I normally don't enthusiastically endorse tiny homes but this IS AN EXCEPTION. Very well laid out with every detail thoughtfully executed. It appears spacious without actually occupying much square footage. Kudos to the architects/ designers!
How to say "I'm an Asswipe" without actually saying it? As an architect I believe it was the Point of the design to accentuate the various unique roof lines. Don't quit your day job

Except the roof won't work as drawn. Requiring a double cricket with long shallow valleys pinching to wall flash at 2 story turret. Great for roof damning.
for all the women that do their own laundry, I'd like a laundry room, regular washer and two dryers with a folding table, and I mean a table high enough to fold clothes on it, between the two dryers. A place to hang clothes, as well, I should be a true "mud" room, a place you can come into from outside after working in the yard, and a small bathroom either next to it or all one big room.
No problem - you don`t have clothes when you live here! There is no storage for it!
Kinda defeats the whole purpose of a tiny home!!! The mud room would be the whole house! 😂

I would have to say. This is one of the nicest tiny houses I have ever seen.
Great floor plan ! For all the haters out there, the whole purpose of a tiny home is to downsize from your traditional size home to a more practical size for a couple or one person.
The windows are there to bring the outdoors in and to create the illusion the house is larger than it is. Since the house is smaller, you can afford some of the items like extra windows that you would not be able to afford in a larger home.
So before making negative statements about small or tiny home construction, do your homework on the cost. With all due respect 😉
I would move the ladder to the loft. Turn the big windows in the kitchen into French doors and attach a three season porch. And the add a room off the back end of the kitchen for storage and laundry. I love this design overall and it would be perfect for my mom's property in Minnesota.

Yes, I'd definitely make some alterations too. It was by no means "perfect"... Perhaps for someone out there but not for me. By the way, that's not a ladder to a loft but one of those trendy wall-mounted blanket ladders that are so popular these days. My friend has one and I just don't find them attractive, but each to their own.

I would:
- Put a small bench with under storage at the front door, hooks for coats above it.
- The edge of the center counter near the seating would be semi-circular to allow to scoot in one more chair, just in case.
- No tub in the bathroom, a shower, glass door or not, depending how you are finishing the floor.
- Not excited about waking in the middle of the night to pee, having to walk through the kitchen (windows and door), so I’d want an access to the bathroom from the bedroom.
- Would be willing to use a cheaper product on the outside chimney to save money.
- Some sort of door, screen, whatever to cover the washer / dryer.
- And I’d speed up this tour at least 30%.

I guess if any of these are for the US you need a water heater and then you’d need a closet for it or a tankless water heater. Plus electrical box. Most US homes have closets you really can’t purchase wardrobes (to costly) unless you go to IKEA. I would want a dishwasher too. I love all your cool designs.

I love this house! All of the windows, allowing all that natural light in, making the space feel open and spacious. The design is perfect and practical.
I wouldn't have that many windows unless I was in an isolated spot with some secure privacy! But I do like it.

This is gorgrous! I love the layout, I'd just need to tweak it a little bit... I'd need a small second bedroom, and a laundry room/half bath. Our property we'd be building on isn't far from sand dunes and my kids like to hike up them. I don't want them trapsing through the house to clean up.
This home is very spacious and would appeal to minimalist tastes. As there is mostly windows, the house itself is a work of art and the open concept is deceiving how big the space is. I would raise the roof myself either by making the walls higher or changing the roof but that is debatable as it would make the room even more cathedral like. I lived in a house like this and also in a large loft space so I like how the different areas are designated, the bathroom is a good size, the house is much bigger than it looks, and the bedroom is huge. I am not crazy about lofts or ladders to lofts, I think if you were to do that in a plan, maybe a pull down stair would be a better option as the ladder is not really practical or safe as one gets older. I know in many areas they will make you put in a staircase ANYWAY so either it goes outside or in the living space. I would even make the turret taller, if I raised the rooflines a bit that upper room would be big enough for a guest room or a second bedroom. I think the biggest things that bother me about this plan is that it is open concept so few walls for art and that it is so big and one bedroom. Not for me maybem, but it is perfect for someone. My climate is very hot and dry in the summer and very cold and wet in the winter so there is a debate about whether a vaulted ceiling is right - the builders don't put in an air gap so defeats the purpose - and the whole idea of thermal mass is lost on people. They simply have not figured out what it means yet because we are all taught to do things by the book.

