I have a theory on this. People with money, they could afford to buy either of the 3, but of course they’d go for nice, big, and extravagant. People on the lower end are the ones going for older, cheaper homes. But there’s also the middle people that can afford the middle home but choose to go for the older home because of quality, not necessarily cost. A lot of new middle homes aren’t built with the same quality, style, design as the older homes. So, when middle people do a comparison, they decide to go with cheaper because the quality of new isn’t worth the cost, thus causing older homes to go quicker.
