      @@Bierhoff20 To clarify, for rent control, in Ontario, if you have a new tenant, you can rent at any price. It is not common to have the same tenant in downtown for more than 3-4 years, so rent can be easily re-adjusted back to market rate when current tenant leaves.

    Condo investment, downtown is No.1 priority. I bought a 2+1 condo near Union Station in April, the lowest exchange rate period. I rented out within 2 months, getting 4% yield.

    As a Canadian living in Hong Kong, why you moved from a low tax region to a high tax country? How do you arrange your tax in the future? Are you willing to pay 25% tax for your stock capital gain?

      Then you should know how ridiculous HK and unsafe it is. Tax in Canada can buy freedom of speech, media, and human rights

    我喺過去4年不斷睇最後只係買左一間自住,喺香港收慣租呢邊條數點計都唔抵,寧願喺香港收租報 foreign income 好過, 一樣有tax credits 可以claim.

    if need to do 80% mortgage, which area is better to invest in toronto? Downtown? Markham? or North York?

      Non res need 30% down. Things changed so u better ask bank first.

    I have been doing real estate in Ontario since 1992. I have not heard: 1) living in a condo - 10 years have to replace windows, as an engineer of I, at least 20s up; 2) all the special assignment would not be such small amount of $1000 to be called, as a norm, few thousand dollars and even more; 3) if Hamilton, the time frame you quoted- from $$300k raised up to $500-$600k then the ROI = 9-10%! You dressed smart but, unfortunately, all your saying is garbage. Craig, prior to inviting your guess, please qualify and yourself whether you guys are of capable 😂😂😂😂

    In Canada, basically public school has more resources than private school and some of the private school teachers have no teacher license not like public school and they earn less salary too. The reason that private school has high rating is because they have a very small size compare to public school , it might be 5 to 6 times less than the public school. The main reason the student success in acdemic is mainly their family background such as their parents's education level and family income (they can afford to hire tutor) but not studied in private school. I have known many public school students have received full scholarship and do extremely well at university. Besides, private school in Canada has very limited resources unlike other Asian countries so they have not much choice to choose for elective courses as public school. In my opinion, public school are all the same not much big difference, some of the public schools has high percentage on ESL so the marks might be lower compare to other public school but not because the school is bad so just find one that with good studying environment then I think it is good enough.
    My friend's daughter did extremely well at her school with over 95+ average but she has done zero community service so at the end she could not get in to the first class university but second tier.

    He didn't mention about the sharp rise of the house insurance for condo so please be careful cos some of the condo's insurance has been increased 3 times

      Some condo buildings which were poorly built and affected by high winds and flooding would see their insurance premium increase, sometimes significantly. This building insurance premium is reflected in the maintenance fees used to calculate the net ROI. The status certificate (a condition to firming up an offer) would be reviewed to see if any special assessment (ie. one time charge $) is upcoming and if there are any issues with the condo.
      I did hear of landlord condo insurance increasing, but I haven't seen that increase to be significant. Typically, condo insurance for landlords is about 350-500/year (at least the quotes that I've got). Not significant overall, but if that premium increases 2-3 folds, overall prices for that building (or area) would reflect that change.

    REITS are alternatives for investing in properties. The returns easily reach 5%, with less hassle on tenants.

      To invest REITs, make sure yourself that the fund managers and developers are trust worthy. Be ware of thoae fund managers to assist middle east, CCP, Indina and Russian develooers.

      If you want to check which areas have good schools, you can check www.compareschoolrankings.org/. They have a nice interactive map now. Note that school rankings fluctuate depending on the performance of the students. However, typically, the fluctuation is not a lot. Year after year, you will notice the top 10-15 schools are the same, just different order.

      Every year, many new condos start and many new condos are finished. Last year, during normal times, the absorption rate was high and vacancy level was very low. With the new immigration targets (www.cicnews.com/2020/10/canada-to-release-2021-2023-immigration-levels-plan-1016133.html), my guess is that the demand will once again outpace supply.