It's been commented here that this is a complicated exterior which might incur extra costs to which I would say so what? There is an entire population of people looking to downsize who still want amazing design and this is for them. Tiny houses may have started as a money saving situation but the market is expanding to include people who embrace this for many different reasons. I saw a house last night by AVN that blew my mind and here we are again. Fabulous. The Chevron wood floor is like a Paris apartment yet clearly American. How do you keep doing this? AVN whoever you are you are gifted, keep going! I am a design junkie and you are making me so happy with your beautiful creations! 🏡

Love the kitchen - the island/table combo , not much counters. Would like to see bath access to bedroom & have another bedroom with separate bath, a mudroom space for w/d & pantry items
The exterior pics make it looke like house is much larger ( with 2nd floor style windows ) I'm fan of front porches too.

Love! Only thing I would change is creating a door from the bedroom to the bathroom and building a walkin closet directly behind the bathroom. It's just a grassy nook and not part of the main backyard so it won't be missed.

That’s funny, I totally missed that. I originally thought those were floating glass shelves with an edge of white plastic tubing. Only after reading your comment did I go back and looking at the bird’s eye view of the floor plan, it does appear to go all the way up. Mystery continues…

Above the bedroom, is that an additional room or some storage? It looks like it from the outside and the bedroom has that metal ladder in it, but it doesn't show anything.
I agree. Instead of door and 2 windows in kitchen I would prefer small sliding door. Otherwise perfect.

I love these concepts but have no need of a fireplace, and this plan could extend the front facing wall and give more living space.

While I agree that this plan has loads of exterior corners and intersections, I disagree that this is unnecessary. These are the features that appeal to my aesthetic style; I love the fairy cottage look they give a home. My opinion is this: if you like it, and can afford it (and let’s admit, this square footage should give the average retiree some wiggle room to make it how they like), why not? I am not slamming anyone who prefers a more modern/clean lines look - and I have seen many plans in that genre that I have liked - but the character of these architectural features has a very strong pull for me. I am lucky that I have a hubby with similar tastes (although he looks at it more as interesting places to hang light and decor at Christmas! LOL).
This plan is unnecessarily complicated with 14 exterior corners and multiple intersecting rooflines. With the addition of lots of oversized windows it would be costly to build compared to a simpler design with 4 corners, or 6 at most and limiting the large glazed areas to the room with the best view. I know a few builders so just passing along things I've picked up from them. Cheers!
But it sure looks better than many of the cookie cutter stuff out there. Which is about making money, not caring about looks.
But it's fun to look at and get ideas from.
Those corners are what makes it tolerable.
@@ladym6738 Tolerable? Not sure what you mean. It's an interesting design and I assume that these are just creative renderings and have no blueprints associated...which means all of the many details and possible complexities haven't been worked out by an architect or skilled builder. Still it's fun to see all the different design ideas. Another thing I'll note about this particular plan is that 100 square meters is in no way small for a one bedroom and would easy accommodate another small room (different layout of course) to be used as guest room/office. Also, imho, it is never ideal for the bathroom to open directly into the common living space or near kitchen/dining. A few square feet devoted to the consideration for privacy is worth it. Not criticizing, just pointing out a few things that could be improved upon. I still enjoy seeing all of these and will continue to watch. I believe this is the first time I've ever commented and didn't mean for it to sound negative.

@@kristenb5177 Exactly... but it has some kind of loft over bedroom (not shown) and there's always a pullout couch option. If needed for short stays it could possibly accommodate 1 or 2 adults as well as 1 or 2 children comfortably.
@@petemavus2948 , I agree plus these kinds of homes are for the people that cant afford a big house . We need more homes that are between 500 sq foot - 900 sq foot to be built .

All the big windows bring up the concern of losing heat. Love fireplaces but a small wood stove you can cook on when power goes out would be more practical.
Also those flat glass top stoves are expensive to repair. Got rid of mine when it broke and went back to the simplest stove I could find with element burners.
The contrast of neutral colors and textures of the exterior is very visually appealing. Not your standard small home.

