    I own a property that is around 4 to 5 miles from grocery stores and around 2.5 miles from public transportation. I know that's quite a way to walk or bike. Just wanted feedback since this is what I own and I'm considering this.

      @@ArdyReed That can still work in certain circumstances. It’s more about the needs of the area. There are also ways to market yourself as more of a high end sober living home with more privacy, access to nature, etc.

    Andrew thank you so much for all your insight! In tbe process of opening my first home,id be lying if i said i wasnt emotionally overwhelmed. Ive had to start focusing on just one thing at a time,still though ,overwhelmed.

    I live in kentucky and im also a landlord 2 of my tenants run sober living facilities. I would like to start do i have to be licensed to get grants and funding

      Very little. I bought the house working with a private lender who funded 100% of the purchase and the renovations. My first 3 were this way.     Hi, what is IOP? We are partnering wjth treatment centers. How do we partner wkth government agencies? And if we do, are tbey inspecting the home often and do we need additional licensing? Thanks

    Hi ,can you please tell me what type of insurance I need for a sober home. My homeowners insurance will not cover the home because it's used for sober living. I know I can get liability insurance for a small business, but what coverage do I get to cover the home in case of a storm or fire or break in? TIA!!

      @@danielletadros1891 Standard landlord policy would still cover things that aren’t your fault, like break-ins, etc. I had a standard policy on one of my sober living homes cover a drink driver hitting the house. Driver had no affiliation with our house. Total fluke and he lost control while turning. Insurance issued a check no problem. Sober living insurance exists that cover the biz and the home, but it’s pricey. Cost depends on square footage and your state.

    How often do you have problems with them not paying? High turn over rate?

      Very low turnover because we screen people well. That also means low rate of not collecting. Most of our income is from local government programs using grant funds to pay for the housing.
