    Paint it, replace the roof if leaking, do basic landscaping. Cleanup up all your junk inside. That’s all. 👍🏻

    She's so right. When we sold our home, our real estate agent was like upgrade, upgrade, upgrade. We didn't have the time or money to do all that upgrading so instead we offered a credit (if and only if) the buyer made a big deal about it. Yes, it took us a little longer to sell the house; but our location was great. Eventually someone saw the light. We lowered the price slightly instead of all the upgrades; it made it easier for the buyer to pick what they wanted for the kitchen and flooring after they moved in.

      I have experienced the opposite problem. Do nothing, leave it ugly, under code, damaged, (it was like this when I acquired it), outdated. Then they dictated I had to keep my price as low as the other outdated ugly units not selling and seemed to think this would generate them a quick buck!!! I didn't fall for it and none of those other units with no effort sold. Now I met an agent about a year later, who I think might be a happy medium and possibly the right fit and answer. A good compromise. We are visual creatures, you have to stand out and lure people, draw and attract buyer's. Beauty does that and that's what holds people wanting it. Speaking as a buyer myself, I know the psychology!!! I personally prefer a property that is renovated and upgraded, not crazy or absurdly, not overgrade, but I love a renovated home and will pay extra as opposed to one I'll have to pay astronomical amounts and be troubled to do myself. It isn't easy finding reliable plumbers and contractors to come let alone be affordable. I had kitchen contractor tell me he wouldn't bother coming to my unit if it wasn't at least a 30 grand job for the kitchen alone. For what's considered below 200k condominium, that's definitely crazy and overgrading. There are ways to improve that will make a sale, that are worth it but won't hurt so much financially. I ended up finding a company that teaches at a high school tech carpentry program. They did an exquisite job installing new Luna winter and white barne laminate in my kitchen peninsula and counters that turned out to brighten up and lighten up beautifully transforming a gloomy unit and the colors /styles complimented the pretty sea salt grey walls I have. I found a cheap wall paper guy to complete my peninsula base and backsplash, we are gonna try to paint or hire someone depending on the rate but there are ways to modernize that will guarantee a sale generating without wasting a lot of money that can go towards your next home which lets be honest, is where we want it to go. But we can't accomplish that without making a sale and that all starts with attraction. People must be lured in, and visual appeal is what sparks desire & curiosity.

    This is so true. I look at homes for sale and you can tell the re-did the floors or the kitchen or paint, and the first thing I notice is that and think that would be the first thing I would change, I rather they concentrate on the big items like hvac, roof, foundation, plumbing, electrical, etc rather than cosmetic.

    A useful way to think about this is to categorize potential work to be done as maintenance and as impovements. Long ignored maintenance can be a turn off to a buyer. Repair as your budget allows before contemplating a sale so you get to enjoy the results yourself for awhile and spread the costs out. A hired inspector won't have as long of a descrepancy sheet to show to the potential buyer. Improvements probably rarely pay for themselves because the potential buyer doesn't care. They are buying what they see, not avoiding what was.

    in a new realtor in canada and a client just asked me if he should do the flooring and many other things and my instinct was no because you could waste money for buyers who wouldnt like the new material and you just put words on what i was feeling. Thanks !

    I totally agree. We're painting inside and out and focusing on repairs and replacing broken items like leaking faucets. Also sprucing up the landscape and changing out light fixtures/bulbs, but those are inexpensive things that can make a big impact.

    Someone watched this video when I bought my current house. The kitchen and bathroom are desperate for a reform, but the seller wisely skipped them and left them to me. As I intend to live here for a long time I don’t mind, but i would certainly have loved if any of those two were modernised.

    In my (strict) Florida neighborhood, the HOA stipulates that EVERY house must have the same exact shingle (Owens-Corning Duration) and the same color (Desert Rose). After Hurricane Ian there was a shortage of O-C shingles and people had blue tarps for a year or more.

      In Florida roofs need to have 5 years of life left. Depending on materials, some last longer and some don't. If you are going to live in your home for a while, and if you can obtain a good price on a roof, it may be worth replacing. Thanks for watching

    Love your videos! What you said about a smelly home really resonated in my olfactory memory! When we were home shopping a few years back we checked out a house that absolutely stunk! Our realtor shared why....the homeowner painted the inside of the house and was smoking cigarettes while doing it. It was horrible and we didn't stay long inside.

    Mom’s cabinets are custom made and dark oak. Today it would cost 35,000 to replace them. We are putting in a new countertop and the appliances are old so we will buy new. We will paint the interior. We will replace exterior doors. We will do minor electrical upgrades. We will put a new Central AC in as the old one is 35 years old! The furnace is new. Water heater will be replaced. Finally minor fixes here and there. And exterior Shudders will be painted. And finally we have a buyer who loves what we are doing and will pay us well. The home is out in the country!

    Too many sellers leave pictures, junk, refrigerator magnets, etc. Sellers need to declutter by throwing stuff out or renting a storage facility and get all but the bare necessities out.

    There should be a disclaimer that this advice is regional and for marketing blue collar inexpensive homes. When you're in the 1.5 to 2 mil area, buyers with that kind of money want "turn key", just move in and upack. No fixing. I'm in Toronto Canada, and the houses that need work sit on the market a lot longer than the turn key houses. A $200,000 reno can bring $400,000 higher selling price, up to 100% ROI on the renos

      I am sure this method differs for other areas of the country and Canada. Here, in South Florida, this is done a lot. Many buyers don't mind upgrading, so it is to their taste. Of course, there are buyers who want it all done no matter the price range. This approach is really when there is too much to do, and a stop and start of what to fix becomes a blurred line.     My house has an older oil furnace and if I decide to sell , would it be smart to install a new gas furnace and AC before selling it?

