plays. what are your thoughts on this temporary dividend change?
2. I originally bought this stock for a value play but also for dividend. I have had to come to terms with this temporarily being a value play only. It is not a fundamental way to view a REIT, but they have gone through so many abnormal scenarios I think the temporary change is justified. Any thoughts are greatly appreciated.
I plan to hold half my shares for many years but will sell the other half when shares normalize closer to $8-$10 range.

I think MPW will eventually write the ship but it will take time. It is now a turnaround situation no longer meeting the criteria for which I originally purchased. However, I don't believe in throwing the baby out with the bathwater so I will continue to hold for now

Very well done Chuck. I didn't hear you mention the dividend payout ratio, which is about .77. Seems a bit hight to me although I am no expert on REITs. Any thoughts?
REIT’s are forced by law to pay that much of their earnings as dividends. And they have margin to keep paying it in my opinion.
