What is the difference to do it in reverse? Pay $300k in cash for the rental, saving on lending costs and getting done quicker, then take the $180k out of the property once it is owned and invest it?
Why not use leverage on real estate in your IRA, ie use a downpayment in the IRA? Then the returns would be the same wouldn't they? Or can you do that in an IRA?
Wouldn't you need to calculate the Unrelated Business Tax - and show the drag that has on your return in the leveraged scenario? I know that there is a difference between 401(k) and IRA in regards to exposure to this tax.

Depreciation is a scam unless you hold until you die or 1031. Unless you have a federal taxable gross greater than $350k (married filing jointly), you will end up losing more in depreciation recapture than you saved on taxes while owning the property. Being able to avoid that in an IRA would add a lot of flexibility to your rental ownership.
Mark, you guys are great! I am your client and at age 71, with fairly large IRA's facing minimum distribution and also considering a large roth conversion began watching your videos. Since then, I have done a bunch of stuff with your group and have a revocable personal trust, a Roth self directed roth LLC (check book) and have been able to move on multiple opportunities with minimum (read $0) capital gains. It was pretty stressful to set up mainly from real estate issues , but runs as smooth as silk on glass, thank you!
Who's name is the loan in when you get a loan in your IRA? Also, I heard you cannot use the property when it is in your IRA? Could you create an LLC in your IRA? I know lots of questions, but this is something we would like to do, but use the property as a combo of an investment and getaway and were told you could not do in an IRA. If you want to be able to use the property yourself and rent as a vaca home or something, you’ll have to do it outside of a retirement account, unfortunately. They’ve talked about this before, most recently on an episode of the Self Directed IRA podcast. Title is something like “Mistakes when Self Directing”
I listened to one of you IRA podcast a couple of weeks ago and I thought I heard you guys mention that it would make more sense to partner our IRA's with another investor rather than using a non recourse loan and having to apply UDFI. Also good job on comparing the numbers. Thanks
You'd probably need around 60% of the house, investment property you need. The thing is that the initial investment (yearly max contributions to the IRA) and how risky you need to be to make real good money. You will need to amass a lot to just buy a property using retirement accounts.

I'm not a fan of property in an IRA because you don't get the full benefits of the tax deductions like depreciation.

You will find it hard to find a 300k property to yield 3k a month in rent in most areas....especially the west.