    She's right with the exception of old roofs. Most homeowners with old shingle roofs pray for damage due to weather so their insurance will replace. If a buyer agrees to you're asking price and signs a contract they will then have the home inspected. If the inspector notes your roof shingles are bad the buyer may want a remedy. You have 3 choices. Give a credit, replace or refuse and take down that pending sale sign. Buyers deserve a respectable roof over their heads and are unlikely to put themselves in a future position to shell out another 30K + over the asking price.

      Gary you are so right. I did this video before the new law in Florida regarding roofs 15 years or older needing to prove they have 5 more years of life left. The buyer will have difficulty getting insurance if an owner does not replace the roof. Our insurance costs are so high in Florida because all those homeowners thought they should get a free roof by having their insurance pay for it. The other thing to note is if you wait for a storm to replace a roof, you may sustain so much more damage to your home by not having a solid roof. Thank you for watching and for your comment.

      Mold absolutely needs to be remediated by a licensed contractor specializing in this type of removal. It will be important to have the certified inspection and certificate the work is complete to show a potential buyer it has been done correctly. This is something you will need to disclose.     my bathroom is in bad shape, two taps are leaking and the electrical is not functioning. should I remodel?

      If your bathroom is in need of repairs and sounds like a possible remodel, it would most likely be worth the investment. However, if you are going to do it, do a nice remodel. If you don't remodel, you will need to reduce the price of your home for a buyer to do that improvement. Another question, how is the rest of the home? If the bathroom is the only area needing remodeling then it would be worth doing. If the rest of the house is in need of repairs too, then you may consider not doing a remodel and price your home accordingly. Thanks for watching my channel.

    I painted all the walls and they look great, but what about the disgusting shaggy brown carpet from the 70s. I took a carpet cleaner too it and it looks better than it did, but still very bad? Should it be changed for a new carpet?

      I would remove the old carpet and either sell it without the flooring or add builder grade carpet which makes it look nice but easy for a buyer to take out and put in the flooring they want. The old carpet with deter from the new paint. Thanks for watching

      If the flooring is really bad replace with something neutral. Otherwise leave it because people will want to pick out their own, as long as there isn't other expensive items they will have to fix as well. I won't look at a house that need the new $30k HVAC.

    While I agree that one doesn’t have to remodel a kitchen or bathroom and spend $50000 it would be nice if the home didn’t look like 1980 in 2022. Owners should update their home as they live and enjoy the updates so they can get a nice $$$$ for their home when they are ready to sell. As a buyer, I can live with a kitchen color that I may not like vs having cheat ass dysfunctional cabinets from the 80’s. I agree with a nice neutral color paint inside and out, declutter and clean clean and clean.

      Thank you for your comments. Sometimes Sellers don't have the money to do a remodel. It would be ideal to update and enjoy it while living there but sometimes that's not an option. I know being a buyer in this market is really tough. Thanks for watching my channel.

      My parents' bathrooms looked like 1968 in 2010, sort of....vanities and flooring were replaced (cheap stuff). I replaced some hideous light fixtures, and made sure the rooms were as clean as possible and sold as is. I wasn't going to spend big money and have the buyer rip everything out anyway. We sold the house as needing updates. Some would be expensive like kitchen cabinets. The realtor wanted us to refinish the hardwood floors (11k, partial fix). I spent 3k for wall to wall carpet). So instead of asking 300k, we listed at 246k and sold in two days.

      That's totally unrealistic. Buyers want too much. You're lucky if sellers have just done basic maintenance. What have YOU done to bring your house up to date?

    I don't know if I buy this.... when you are looking at home and see an old outdated house for 600k and then see a another house same square footage updated selling for 100-150k more..... spend the money first and get what you want out of your home...... ////

      This video was done a while back. Its always good to price out what the repairs/replacements will cost versus pricing it as it is and let the buyer make the choices. There is a trend that buyer don't want to do all the repairs right now with the cost of goods and interest rates high. Thanks for watching.

      Funny you say this. I'm working with a family who smoked in their home, we have washed walls, painted everything, replaced flooring and it still smelled. We then placed a commercial OZone machine in the home and the smell still remained. We are now doing further remediation. I agree that an OZone machine can do wonders but cigarette, cigar or fire smoke is a whole other animal. Thank you for watching

    Right on. There should be a section for single males who do not want a second marriage, 6ft. fenced and single females need a pass to get in unless they are related. IT IS THAT BAD WITH SOME (MOST) OF THESE OLDER WOMEN. Thank goodness the internet has taken some pressure off.

    How reliable would you consider Zillow for it's real estate estimations? It appears to me that it does seem pretty accurate.

      It all depends. Sometimes it is accurate however, there is a lot more that goes into estimates for a property than just Zillow's zestimate.

      @@TreasureCoastFl Agree, certainly the condition of the house must be taken into consideration......but zillow does give a high to low range. I have been following zillow with houses on the market in my neck of the woods for at least 3 years. The creampuffs usually always get the high end of a zillow estimate I have noticed. Those that need work get low end prices or sometimes even lower.
