Ecuador Long Term Rentals for Expats: Beachfront Living in Olón Ecuador (2020)

  • Amelia and JP VLOG 213: We've been living in Ecuador for almost 3 years, and we still get asked if our home has indoor plumbing, running water or dirt floors. We're happy to report that the myth is not reality. While some of the more rustic, locals oriented homes do still have dirt floors, the vast majority of Ecuadorians and expats live in places that would fit anywhere in the US or the developed world.
The condos that we featured in this video all had granite counters, stainless steel appliances, air conditioners, high speed internet and they're only steps from the beach. These are all mid-range rentals in Olón, Ecuador.
You can find cheaper rentals that are further away from the beach and lack some of the luxury items for under $400/month. And you can also find really high end rentals for more than $2,000/month that are large luxury houses right on the beach.

Amelia And JP .. I give you this information, so that you take it into account in case of questions.. The basic salary is $ 400 is the minimum that a person must earn in the private company, which is generally earned by masons, domestic workers with affiliation to social security by "law", there are also cases of people with higher education and professionals who earn as base that salary but we all have compensation such as the thirteenth, which is paid until March 15 and is a bonus of $ 400 and the fourteenth which is all earned in the year. For example, a commercial advisor earns $ 400 as a base, this is called mobilization, but they also pay commissions of 4% to 10%, others that can end up earning in a month from $ 1,000 - $ 2,000 - $ 3,000 etc without having a ceiling limit, and also "profits" that are the profits of the whole year of a company, distributed among its workers.
Ah! but supervisors, company managers etc. The minimum is $ 6,000 a month, worse journalists here earning from $ 7,000 as a base.
Now, in the public service much more is earned, the base salary is $ 700 but generally the professionals exceed $ 1,200 as a base, doctors from $ 2,500 onwards the same teachers from $ 1,200 depending on the institutions, companies that previously gave good profits were the telephone companies where their employees earned from $ 700 to $ 3,000 but according to the family burden they gave you $ 5,000 per child, that is, if you have 2 more children, your spouse was a profit of $ 20,000 profit + salary, in short, the problem is for those who They do not have a stable job, many times they earn more doing trade, they can get to make their $ 1,000 and more, as well as living alone with just $ 400.
There are many people here who earn a lot of money, but there are also people without education who cannot access a salary greater than $ 400 unless they become a merchant, or become a business executive, where through their sales they earn a lot of money, That is, there are well-paid people here, but there are also many poorly paid, and those are those who migrate to work and make money, and then have a better future, then return to the country with money saved to live their retirement with ease.
And apart from that many get into politics, and in the blink of an eye they are already billionaires for corruption, which is what is most abundant in the countries of South America.
In my country, the "populism" managed by the previous government did a lot of damage and taught the new generations to hate those who have the most "(pelucones)" that is how they call the wealthy, businessmen and bankers in our country, blaming them for being exploited because of "savage capitalism", and where they assure that they are the biggest tax evaders, that they take the money to tax havens, damaging the country.
Do not feel bad if someone suddenly makes some crazy message, like some I have read, indicating that foreign expats make the properties and services of the place where they live more expensive. A Greetings from Guayaquil!

We've heard that about SC. We were paying $1800 for a 1bed/1bath 800 sqft apartment in Denver, so these seem like good deals to us. I guess it's all perspective. You can find much cheaper places away from the beach with fewer amenities.

Really? You mean the same type and style Beach Front in Myrtle Beach or Wilmington. I doubt it. I own a house in Fayetteville, NC that is for rent for $800/mo. But if I had a condo in the beach front of Wilmington the price should around $1200 to $1500/mo..Now obviously you can get an apartment for $350 in Olón, but no beach front and a lot of less luxurious setting.

