Wish you lived close by to fix my a/c...my house only cools after 11pm to like 11am then starts heating up to about 80°/82° inside got it set at 74° I've had several people come out and still 80°/82° they even put me a new coil inside and switched my 3 ton to a 4 ton and didn't help one bit 😥
We had 8 3&4 ton Trane units outside an office I used to work at. After having the AC guy come out a few times and still having issues getting the building cool they called a new guy out. The last guy had never cleaned the coils and they were PACKED with crap. He also found several air handlers leaking into their pans because the condensate drains were almost completely plugged up. It's amazing how little work some guys are willing to do.

Cottonwood is so bad in the area of the facility I maintain I have to clean the condensers at least twice per year. It's nothing to have 1/2 - 3/4 of an inch of that crap on the coils in a few weeks time while it's in bloom. I'd like to cut every one of those dirty freaking trees down. To make matters worse, the units I have to clean are the old Traines with the fuzzy style aluminum fins; they don't take kindly to being brushed or sprayed too aggressively so it's an exercise in patience to clean all eight units.
There are several things that I don't like about these classic Rudes/Rheems and their design. One is the little bit of condenser coil that runs in front of the compressor. I've actually seen it where the compressor overheated when only the side in front of it was dirty. Many a time I've peeled off a large corner of dirt while one was running and was amazed by how much the compressor temp dropped. I also don't like how I have to take the panel off to get to the ports. I would prefer not having to move carefully around electricity just to look at my pressures.

It's amazing how people just run the piss out of appliances, motors..etc..and are totally clueless that they need some ocassional TLC to keep functioning....but in the long run that's job security...cha-ching $$$ that phone ringing is cash calling

Alex Samaniego just spray coil residue solvent there are several brands such as Nu-Cagen and many more alot cheaper and alot less messy

Dryer vent is the cause. I ran into this same issue while doing maintenance at a hotel. Had to move the whole dryer vent away from the AC.
