    Another thing that I've notice is the number of foreigners that are relocating to Portugal with the idea of starting a business in their property. The usual plans are for AirBnBs, renting out yurts in their back garden, camping sites, yoga retreats, etc.
    All types of businesses need approval and using your home and garden for commercial use is not usually allowed. AirBnBs need a license issued by the local Camara and the property will be inspected before such license is issued. Yurts come under camping and camping licenses are extremaly difficult to get.
    Do your research before you invest.

    Many foreigners are doing major rebuilding & renovations without getting any licenses or building permits and I think Ana should explain what happens when they go that way: they won't be able to get an Habitation License when they finish.
    Without an Habitation License they won't be able to sell, rent or get an AL license for their property. They may even have to demolish what they did and pay a heavy fine.
    Not worth the risk.
    I've heard of a guy who built a garage that was not in the approved project and got a fine of 10,000 Euros. And someone who added a swimming pool to the garden and had to demolish it and pay a heavy fine.
    Be smart, be aware... and listen to the experts.

    Real estate speculation by foreigners and short rental business is making impossible for locals to buy or rent a house.

    Eu countries are fee prisons, requiring expensive and tedious permits, with time limits for completion even if Pedro doesn't show up on time, then there are all sorts of rules and compliance issues in regards what you are allowed to do on "your" property that nobody but those who find out the hard way will discover. Only simps need apply.