Yep, it is!! I'm an ecuadorian (born in Guayaquil) who has been living abroad (as US citizen) for the past 33 yrs., and MY ENTIRE childhood and teen years were spent vacationing in Salinas and all that area shown in this video. Back then, Olón, Montañita and all those small beach towns (except for Salinas) along the coast, were practically empty and mostly inhabited only by fishermen and their families. It was absolute gorgeous when the area was not overly developed as it seems to be now. It pains me to see, for instance, what Montañita has become. Back in the days we used to host the Surf championship there with nice groups of people simply gathered on the open beach space and there was just a "station" house on the beach made simply of some "caña" and a bit of wood....and there was practically nothing else around! Aahhh, those were the days of true simplicity and PURE nature around you!! Back then, no one wanted to live or have a summer house in those smaller villages. They were not considered "chic" enough because they lacked some modern life amenities. Salinas was the place to be! But now, no one can even pay me to live in Salinas!! It has lost its original charm (believe me!!).
It is indeed painful to see that the prices for rentals are almost like the ones @ Florida or even NY! Totally RIDICULOUS. (Hey, we are not talking about the French Riviera here!) Average Ecuadorians can't afford such ridiculous high rental prices (let alone buy!). What I see now happening is that the whole area has become a bit too popular and there are people dedicated to catering expats' real estate needs with these very high prices. For Ecuador, the prices should be way much lower. Sad.

People want a lot for hardly anything.. Plus, this are really nice areas and security is important ...Specially when you are not in your own native country. I think the prices are great to be honest, specially coming from the crazy renting prices in The Bay... Thank you for all you guys do in bringing us great Content...it is Greatly appreciated

Not sure what people expect. In Tennessee (not an expensive state at all) you can easily pay $450 a month for a ROOM in someone's basement. I rent 6 months in Mexico and spend other 6 in states. Only $800 or so to be on a beach in vacation weather in a deluxe fully furnished and supplied with kitchenware apartment with a pool etc. and other amenities is a deal... try Florida... the Association fees are $600 month for your condo well off the beach. I'll try Olon for a few weeks when in Mexico next. Counts as me leaving Mexico for my visa. I do like Mexico as once there flights and deluxe bus travel isn't expensive and you can check out lots of places using Airbnb monthly rates.

Well that new apartment on the beach is a far cry higher than some of the prices in Cuenca. I even saw a web site that said you can get apartments in the $300 dollar range. I guess that is a bait and switch deal. I guess I will have to stay with my no house payment in Nashville, TN. It would be nice to see another part of the world though.

There are lower cost options away from the beach with fewer features in the under $400 range but the owners of those places typically don’t use agents to represent them so we don’t have anyone to show them to us. We’ll work on that for a future video 👍

@@aniwee17 it depends on how you define middle class. If the definition is based on average monthly wages across the entire population, then these are not affordable since the avg monthly wage is around $450. But if you define middle class as someone who works a white collar job or owns a small business, then these are affordable for middle class Ecuadorians and many own them as vacation homes and investment properties.

Prices vary a great deal in Ecuador. Olon rates seem to be priced for the tourist trade. We live in Cuenca where friends of ours, living next door, enjoy a large (2300 sq ft) apartment with a huge terrace, 3 parking spaces, right on the Tomebomba river, 3 bedrooms, 4 bathrooms, unfurnished. $450 a month for a 3 year lease.

We are not rich by our countries' standards. The cost of living is much higher in America and as such salaries have to be higher. For an older American on a $1300 hundred dollar social security check which in nothing in America we can live much better in Ecuador, I agree. There is an advantage to Ecuador as a country though. Because of the difference in incomes we can come and live there and pump dollars into the economy there. For those who sell to foreigners it is a blessing for them. The same thing happens to Americans when they tear down a poor neighborhood to build high end apartments and condominiums.

Thanks! I'm not sure that would be a very interesting video. It's hard to get a job here unless you're fluent in Spanish and even then, you'll be competing with native Spanish-speakers who are used to getting paid a lot less than us expats. Typical wages are $5 to $10 per hour unless you have a highly specialized skill set, like a doctor or geologist. We know some expats who teach English to kids, but they make about $10/hour. You can make better income teaching English to kids online in other countries, or from other online jobs.