But the disabled and older folks want a bath as well. I'd rather see the back section extended tne ,e gth of the front section of tne house allowing more closet space and laundry utility room. There is nowhere to hang 4 seasons clothing for 2 people. No light in the bedroom. And it would be costly to buy window covering gs for all those windows. I'd be uncomfortable even in the country having to walk naked from the bathroom through the main room to the bedroom, with open glass evrywhere. And for heating in winter they need coverage.

I'm never sure if you are trying to make entertaining videos or actual practical suggestions for home owners/designers/builders. This video is a delight on an entertainment level (nice music, harmonious colors, some very pretty vignettes - the windows on the tower are beautiful). As a "real house" though - not so much - but I truly believe all the problems are fixable with very llittle change to your floorplan or your overall style. I am going to give some extensive criticism about practicality and also advise you on possible fixes, that happen to have some great bonuses, imho. I'll start with kitchen problems and fixes and move to roof problems and fixes, and then loft problem and fixes (the fixes for loft relates to the fixes for the roof).
Kitchen: Oven(s) should not abut the fridge, hob/cooktop should be on an outside wall, with a range hood, the dining situation looks uncomforable. FIXES: Put the fridge where the cook top is now. (The sink and the window above it stays in place.) The back wall - total redo! Put a floor to ceiling pantry where the fridge is now. Put in base cabinets and wall cabinets in the rest of the space, except for leaving room for a kitchen range - oven and cooktop (or if you want the sleek/high end luxury look, a separate oven and cooktop built into the counter). Above the range/cooktop, install a rangehood that vents outside, combined with a combo microwsve/convection oven. That is plenty of ovens, lol. Now that you have so much more counter space, eliminate the island and just have a nice big farmhouse style dining table.
Roof:
The current roof design is just asking for leaks. Sloping down to vertical walls is not good, and having a valley leading down to vertical walls of the tower makes it even worse. The slope down to the chimney is another leak zone. FIXES: Where the chimney is (the outer wall of the inglenook/living area) - make that a gable wall! Run the roof ridge of that gable all the way back to the tower, with the roof sloping down on both sides from the ridge. (Keep the gables over the front door and at the back - the new roof planes generated by the new ridge will intersect with existing planes and form valleys.) Then, over the bathroom - eliminate the gable, and make a nearly-flat shed roof. You see how this is not a huge departure from your style? This is mostly just transposing what you did - you put a nearly-flat shed roof over the inglenook and a gable over the bathroom - I am saying put a shed roof over the bath and a gable over the inglenook (but extend the roof ridge of the gable over and above the main roof ridge, all the way to the tower). You may have to work with the shed roof over the bath a bit to make it shed water correctly - you colud lower the ceiling on the bath just a bit, if needed. BONUSES: now you can have a grand cathedral ceiling in the inglenook/living area, with the chimney in the center 😊, and more importantly, you can have better access to the loft (see below).
Loft:
About 6:25 to about 6:32 I see metal things in the corner of the bedroom that I assume are the rungs of a ladder to a loft, and I assume there is an opening in the floor of the loft/ceiling of the bedroom for the ladder. But it looks like if you climbed the ladder you wouldn't have a place to land, judging from the outside shape of the house - like you would be climbing the outside wall of the tower, and you would have to twist and scramble to get to the floor of the loft - so dangerous! The most likely use for the loft is additional sleeping space, but having guests and/or childten going through the main bedroom at all hours is not private. FIX (dependant or the roof fix abive being done): Now that you have a cathedral ceiling in the living area, you have the chimney at one peak of the ceiling. The other peak is on the opposite wall - which is the wall of the bedroom/loft/tower! See where I am going with this? Don't open the loft floor/bedroom ceiling - let the bedroom and loft be separate. Rather, open the loft to the living room, in the wall under the peak of the new cathedral ceiling, and put the ladder rungs to the loft in the living room! Easier, safer, and more private access to the loft! Bonuses:The view from the loft to the living room would be fun. Looking up from the living room to to loft would be fun too.

@@avnstudio93 You're welcome! It really is a beautiful house, just needs some practical remedies to make it 1) weatherproof (roof) and 2) safe (loft) and 3) efficient (kitchen). I put all the work in to explain everything because I think if built as shown, the rain will destroy it but with some changes it can be a home that will last. I really would like to see someone build it in real life, and if they do, I want it to last a long time. Since I was suggesting roof changes, I went ahead with loft and kitchen suggestions 😉 all in the spirit of being helpful.