I currently have a low income here (under 30K CAD) and not much for savings. A situation where cost of living was very cheap, and a job available for me, even if it was at a low rate as you've stated, would be fine if I matched my rent price to it. I can't see that I'd move with a job to sustain me that was anchored in Canada, such as an online job. Never say never, but it would definitely interest me to learn about potential job positions that I could get that would afford me a basic home. I too am admirer of Amelia&JP. But I also notice that this is NOT your normal A&JP Video - Clearly there is Deb and Co. Realtors and these properties are NEW and aimed at a certain foreigner market/client. A&JP say there is a small cut for them if you pick one of these and remember to mention the referral - So we have to bear all that in mind.
People who build these condos are 'investors' - local or otherwise and need to use agents. Dealing with owner is normally out of question as some are suggesting. The investors move to build others, not deal with tenants.
Owners with 1 or 2 houses/units dont mind direct tenant interaction.
We have to wait for a PURE A&JP local pricing rentals.

I sold my house in Brooklyn New York City and moved to Puerto Rico where I bought a farm with a raging river flowing through the Middle of my property. The GENTRIFICATION was exploding in New York City. I was used to seeing mom and pops stores in New York. But with GENTRIFICATION it was like seeing ETHNIC CLEANSING of complete neighborhoods. Even though I had off street parking, it was a mess to find parking in New York City. Cigarettes went up to twenty dollars a pack, parking was equivalent to pay rent for a studio apartment.
I choose to live in Puerto Rico because I was once stationed here in the Navy. Too I have lots of friends who live here that used to live in the United States especially in New York City.
I don't pay any property taxes. Car insurance is extremely cheap. There is the VETERANS HOSPITAL and clinics around the Island.
I was here during the Hurricane season and experienced the earthquakes. But too I was stationed at Subic Bay when the Volcano erupted and destroyed the base. So I made plans for every possible type of a disaster and moved to Puerto Rico. I am completely off the grid. I am into rain water HARVESTING and purification and storage.
The key to leaving the United States is to know what type of environment you are relocating to. You need the ability to plan ahead. Food storage is essential. Fuel storage for your vehicles should be MANDATORY. Since I use solar energy, wind turbines and hydro turbines I don't need a generator. BUT I do keep a supply of spare parts for my off grid systems. You will need lots of medical supplies and Equipment. Knowledge of Advance First Aid or even being a paramedic will come in handy for you and your family.
Right now we are under a curfew system and we must practice PHYSICAL DISTANCING. Not a problem. I served on Ballistic Missile Submarines and didn't have the luxury of having windows to look out of.
Even though Puerto Rico is a part of the United States we do have some different laws. So regardless of where you relocate to KNOWLEDGE OF THE LOCAL LAWS AND CUSTOMS AND CULTURE AND HISTORY ALONG WITH THE HERITAGE should be MANDATORY.
I have traveled the entire world. I have learned that one thing that other countries hate is for an American to flaunt their so called privilege.
When you leave the United States, you have absolutely no CONSTITUTIONAL RIGHTS or PROTECTIONS. I have known incidents where American CITIZENS have just simply disappeared while in the hands of local law enforcement Agencies in foreign countries.
For example look at that idiot who went to North Korea and got arrested for stealing a banner. He came back to the United States as a vegetable and died.
It takes lots of planning to leave the United States and live in another country.
My personal advice for those who are thinking about leaving the United States, DON'T BE RECKLESS AND IRRESPONSIBLE. It's not going to work in a FOREIGN COUNTRY.

When you talk about constitutional rights, I guess we have to see from whose perspective you are looking at the situation. I think a lot of minorities may feel a lot safer in other countries than U.S, especially if they want their children to cross the road without being charged with jaywalking (as you may have seen in the video of the two black teenagers that were attacked by the police while trying to cross a deserted road and charged with jaywalking). Something that looks good to one person may not look good to another.

ummm....you said in a previous video minimum wage in Ecuador is $350 per month. The prices the realtor are charging you is because you are expats. Foreigners in Ecuador tend to get ripped off. No offence but I would assume you might have a strong foreigner accent in Spanish therefore, you cannot pretend to be Ecuadorian. Those rental prices are good for foreigners. Unfortunately they assume foreigners are loaded with money. The prices they just mentioned are almost the same prices as if you are renting here in the States. I find your videos very educational I just learned Uron is not an affordable town to move into and if I ever meet the 2 ladies realtors I know they would give me prices as if I am in the States.
